Whispering Pines Manufactured Home Community Introduce
Whispering Pines Manufactured Home Community is a residential park located at 4658 Whispering Pines Blvd, Kissimmee, FL 34758, USA. For individuals searching for "RV parks near me" or specifically mobile home communities in the Kissimmee area, Whispering Pines presents itself as a potential option. The park can be contacted at (407) 847-2407 or +1 407-847-2407.
Whispering Pines is a planned and gated 55+ community, tucked away in a relaxed, country atmosphere in Kissimmee, Florida. It is designed to be in harmony with its natural wooded surroundings, offering a "quiet, carefree neighborhood" and a "reasonable cost of living." This focus on an age-restricted demographic implies a serene and mature environment. The community is described as having "great community staff" who "care about the community," which suggests a positive and supportive atmosphere for some residents. The presence of beautiful lakes, gardens, and wildlife preserves in the surrounding area enhances the natural appeal of the environment, making it suitable for those who appreciate tranquility and nature. It is also noted to be near beautiful lakes and state parks, as well as a short drive to Florida's exclusive beaches, Disney World, and other Orlando attractions.
In terms of services and features, Whispering Pines Manufactured Home Community offers a range of amenities designed for a comfortable and active 55+ lifestyle. These include a swimming pool, splash pool, and a heated pool with a spa. There is a clubhouse which hosts organized activities and gatherings, a library/card room, billiards room, and a fitness center. For outdoor recreation, residents can enjoy shuffleboard courts, horseshoe pits, pickleball courts, cornhole games, and a gazebo and picnic/barbecue area. Laundry facilities are also available. The community is gated, providing an added layer of security. The park facilitates the sale of manufactured homes, and residents own their homes while leasing the lot. Some homes come with features like carports, private suites, and sheds. While the primary offering is for manufactured homes, it is listed in the "RV parks near me" category, though it is specifically a manufactured home community and typically caters to long-term residents rather than transient RV stays.
However, customer reviews present a starkly contrasting perspective regarding services and financial aspects. One detailed review alleges that the park "does not deserve not even one star" and that management "trick people into buying" without being "up front with the costs of the lot rent." This reviewer claims hidden or unexpected charges, including "pass on tax charge, and Spectrum cable charges," as well as an "extra pass on tax lump sum charges" at the beginning of the year. Specific figures are provided: lot rent increased from $1030 to $1090, taxes from $52.00 to $65.00, and cable from $137.52 to $142.00. A lump sum charge of $158.00 was reportedly added at the beginning of the year, along with a new property insurance charge of $7.92 included with the lot rental. The reviewer states that when all these fees are added up, it becomes more expensive than owning a traditional home, asserting that the park is "ripping peoples off" and advising potential buyers to "buy elsewhere." This review also critically targets the Homeowner Association (HOA) within the park, suggesting they "should hire an attorney and go after the owner" because "it’s a rip off." The management is accused of finding "way to rip you off!" and not being transparent about costs.
This conflicting information regarding management and financial practices is crucial for any objective introduction. While the park officially promotes a "reasonable cost of living" and a "caring" staff, the detailed negative review indicates significant concerns about transparency and fairness in pricing. The promotional aspects, such as the "great community and great community staff," stand in direct contrast to the claims of being "ripping peoples off" and "management in the park suck." The amenities like the pool, clubhouse, and various recreational courts are certainly attractive features for a 55+ community, providing opportunities for an active lifestyle. Its location in Kissimmee, offering proximity to attractions and natural beauty, is also a positive point. However, the severe allegations of hidden fees, rising costs, and a lack of transparency regarding expenses are paramount for any prospective resident to consider.
For individuals searching for "RV parks near me," it's important to reiterate that this is primarily a manufactured home community for long-term residency, not a typical transient RV park. The focus is on selling manufactured homes and leasing lots. Potential residents should be aware that while the community is gated and offers various amenities for a senior lifestyle, the financial transparency and management practices have been severely questioned by at least one resident. It is highly recommended that any interested party thoroughly investigate all fees and charges, obtain all financial agreements in writing, and seek clarification on any "pass-on" costs before committing to a purchase or lease at Whispering Pines Manufactured Home Community. Visiting the park and speaking with current residents, if possible, can also provide invaluable first-hand insight into the actual living experience and financial realities.

Whispering Pines Manufactured Home Community Reviews
Great community and great community staff they care about the community
Oct 28, 2024 · Jomar GonzalezThis place does not deserve not even one star, they trick people into buying, and are not up front with the costs of the lot rent, pass on tax charge, and Spectrum cable charges they also charge you at the beginning of the year with an extra pass on tax lump sum charges. This park is ripping peoples off don’t buy here you are better off buy elsewhere. The home owner association in the park all there do is collect fee and have events there should hire an attorney and go after the owner it’s a rip off. The increase the lot rent from $1030 to $1090 taxes from $52.00 to 65.00 Cable from $137.52 to 142.00 lump sum this year was $158.00 paid out the beginning of the year and they just add a new property insurance on the owners $7.92 included with your lot rental. When you add all up you better owning a home than owning a mobile home a paying so much fee. There are other areas cheaper and better. HOA in the park needed to wake up and take the fee there collecting from the park owners and hire an attorney because it’s a ripoff what’s going on. Management in the park suck all they do is find way to rip you off !
Oct 20, 2024 · Norberto SotoI Love this community, its an awsome place to live , the residents always greet you with a smile, the propertys are always well taken care of . , the management keeps the area nice an clean. its a pet friendly community with several dog parks
Jan 01, 2024 · David PerezY father ñived there recently. The Lot rental fees were outrageously high, the park management especially John were bad. My question is if your paying high lot fees why am I maintaining the lawn. Don't go here
Jul 06, 2023 · Yelitza Enid Acevedo (Maria)The managers and those in charge allow so many people to break the rules. Some of the homes have become a Hoarders Nest, making it difficult for those of us who care about our homes. Steady decline since the past 5 years. You also have the usual people who are in other's business, causing conflicts, but get to remain here. Not the greatest place to live for the monthly lot rent.
