Wild Rose Mobile Home Park Introduce
This detailed introduction focuses on Wild Rose Mobile Home Park, located at 4847 W Kimberly Rd, Davenport, IA 52806, USA. While the platform category "RV Parks Near Me" often suggests temporary or recreational vehicle accommodations, it's important to clarify that Wild Rose Mobile Home Park is primarily a residential community for manufactured homes. This introduction aims to provide local users with an objective and comprehensive overview of the park, encompassing its environment, reported services, key features, and important considerations for prospective residents, based on available information and real customer reviews.
Wild Rose Mobile Home Park can be contacted at (563) 265-1624 or via mobile at +1 563-265-1624 for inquiries about lot availability, mobile home sales, or general park information. Situated in Davenport, Iowa, the park serves as a community for individuals and families seeking long-term manufactured home living. Its presence in "RV Parks Near Me" search results might be due to the broad nature of the category, which sometimes includes various types of manufactured housing communities. However, it is crucial for anyone searching for RV accommodations to understand that Wild Rose Mobile Home Park is structured for permanent residency in mobile homes rather than short-term RV stays.
Regarding the environment of Wild Rose Mobile Home Park, the reviews provide some specific insights. A key concern raised is the condition of the infrastructure, specifically the "driveway is potholes everywhere." This suggests a potential issue with road maintenance within the park, which can affect vehicle access and overall resident convenience. The presence of numerous potholes can be a significant daily inconvenience for residents and visitors alike, potentially leading to vehicle damage or discomfort. This aspect of the environment is a critical consideration for anyone evaluating the park as a place to live.
In terms of services and features, like most mobile home parks, Wild Rose operates on a model where residents typically own their mobile homes and pay a monthly lot rent to the park management for the use of the land. The park is responsible for maintaining common areas and infrastructure, including roads and shared amenities. The reviews mention that residents have been "waiting for new mailboxes for 2yrs." This indicates a potential backlog in addressing community amenity upgrades or replacements, which can impact daily life for residents. Furthermore, a specific financial burden is highlighted: "Residents shouldn't have to pay the cost to send their lot rent payments. The cost is $4.00 extra every month." This suggests that the park's payment system might not offer free or convenient options for submitting lot rent, imposing an additional recurring charge on residents. Such charges, while seemingly small individually, can add up over time and contribute to residents' overall cost of living within the park.
The community is described as a "nice little park," which implies a certain charm or intimacy, possibly due to its size. There is a desire for "new trailers and room for more," suggesting that the park has capacity for growth and potential for modernization through the addition of newer manufactured homes. This indicates a potential for the community to evolve and offer updated housing options in the future.
However, a significant concern raised by residents pertains to park management. There is a strong sentiment for the need for "a full time manager. One who doesn't have to run a business and the park. One who is not on a working vacation. But I doubt that will happen. She is having a good time here and doesn't want to leave." This feedback points to a perception among residents that the current management may be stretched thin, potentially leading to insufficient attention to park operations and resident needs. The phrase "working vacation" and the doubt that a full-time, dedicated manager will be present suggest a lack of consistent, hands-on management that residents desire. Effective and responsive management is crucial for the smooth operation of any residential community, addressing maintenance issues, resident concerns, and ensuring a positive living environment. The perceived absence of such dedicated management can lead to frustration and a decline in overall resident satisfaction.
For promotional purposes, if Wild Rose Mobile Home Park were to be featured on a platform like "RV Parks Near Me," its positive attributes, such as being a "nice little park" with potential for new homes, could be highlighted. The community could be presented as a quiet residential option for those seeking a manufactured home lifestyle in Davenport, Iowa. Any marketing efforts would ideally focus on the community aspect and the potential for a peaceful living environment, especially for long-term residents. However, for a truly objective introduction, it's crucial to acknowledge the challenges identified by residents.
An honest presentation would also include the concerns about driveway conditions, the delay in providing new mailboxes, and the additional cost associated with lot rent payments. More importantly, addressing the perceived lack of a dedicated, full-time manager and its impact on park operations would be vital for transparency. Future promotional efforts could focus on plans for infrastructure improvements, such as road repairs and mailbox replacements, and potentially highlight any efforts to enhance management presence and responsiveness. This would demonstrate a commitment to addressing resident concerns and improving the overall living experience at Wild Rose Mobile Home Park.
In conclusion, Wild Rose Mobile Home Park in Davenport, IA, is a residential community for manufactured homes, not primarily for RVs, despite its potential appearance in "RV Parks Near Me" searches. While it offers a "nice little park" environment with opportunities for new homes, prospective residents should be aware of reported issues concerning infrastructure maintenance, community amenities, and management presence. For inquiries, the park can be reached at (563) 265-1624 or +1 563-265-1624. It is recommended that anyone considering residency at Wild Rose Mobile Home Park visits the property to observe the conditions firsthand and, if possible, speaks with current residents to gain a comprehensive understanding of the living experience within the community.

Driveway is potholes every where. My mom lives there. Residents have been waiting for new mailboxes for 2yrs. Residents shouldn't have to pay the cost to send their lot rent payments. The cost is $4.00 extra every month.
Apr 03, 2025 · robyn mcclurgHello everyone. This is a nice little park. Just needs some work. New trailers and room for more. Just would like to have a full time manager. One who doesn't have to run a business and the park. One who is not on a working vacation. But I doubt that will happen. She is having a good time here and doesn't want to leave. Thank you for your time.

Oct 12, 2018 · Peter DunningRecently moved into Wild Rose, and I've found it to be a very welcoming community! Everyone is very friendly, and management is easy to talk to. The move in process was impressively quick, and the homes look great on the inside. You can tell the new owners/management are genuinely trying to turn it into a nice, friendly community.I would absolutely recommend it!
