Cedarbrook Mobile Home Park Introduce
Are you a local resident in the Black Diamond, Washington area exploring housing options and looking into "RV parks near me," which sometimes includes information on mobile home communities for longer-term living? Cedarbrook Mobile Home Park, located at 31108 3rd Ave Trlr 316, Black Diamond, WA 98010, USA, presents a community undergoing significant changes, according to recent feedback from individuals who have interacted with or visited the park. The reviews offer contrasting perspectives, highlighting both positive progress and areas that may still require improvement.
One recent experience shared by an individual who was considering purchasing a home in Cedarbrook Mobile Home Park paints a very positive picture of the community and its management. This reviewer specifically praised Sarah, the community manager, for being "so thorough and thoughtful." Sarah's professionalism and kindness were noted from the initial application process to directing the potential buyer to available homes. The reviewer "never felt unsure" during their interactions with Sarah, indicating a high level of support and clear communication.
Furthermore, this reviewer was highly impressed with the aesthetic improvements within Cedarbrook Mobile Home Park. They described the community as "beautifully landscaped and clean!!" Having considered buying a home there a few years prior and ultimately deciding against it, the reviewer revisited the park recently and was astounded by the positive changes. They exclaimed, "WOW! I didn't believe I was at the same place. What a change for the better!!" The specific improvements noted include "Lots of new homes, renovating old ones and paved road!" These are significant upgrades that can greatly enhance the quality of life and the overall appearance of a mobile home community. As a result of these positive changes, the reviewer is now on a waiting list for a new double wide, expressing their intention to make Cedarbrook their "forever home." This strong endorsement speaks volumes about the positive trajectory of the park.
However, a contrasting review from an individual who drove through the park while considering it as a potential home presents a much more negative assessment. This reviewer stated they were "severely let down due to the horrendous conditions of the lots and how run down it was." They felt that the "pictures made it look better," suggesting a discrepancy between the advertised appearance and the reality on the ground. A particularly concerning observation was the number of broken windows in the homes, described as "Too many to count." This indicates a potential issue with property maintenance and the overall upkeep of some of the residences within the community.
The negative reviewer also expressed strong disapproval of the monthly rent being asked, stating that "Asking 700+ $ a month is an atrocity as you could probably find something much nicer else where." This suggests a perception that the cost of living in Cedarbrook Mobile Home Park is not justified by the current conditions of the park and the individual lots. As a result of their observations, this reviewer and their family decided against living there, expressing hope for future improvements. This feedback highlights significant areas that may still need attention and could be a deterrent for potential residents prioritizing well-maintained properties and value for their money.
Considering these two very different perspectives, Cedarbrook Mobile Home Park appears to be a community in a state of transition or perhaps with significant disparities between different areas within the park. The positive review indicates substantial recent improvements, a proactive and helpful manager, and a visually appealing environment with new and renovated homes. This suggests that significant efforts are being made to upgrade the community.
On the other hand, the negative review points to ongoing issues with the condition of some lots and homes, including visible signs of disrepair like broken windows. This suggests that while progress has been made, there may still be areas within the park that are in poor condition. The perception of high rent relative to the observed conditions is also a significant concern raised by this reviewer.
As a mobile home park, Cedarbrook likely offers spaces for residents to place their manufactured homes. The services typically include basic utilities such as water, sewer, and electrical hookups at each lot. The positive review mentions paved roads, which is a notable improvement. However, specific details about other amenities, such as laundry facilities, recreational areas, or community centers, are not provided in these reviews. The focus of the positive review is on the aesthetic improvements and the management, while the negative review centers on the condition of the individual lots and homes.
Promotional information is not explicitly mentioned in either review. Local users interested in Cedarbrook Mobile Home Park would need to inquire directly with the management about current lot rental rates, any additional fees, and any incentives for new residents. Given the contrasting feedback on the park's condition, it would be particularly important for prospective residents to visit the community in person and carefully inspect the available lots and the overall environment before making any decisions.
For local users in Black Diamond, Washington, who are exploring "RV parks near me" as a potential gateway to longer-term housing options like mobile home communities, Cedarbrook Mobile Home Park presents a situation with both encouraging signs of improvement and potential areas of concern. The positive changes highlighted in one review suggest a community moving in the right direction, with a dedicated manager and ongoing renovations. However, the negative review serves as a reminder that the current conditions may be inconsistent throughout the park, and some areas may still be in need of significant work. Direct communication with the management at (360) 886-2311 or +1 360-886-2311 and a thorough personal visit are strongly recommended to gain an accurate understanding of the current environment, services, and features of Cedarbrook Mobile Home Park.

Cedarbrook Mobile Home Park Reviews
I met an amazing gal, manager of the community, Sarah! Sarah was so thorough and thoughtful! From asking questions about applying with the community, to directing me to the homes for sale, I never felt unsure. Sarah is so professional and kind. The community is beautifully landscaped and clean!! I looked to buy a home in here a few years ago and I passed, but was in the area and decided to drive through again and WOW! I didn't believe I was at the same place. What a change for the better!! Lots of new homes, renovating old ones and paved road! I'm on a waiting list for the next new double wide, this will now be my forever home🩷
Apr 09, 2024 · Honest AbeI dont live here.... While I merely just drove through it for a potential home, I was severely let down due to the horrendous conditions of the lots and how run down it was. The pictures made it look better. How many broken windows in homes were there? Too many to count. Asking 700+ $ a month is an atrocity as you could probably find something much nicer else where. Needless to say, I and my family will not be living here. I hope they do better in the future.
May 12, 2022 · Amy SpencerI live here. Almost everyone I've met has been incredibly nice. Very kind neighbors that welcome you with food and drinks- several different people. Others stop to say hi and offer help when you need it. The kids here are no trouble: bring you crafts and offer to walk your dogs. Beats my $1600/ month West Seattle apartment neighbors by far. The only thing it lacks is laundry facilities. The playground is way above average though- I don't even have children and that sticks out!
Sep 27, 2013 · Heather GrantI’ve lived here my whole life (18 years) I use to love it but now with the new management it’s absolutely awful they don’t care about you they just want to kick you out and move someone else in your place they have unrealistic standards and will nit pick at every single wrong thing. They recently crammed in a lot of new double wide homes that make it to where you have no yard and it looks like a cookie cutter neighborhood 100% DO NOT recommend living here they are over priced and not worth it
Sep 16, 2022 · Katelynn TompkinsBeen living here for almost 2yrs. Love it here. Nice little community. Management has been doing great job with improving our community. Neighbors are nice and it's very quite at night.
