Rustic Ridge MHP Introduce
This detailed introduction focuses on Rustic Ridge MHP (Mobile Home Park), located at 3010 W 49th St, Davenport, IA 52806, USA. For those utilizing the platform category "RV Parks Near Me," it is important to understand that Rustic Ridge MHP is primarily a residential community designed for long-term manufactured home living, rather than short-term recreational vehicle (RV) camping. This introduction aims to provide a comprehensive and objective overview of the park, encompassing its environment, reported services, key features, and critical considerations for prospective residents, based on information from current resident reviews.
Rustic Ridge MHP can be reached at (563) 213-5560 or via mobile at +1 563-213-5560 for inquiries regarding lot availability or other park-related matters. Located in Davenport, Iowa, the park operates as a manufactured home community where residents typically own their homes and pay lot rent for the space their home occupies. While the term "RV Parks Near Me" might broadly include various forms of manufactured housing, the specific nature of Rustic Ridge MHP caters to a more permanent residency.
Regarding the environment of Rustic Ridge MHP, the reviews paint a concerning picture. A significant issue highlighted is the condition of the park's infrastructure, with the "Park road is almost undrivable." This suggests severe disrepair, which would significantly impact residents' daily lives, vehicle wear and tear, and overall safety within the community. The general upkeep of common areas, especially roads, is a fundamental responsibility of park management, and its reported failure here indicates a degraded living environment for residents.
In terms of services and features, the information available primarily revolves around the park's management practices, particularly concerning rent, utilities, and communication. Residents report a consistent pattern of "constantly raises rents and utilities sometimes without 90 day notices required by law." Iowa law typically mandates a 90-day written notice for rent increases in mobile home parks, and allegations of non-compliance are serious. One review specifically details attempts by the park to increase rent with only 60 days' notice on two occasions within a year, directly contradicting Iowa law. The management, including a previous manager Chrissy Francis and a new manager Chris, is accused of dragging out inquiries about these increases or simply stating the rent would go up regardless, suggesting a lack of transparency and adherence to legal requirements.
Further compounding resident issues are problems with water billing transparency. Residents claim they are "not provided with detailed water usage statistics as required by law. The simple flow charts you distribute do not suffice. Iowa law mandates detailed billing information." This indicates a failure to provide clear and legally compliant utility billing, leaving residents potentially unable to verify charges or understand their consumption. Moreover, it is stated that "Water has been repeatedly shut off for non payment," which, if occurring without proper justification or notice, represents a severe disruption to essential services and a potential violation of tenant rights. The legal dispute involving the park's "last lawyer quit during a water dispute" further underscores the gravity of these issues.
Another major point of contention is the issue of mailboxes. Residents have been experiencing problems for "months now," stating they "still have to go the the post office every other day to collect mail." This is a significant inconvenience and a failure by the park to provide a basic, functional amenity for its residents, especially given that "notices that are supposed to be delivered in a timely fashion" cannot be received reliably. This also points to a broader issue of park maintenance and resident convenience being neglected.
A critical feature of any mobile home park is its stability and the security of its residents' investments. However, reviews indicate a high turnover rate, with "Over half the park has moved out after Corey Wooddruff took over and blank family communities now runs the property." This mass exodus is a strong indicator of widespread dissatisfaction with the current management. A particularly alarming account involves unit #65, where a resident named Matt "left, only to discover you retained his trailer's title after it was fully paid off." This allegation, if true, points to highly questionable and potentially illegal practices regarding property ownership and sales within the park, which could lead to significant financial loss for residents. The threat of these matters becoming public by the affected resident suggests a severe breakdown of trust and communication between management and residents.
The cumulative effect of these reported issues leads to a stark warning from a current resident: "As a current resident here AVOID AT ALL COSTS!" This strong advice, coupled with the detailed accounts of rent increases, lack of transparency, poor maintenance, and allegations of improper handling of home titles, presents a very negative overall picture of the park's operations and environment under the current management. The emphasis on residents needing to "screen-shot these since they are being edited after posting" further suggests a belief among residents that the park management attempts to suppress or alter negative feedback, which, if true, would be a serious ethical concern.
For promotional purposes, if Rustic Ridge MHP were to be listed under "RV Parks Near Me," it would face significant challenges in presenting a positive image based on the current resident feedback. Any marketing would need to address the severe issues raised by residents transparently and outline clear plans for improvement. Promoting a community with "undrivable" roads, utility cut-offs, and alleged legal non-compliance would be difficult without a direct and credible plan to rectify these problems. An honest promotional strategy would involve acknowledging past issues, detailing concrete steps taken to resolve them (e.g., road repairs, transparent billing systems, new mailboxes, and improved management practices), and perhaps offering incentives for new residents that reflect a commitment to change. However, given the severity and breadth of the concerns, a significant overhaul of management practices and infrastructure appears necessary before Rustic Ridge MHP could genuinely be presented as a desirable living environment.
In conclusion, Rustic Ridge MHP in Davenport, IA, is a residential mobile home park, not a typical RV park, facing extensive and severe challenges reported by its current residents. These include poor road conditions, alleged illegal rent increases and utility billing practices, lack of essential amenities like mailboxes, and concerning issues related to mobile home titles and resident turnover. While the park can be contacted at (563) 213-5560 or +1 563-213-5560, prospective residents are strongly advised to exercise extreme caution, conduct thorough independent investigations into all claims, consult with legal professionals regarding tenant rights and property ownership, and avoid any transactions or agreements without verifiable legal protection. The overwhelming sentiment from current residents indicates a community experiencing significant operational and ethical problems under its current management.

Rustic Ridge MHP Reviews
( I will not edit my posts, everyone should screen-shot these since they are being edited after posting)We have records (statements your company sent out) of you attempting to increase our rent by 60 days twice within a year: Iowa law states (90-days)First Attempt: Chrissy Francis issued new notices within a day.Second Attempt: In November 2024, it took over a month of calling and emailing for the new manager, Chris, to finally tell us, "Well, it's going up anyways." Were you aware of this all along and let it drag on, or did you try to push through this increase regardless, potentially misleading Chris?Your notices claim to serve as lease alterations, yet:We are not getting written notices required by law in a timely fashion.Lease Existence: None of us owners have leases under your company. How can you alter leases that do not exist?Legal Representation: Why did your last lawyer quit during a water dispute?Water Billing Transparency: We are not provided with detailed water usage statistics as required by law. The simple flow charts you distribute do not suffice. Iowa law mandates detailed billing information.Move Outs: Anyone visiting the park can see the numerous "For Sale" signs. The latest example is unit #65 where Matt left, only to discover you retained his trailer's title after it was fully paid off. He will soon share his contact details here, as you've made it clear these matters are now going to be public.Also... WHEN ARE YOU GOING TO FIX THE MAIL BOXES!!??It's been months now and you have notices that are supposed to be delivered in a timely fashion. We still have to go the the post office every other day to collect mail.

Nov 25, 2024 · curbsidepharmacist79This is the worst mobile home park I have ever lived in . Homeless people are everywhere. They break into vacant homes and destroy them . There is an endless amount of drugs and dealers . The regional management won't listen to the problems. This is coming from a former manager. Absolutely horrible conditions.
Dec 16, 2024 · Michelle BallardVery bad roads and very unkept homes.
Dec 11, 2024 · Ashley MA quiet place to live, the people are friendly, and the only flaw is the road. There is a few potholes that need to be repaired, but are still manageable.
