Mt Joy Mobile Home Park Introduce
Mt Joy Mobile Home Park, situated at 21445 S Scott Park Rd Trlr 1, Davenport, IA 52807, USA, serves as a long-term residential mobile home community. While operating within the broader category of "RV Parks Near Me," its primary focus is on manufactured housing for permanent residents. This introduction aims to provide an objective overview of Mt Joy Mobile Home Park, drawing upon the experiences and observations shared by its residents to detail its environment, services, features, and key considerations for prospective inhabitants.
The environment at Mt Joy Mobile Home Park is described as "Pretty and peaceful" and a "safe setting," with residents noting "quiet neighbors who pretty much do their own thing, but nearby in case of trouble." This suggests a generally tranquil and secure atmosphere, where residents can enjoy a sense of privacy while also feeling that help is available if needed. The positive sentiment about safety is a significant draw for many seeking a stable residential community, and the quiet nature of the park implies a respectful living environment without excessive noise or disturbances.
However, the peaceful setting comes with some notable environmental challenges. A significant concern raised by residents is the "Terrible non-drinkable water." This issue is consistent across reviews, with one resident explicitly stating, "I don't trust the water all that much so we got a top of the line softener and reverse osmosis system for drinking." This indicates that while water is provided, its quality is a considerable concern, requiring residents to invest in personal filtration systems for potable use. This is a crucial factor for daily living and overall health consideration.
Another unique environmental aspect is the presence of "Too much wildlife." While wildlife can be a positive for some, residents report having "to battle with raccoons wanting to break into the house and shed and rats creating havoc in cars." This suggests a significant and ongoing issue with nuisance wildlife, which can lead to property damage and require active management by residents. While it adds to the natural feel, it also presents practical challenges for homeowners.
Road conditions within the park have also been a point of concern. Residents explicitly mention "the roads have always been bad here especially one of them that has very deep ruts." This issue was so severe that "the post office has now informed us that they will not deliver any packages within our park until the potholes are repaired." This highlights a significant infrastructure problem that directly impacts daily services and accessibility for residents. While a recent update noted that "some rock has been put on the worst roads" and "The situation has improved somewhat," the long-term impact and sustainability of these repairs, especially through winter, remain to be seen.
One of the most appealing features of Mt Joy Mobile Home Park for residents is its affordability. As one resident highlights, "lot rent is cheap." This makes the park an attractive option for individuals and families seeking cost-effective housing in the Davenport area, which is a key advantage for mobile home communities. This affordability, combined with the generally quiet and safe environment, forms the core positive attributes of living here.
However, the services and features are heavily impacted by the aforementioned environmental challenges. The park provides water, but its non-drinkable quality necessitates additional investment from residents for potable water. This effectively adds an unstated cost and inconvenience to living in the park. The issues with road maintenance have directly affected package delivery services, demonstrating a critical failure in providing essential infrastructure that supports daily life. The fact that residents had to appeal to the manager regarding post office complaints, and that the post office itself had tried repeatedly to alert the office without response, indicates potential issues with management responsiveness or capacity to address infrastructure problems promptly and effectively. While some repairs have been made, the historical context suggests ongoing challenges in this area.
Despite these infrastructure and water quality concerns, residents express general satisfaction with the community itself and the safety it offers. The statement "I don't have to worry about break in's" underscores a sense of security within the park. For families, the positive feedback about the local schools, "the kids love the school they go to," is a significant advantage, suggesting that the park is situated within a desirable school district in Davenport. This combination of affordability, safety, and good schools can outweigh the known inconveniences for some residents.
While specific amenities such as clubhouses, playgrounds, or recreational facilities are not detailed in the provided reviews, the focus is clearly on the foundational aspects of comfortable and affordable living: safety, quietness, and basic utilities, albeit with noted deficiencies in water quality and road maintenance. The park is clearly set up for long-term manufactured home residency rather than transient RV stays, even though it falls under the "RV Parks Near Me" search category.
For individuals and families exploring "RV Parks Near Me" or mobile home living in Davenport, IA, Mt Joy Mobile Home Park offers a unique blend of affordability, a quiet atmosphere, and a safe community. The "cheap lot rent" and positive feedback on the school district are significant advantages that draw residents to this location. The generally peaceful neighbors also contribute to a desirable living experience.
However, prospective residents must be fully aware of the reported challenges:
- Water Quality: Budget for and be prepared to install a reliable water filtration system (e.g., reverse osmosis) for drinking water, as the park's water is reportedly non-drinkable.
- Road Conditions: While some improvements have been made, inquire about the ongoing plan for road maintenance, especially concerning winter conditions and package delivery, as these have historically been problematic.
- Wildlife Management: Be prepared for potential encounters and mitigation efforts against raccoons and rats, as these are reported issues within the park.
- Management Responsiveness: While residents enjoy the quiet environment, the past issues with management responsiveness to infrastructure concerns should be considered. Direct inquiries about their current protocols for addressing resident complaints (contactable at (563) 391-4774 or +1 563-391-4774) are advisable.
In conclusion, Mt Joy Mobile Home Park provides an affordable and generally safe and quiet living environment in Davenport, IA, with the added benefit of being in a good school district. However, potential residents must weigh these advantages against significant reported challenges concerning water quality, road maintenance, and wildlife. A thorough understanding of these issues and preparedness to address them will be crucial for a satisfactory living experience in Mt Joy Mobile Home Park.

Mt Joy Mobile Home Park Reviews
Quiet neighbors who pretty much do their Own thing, but nearby in case of trouble. Terrible non drinkable water. Pretty and peaceful.and safe setting. Too much wildlife :( throughout the 15 plus years we have been here have had to battle with raccoons wanting to break into the house and shed and rats creating havoc in cars.Recent addition March 2023: the roads have always been bad here especially one of them that has very deep ruts. the post office has now informed us that they will not deliver any packages within our park until the potholes are repaired. the post office manager told me he has tried repeatedly to alert our office to the situation but has received no response. he has advised us residents to appeal to the manager also to see what can be done. he says that his carrier to the park had her bumper damage because of the rutsSince this writing, some rock has been put on the worst roads. The situation has improved somewhat but we will see how it goes when the winter comes.
Sep 03, 2023 · Liz KilpatrickI do like it out here. It is quiet, I don't have to worry about break in's, and the kids love the school they go to. Not to mention lot rent is cheap. But yes like was said in another review I don't trust the water all that much so we got a top of the line softener and reverse osmosis system for drinking. Other then that no complaints
Oct 18, 2018 · Red ScorpianIf you want to live here, prepare to buy bottled water to drink every week, be a decent with fixing things around the mobile home, and a decent car you don't mind replacing shocks and struts on every once in awhile. There has been a giant pothole at the entrance to the park for ten years and we just stop asking management to fix it because we knew his answer will be eventually. We asked for a paved driveway. Management said they'd get to it. 13 years later it still hasn't been done. There is a sort of a community outreach here in the park and if you have children prepare for the school system to be prejudicial towards them regardless of your income. All in all not a good place to live unless you just need a roof over your head. Then it's okay.
Oct 05, 2017 · Janice WymoreWhile its a decent place, you need to be very careful driving through as it has numerous large potholes everywhere. Poorly plowed and poorly salted. The entire drive throughout needs to be redone.
Dec 06, 2018 · Patricia SimpsonRoads not very smooth. Quiet and peaceful. Wildlife gather often.
