Ponderosa Mobile Home Park Introduce
This detailed introduction focuses on Ponderosa Mobile Home Park, situated at 3737 Chisholm Trail, Davenport, IA 52804, USA. For individuals searching for "RV Parks Near Me," it is important to understand that while Ponderosa Mobile Home Park is primarily a community for manufactured homes and long-term residents, such parks sometimes appear in broad search results for transient or extended-stay RV accommodations. This introduction aims to provide a comprehensive and objective overview of the park, encompassing its environment, reported services, notable features, and important considerations for potential residents, based on publicly available information and resident reviews.
Ponderosa Mobile Home Park can be contacted directly at (563) 322-7257 or via mobile at +1 563-322-7257 for inquiries regarding lot availability, home sales, or general information. Located in Davenport, Iowa, the park offers a residential option for individuals and families seeking manufactured home living. Its categorization under a broad term like "RV Parks Near Me" necessitates a clear distinction: Ponderosa is designed for permanent or long-term mobile home residency rather than short-term RV camping. However, its presence in such search results highlights the need for thorough investigation by anyone considering it as a potential home.
Regarding the environment, Ponderosa Mobile Home Park is generally described as "pretty quiet," which is a desirable attribute for many residents seeking a peaceful living space. This tranquility, however, is noted to have an exception "around the 4th of July," likely due to holiday celebrations. A quiet environment is often a key factor for those choosing a manufactured home community, providing a sense of calm away from the hustle and bustle of more urbanized areas. This aspect can contribute significantly to the quality of life within the park, fostering a more relaxed atmosphere for its inhabitants.
In terms of services and features, the park operates on a model where residents typically own their mobile homes and lease the land (lot rent) from the park management. The park facilitates the living arrangements and potentially offers homes for sale. One long-term resident, living at Ponderosa since November 1995, states that they have "never had a problem with either owner or manager" and that "some problems once in awhile but they are normally taken care of in a reasonable time frame." This positive experience suggests that for some residents, the management has been responsive and effective in addressing issues. This indicates that for a significant period, the park has been able to provide a stable and well-managed living environment for at least some of its long-standing residents.
However, an objective introduction demands a balanced perspective, incorporating all available feedback, including critical insights. Several recent reviews highlight significant concerns regarding management practices, safety, and the sale of mobile homes within the park. One resident, who lived there for 10 years, reported a serious incident involving an assault by a previous tenant on the property. This individual states that after the incident, where a "No Contact" order was in place against the aggressor, park management and the owner allegedly sought to evict the victim and their family, including an infant, despite no charges being filed against them. This culminated in a court case which the resident won due to improper notice, only to receive another termination notice two days later, leading to a strong feeling of "retaliation by both the owner and Management." This account raises serious questions about tenant protection, dispute resolution, and potentially retaliatory actions by park management.
Another very concerning review describes a situation where a disabled 60-year-old family member who leased a trailer with Ponderosa was allegedly "harassed to the point where she didn't have any fight left." This led to the park allegedly taking her trailer and "illegally evicted her," resulting in the family member initiating legal action against both the owner and management. This review, along with the previous one, paints a troubling picture of how some residents perceive the park's management to handle disputes and tenant rights, particularly for vulnerable individuals.
Furthermore, there is a strong warning against purchasing trailers directly from Ponderosa. The reviewer advises "anyone not to buy a trailer from Ponderosa as they sell these trailers that aren't worth more than $10,000 for $25,000 and more and then can and will take it from you for any reason illegal or not." This suggests a predatory sales practice and a high risk of losing one's investment. The reviewer strongly recommends buying a trailer "for sale by owner of that trailer only" if one plans to move into the community, and explicitly warns against leasing a trailer with Ponderosa, stating, "You will regret it." This highlights a critical financial risk and a perceived lack of fairness in property dealings within the park. The overall sentiment from these recent reviews is that the community has "become unsafe" due to these issues.
In terms of promotional information, if Ponderosa Mobile Home Park were to be presented on a platform like "RV Parks Near Me," the positive aspects that could be highlighted would include its generally quiet environment and its appeal as a long-term residential option. For individuals seeking an established mobile home community in Davenport, the park's presence might initially seem appealing. However, an ethical and objective promotion would necessitate addressing the serious concerns raised by current and former residents. Potential promotional efforts would need to consider the impact of these negative experiences on public perception and trust.
For prospective residents or anyone considering Ponderosa Mobile Home Park, it is highly advisable to conduct thorough due diligence beyond what might be presented in promotional materials. This includes directly contacting the park at (563) 322-7257 or +1 563-322-7257, visiting the site to observe the environment, and, critically, attempting to speak with multiple current residents to gather a diverse range of experiences. Investigating local tenant rights laws and seeking legal counsel before entering into any lease or purchase agreement is also strongly recommended, especially in light of the allegations of illegal eviction and unfair sales practices. While the park offers a residential setting, the significant discrepancies in resident experiences underscore the importance of caution and detailed investigation before committing to living in this community.

Ponderosa Mobile Home Park Reviews
My husband and I have lived at Ponderosa since November of 1995, we personally have never had a problem with either owner or manager. The park is pretty quiet ( except around the 4th of July). There are some problems once in awhile but they are normally taken care of in a reasonable time frame.
Jan 21, 2025 · Sandra BrownI've lived here for 10 years and hadn't had any issues until this year. I was assaulted outside of my trailer by a previous tenant in June. I had just had my 2nd baby boy in April and issues with this tenant escalated to the point where I had a "No Contact" order in place before the assault. Since then, owner and management have wanted me and my family out of here. Specifically the father of my infant even when he hasn't caused any problems. Since I own my trailer, Management then told me I had to choose between family or my home. We took it to court and won on account that Management did not give us the proper notices. Two days later we get another notice to terminate lease. We feel this is retaliation by both the owner and Management for what happened on their property. Neither me nor the father of my child had any charges against us. Only the previous tenant we had issues with was at fault and have had multiple charges pressed. We had a family member that moved here a little over a year ago and had leased a trailer with Ponderosa. She's a disabled 60 year old woman and they harassed her to the point where she didn't have any fight left. They took her trailer and illegally evicted her. She is now in the process of suing both owner and management.I would advise anyone not to buy a trailer from Ponderosa as they sell these trailers that aren't worth more than $10,000 for $25,000 and more and then can and will take it from you for any reason illegal or not. These people are very crooked and unfortunately this community has become unsafe. If you do plan to move in this community, I would recommend to buy a trailer for sale by owner of that trailer only. Do not lease a trailer with Ponderosa. You will regret it.
Oct 01, 2021 · Natasha BoydstonPonderosa is a family friendly, quiet and safe place to live. That is because of management and owner. In response to Natasha's review, I also have lived here 10 years. Her 60 year old friend was my neighbor. She moved on her own accord and was a God send. If you have disregard for rules and complete disregard for neighbors along with multiple police visits., of course your no longer welcome here.
