This comprehensive introduction provides an objective overview of Willow Haven Mobile Home Community, situated at 1400 Cleveland Rd, Colona, IL 61241, USA. While primarily serving as a manufactured home community, it is relevant for inquiries within the "RV Parks Near Me" platform category, particularly for individuals seeking long-term residential solutions or extended RV stays within a community setting. This detailed guide will explore the environment, services, features, and promotional information associated with Willow Haven Mobile Home Community, incorporating insights from publicly accessible information and both positive and negative customer reviews. No phone number information was provided for this property.
Willow Haven Mobile Home Community is nestled in Colona, Illinois, a village in Henry County that offers a suburban feel within a predominantly rural landscape. The community's address at 1400 Cleveland Rd suggests a location that balances residential quietude with accessibility to local amenities. Residents of Willow Haven highlight a strong sense of safety and homeliness within the neighborhood. One review explicitly states, "I feel very safe in this neighborhood and it feels like home," and further elaborates, "I absolutely love hearing the train at night and for me it feels like home." This indicates a particular environmental characteristic, potentially the proximity to train tracks, which contributes to a unique auditory ambiance that some residents find comforting. Colona itself, as part of the Quad Cities area, provides access to broader urban amenities in nearby cities like Moline, Rock Island, Davenport (IA), and Bettendorf (IA). This means residents can enjoy a quieter residential setting while still having convenient access to employment opportunities, diverse shopping centers, various dining options, and cultural attractions. The natural environment of Colona consists of typical Midwestern scenery with open spaces and agricultural areas. The overall environment of Willow Haven aims to foster a comfortable and secure living space for its residents, characterized by a sense of belonging and community, even with the distinctive background noise of trains for some.
Willow Haven Mobile Home Community provides services and amenities primarily designed to support long-term manufactured home living. A significant positive aspect of the services, as highlighted in a customer review, is the responsiveness and helpfulness of the management. Ms. Tina, presumably the community manager, is praised for being "quick to respond, and extremely helpful" whenever a resident has questions, needs assistance with adding a family member to a lease, or even when facing emergencies like "waterpipes bursting." This level of attentive and prompt management support is a crucial amenity for residents, fostering a sense of security and well-being. As a manufactured home park, it would typically offer essential utility hookups for manufactured homes, such as water, sewer, and electricity, though specific details on their inclusion in lot rent are not provided in the positive review. However, the reviews also highlight significant concerns regarding services. One review states that "Rent keeps increasing with no improvements being made to the park," implying a lack of reinvestment in the community's infrastructure despite rising costs. This suggests that while basic utilities are likely provided, broader park maintenance or upgrades may not be keeping pace with resident expectations. Furthermore, new restrictions are being "sent by email," indicating a formal communication channel for rule changes. These new rules, prohibiting "swing sets or basketball hoops" for kids and disallowing "recreational vehicles (boats and RVs) at your home where you pay rent and property taxes," represent significant changes to the allowed use of property and community amenities. These restrictions directly impact the services and freedoms offered to residents, particularly families and those with RVs. The lack of phone number information also means direct contact for service inquiries is not readily available through the provided text, implying reliance on other communication methods like email, as mentioned in one review.
Willow Haven Mobile Home Community possesses several key features that shape the resident experience, presenting a mixed picture of comfort and evolving regulations. A prominent positive feature is the strong sense of safety and community. Residents "feel very safe in this neighborhood and it feels like home," indicating a secure and welcoming atmosphere. The attentiveness of the management, particularly Ms. Tina, who is consistently "quick to respond, and extremely helpful," is another highly valued feature, contributing significantly to resident satisfaction and problem resolution. As a manufactured home community, it offers the fundamental feature of providing affordable housing options through home ownership on leased land, making it an accessible choice for many. However, the reviews also highlight significant features that represent challenges or changes for residents. The increasing lot rent with "no improvements being made to the park" suggests a potential feature of declining infrastructure or a lack of investment in common areas. This can impact the overall aesthetic and functionality of the community over time. A critical feature is the implementation of "new restrictions being sent by email," which are described as making it "harder for families to want to live here." Specifically, the prohibition of "swing sets or basketball hoops" directly impacts families with children, limiting outdoor play. Furthermore, the restriction on keeping "recreational vehicles (boats and RVs) at your home where you pay rent and property taxes" is a significant feature that directly affects RV owners or those with boats, essentially limiting the use of their paid-for property for these items. This particular restriction is highly relevant for potential residents searching within the "RV Parks Near Me" category, as it directly impacts the ability to store such vehicles on one's lot. The increasing number of "vacant properties than occupied ones" might also be a feature, potentially indicating a trend of residents moving out, which could impact the overall community feel over time. These evolving rules represent a notable shift in the community's policies and are a significant feature to consider.
For individuals and families exploring options under the "RV Parks Near Me" category for long-term stays, or those specifically seeking manufactured home ownership in the Colona, Illinois area, Willow Haven Mobile Home Community presents a complex but potentially suitable option. Promotional efforts would likely highlight the positive aspects mentioned by residents, such as the strong sense of safety, the feeling of "home," and the highly responsive and helpful management team, particularly Ms. Tina. The affordability of lot rent, even with increases, would be promoted as a key benefit, although this is contrasted by resident feedback. The unique ambiance, including the comforting sound of trains, might be emphasized for those who find it appealing. However, given the significant concerns raised in customer reviews, it is paramount for any interested party to conduct thorough due diligence. Prospective residents should inquire directly about the current lot rent, the frequency and typical percentage of increases, and what services are explicitly included. It is crucial to ask detailed questions about any planned or ongoing park improvements, especially concerning infrastructure, to understand how management is addressing concerns about a lack of improvements despite rising costs. Most importantly, potential residents, especially families and RV owners, must explicitly ask about the current restrictions on amenities like "swing sets or basketball hoops" and the storage of "recreational vehicles (boats and RVs) at your home." Understanding these new rules and their impact on daily life is vital for an informed decision. While Willow Haven offers a safe and personally managed environment for some, the recent policy changes regarding family activities and vehicle storage, coupled with concerns about park improvements, necessitate a comprehensive investigation from any prospective resident. Visiting the park in person to observe the current conditions and speaking with management directly about all concerns is highly recommended before considering Willow Haven Mobile Home Community as a long-term residence.

Willow Haven Mobile Home Community Reviews
I feel very safe in this neighborhood and it feels like home. I absolutely love hearing the train at night and for me it feels like home. Every time I have reached out with any question I might have, or adding my daughter to the lease and waterpipes bursting, Ms. Tina has responded back, has been quick to respond, and extremely helpful. The only really hard thing is that the lot rent going up is very hard but unfortunately everything is going up in price. I feel very fortunate to live in Willowhaven.
Dec 22, 2024 · CourtneyRent keeps increasing with no improvements being made to the park. More and more neighbors moving out leaving more vacant properties than occupied ones. Then new restrictions being sent by email makes it harder for families to want to live here. Told the kids can't have swing sets or basketball hoops. As well as being told you can't keep your recreational vehicles (boats and RVs) at your home where you pay rent and property taxes.
Jun 25, 2024 · Mike AndersonDo not buy a trailer here. The neighborhood may be quiet but the management is awful, they will not help you with anything if you own your trailer but will constantly threaten you with eviction for any minor inconvenience including but not limited to being literally only 2 days late on rent, not moving your trashcan up soon enough, having construction waste, your grass not being cut literally only a week after, having rose bushes that are "too high". Along with that when you move out they absolutely will not give you any extra time and will charge you for a "cleaning fee" on a trailer they're demolishing anyways. Oh and all the trailers are decrepit and unliveable.

Sep 07, 2024 · Toni lynn CheverezI have a niece that bought a fix-it-upper in Willow Haven Mobile Home Parkfor $5k. I think she paid too much. It's not a nice house and the floor in the bathroom is spongy soft and I do not think it's safe . However this trailer park is very safe. It's quiet and remote.
