Wintergreen Terrace Mobile Prk Introduce
For individuals seeking long-term residential options within the platform category of "RV parks near me" in the Hutchins, Texas area, Wintergreen Terrace Mobile Prk, located at 523 W Wintergreen Rd, Hutchins, TX 75141, USA, is a mobile home park providing spaces for manufactured homes. It is important to clarify that while listed under a platform that might include RV parks, Wintergreen Terrace primarily caters to long-term residents in mobile homes rather than short-term stays for recreational vehicles.
Based on recent customer reviews, the experience of residents at Wintergreen Terrace Mobile Prk appears to be significantly negative, primarily concerning the management and various policies implemented within the community. One extensive review strongly advises against moving into the park, citing "terrible management" and asserting that the community makes life "100 times harder" for its residents.
A major point of contention raised in the review is the cost of living and the frequency of rent increases. The reviewer states that the lot rent is already an overcharge and that it increases "EVERY SINGLE YEAR and without fail." This suggests a trend of rising costs for residents, potentially straining their budgets over time.
Another highly criticized policy is the requirement to pay $35 for a parking sticker to park vehicles in residents' own driveways, for which they are already paying rent. The reviewer expresses frustration that despite this fee, vehicles are still towed, and stickers are placed on vehicle windows. This policy appears to be perceived as an unnecessary and punitive measure by at least one resident.
The management's approach to community upkeep and compliance is also a significant source of complaint. The reviewer describes the office manager frequently driving around in a golf cart to take pictures of trailers, leading to lists of required fixes that are deemed "RIDICULOUS" in some instances. Specific examples provided include a fluctuating set of requirements regarding trailer exteriors, initially painting, then replacing siding, and currently mandating pitched roofs. The reviewer questions the affordability and necessity of such a requirement, especially for residents on a tight budget whose existing roofs may be perfectly functional but not pitched.
The threat of legal action for non-compliance with the pitched roof requirement is a particularly alarming aspect of the management's communication, according to the reviewer. This approach is seen as adding significant stress to residents who are already struggling to meet the high rent and basic living expenses.
Further exacerbating the negative perception of management is the discrepancy regarding yard maintenance. The reviewer states that residents pay monthly for yard mowing, yet they still receive notices of non-compliance for unmowed yards. This suggests a failure in the service for which residents are paying, further adding to their frustration. The reviewer also details issues with the mowing service itself, including damage to personal property like water hoses and the leaving of trash and empty water bottles in residents' yards and trees.
The reviewer also points out the presence of numerous empty trailers within the park, some vacant for nearly a year. They question the logic of aggressively enforcing potentially costly requirements on existing long-term residents while struggling with vacancy rates. The reviewer speculates whether the actual owners are aware of the alleged harassment of paying residents and the policies that may be driving them away.
The concluding sentiment of this detailed review is one of feeling oppressed and constantly stressed by the management's focus on enforcement rather than fostering a more enjoyable living environment. The reviewer pleads for a shift in focus towards allowing residents to live peacefully and potentially lowering the rent instead of raising it.
Adding to the concerns about living conditions, a separate review highlights a recurring issue with the water supply. A resident who has lived in the park since 2010 reports that the water is "ALWAYS cut off for hours on end" like clockwork. This frequent disruption is described as "soo frustrating," causing significant inconvenience by preventing basic activities such as washing hands, using the restroom, and showering. The reviewer implores the management to improve this essential utility service.
Based on the available customer feedback, Wintergreen Terrace Mobile Prk appears to be facing significant challenges related to management practices, policy enforcement, and infrastructure reliability. Prospective residents should be aware of the concerns raised regarding increasing rent, fees for parking on their own property, strict and potentially costly compliance requirements for home exteriors, issues with contracted services like yard mowing, and frequent disruptions to the water supply.
Information regarding specific amenities or positive aspects of the community is notably absent from the provided reviews. Therefore, an objective introduction based solely on this information cannot offer a balanced perspective on the park's overall environment or services. To obtain a comprehensive understanding of any potential amenities, community features, or management's perspective on the issues raised, interested parties are strongly encouraged to contact Wintergreen Terrace Mobile Prk directly at (972) 225-1146 or +1 972-225-1146.
Direct communication with the management will be crucial for prospective residents to inquire about current lot rental rates, any additional fees, specific community rules and regulations, the frequency and duration of water outages, and the management's response to the concerns raised in the customer reviews. It would also be advisable to inquire about the process for addressing resident complaints and the long-term plans for the community's upkeep and infrastructure.
As there is no mention of any promotional offers in the provided text, potential residents should specifically ask about any current incentives or special rates that may be available. Understanding the full financial implications and the community's living conditions will be essential factors in making an informed decision about residency at Wintergreen Terrace Mobile Prk.
In conclusion, the available reviews paint a concerning picture of Wintergreen Terrace Mobile Prk, characterized by complaints of poor management, increasing costs, restrictive and seemingly unreasonable policies, issues with contracted services, and unreliable water supply. While it is a mobile home park offering long-term residency in Hutchins, TX, prospective residents are strongly advised to conduct thorough due diligence, directly engage with the management to address the concerns raised, and potentially seek feedback from current residents not represented in these reviews before making a decision.

Wintergreen Terrace Mobile Prk Reviews
DONT MOVE HERE!! Terrible management! Times are hard enough for people these days everyone is just trying to make it and this place makes it 100 times harder on you. Not only do they over charge for lot rent but the rent goes up EVERY SINGLE YEAR and without fail. You have to pay $35 for a parking sticker to park your car IN YOUR OWN DRIVEWAY THAT YOU ALREADY PAY RENT FOR! AND THEY STILL HAVE THE NERVE TO TOW VEHICLES AND PUT STICKERS ON WINDOWS OF VEHICLES!!!! The office manager is constantly going around in her stupid little golf cart stopping at every trailer to take pictures so she can add them to the list of things she feels you need to fix. Some things I can understand but some things are RIDICULOUS!! for example one month they were telling everyone they were requiring us to paint our trailers then two months later they changed it to we have to replace the siding on our trailers now they are actually requiring everyone to put pitched roofs on their trailers. WHO CAN AFFORD TO DO THAT? WHY WOULD A PITCHED ROOF BE A REQUIREMENT and they’re actually sending out notices saying if we don’t do it they will take LEGAL ACTION. Some of us live paycheck to paycheck and can barely pay the overly high rent and feed our families. How do they expect us to be able to afford to put new roofs on our trailers. Especially if the roof we have now is perfectly fine (but isn’t a pitched roof). We pay every month to have our yard mowed and yet they STILL put unmowed yard on our list of reasons we are out of compliance. What sense does that make? The people they have mow the yard will run over and tear up your water hose they leave trash and empty water bottles all in my yard and trees EVERYTIME they mow. There’s so many empty trailers in this park some have been empty for almost a year. You would think these people wouldn’t be trying SO HARD to run their current residents that have lived here for 10 plus years out of here for things like pitched roofs when they already have so many empty trailers they aren’t getting rent for. Guess they want more empty trailers to not make money on. Doesn’t make sense to me. I wonder if the ACTUAL OWNERS know that the people they hire to run their office are actively harassing paying residents and trying to run them out of here. THEY REFUSE TO JUST LET PEOPLE LIVE we are all humans and go through hard times and have lots of stress in our daily lives. Why does the place we call home have to constantly be adding more more stress. Instead of constantly focusing on badgering everyone why don’t they focus on letting people live their lives, make this place a more enjoyable place to live and focus on doing things to lower the rent instead of raising it
Feb 08, 2025 · Jose AlvarezHave lived here since 2010 with my family and literally like clock work they ALWAYS cut off the water for hours on end!! it’s soo frustrating having to wait for it to come back and not being able to wash your hands, use the rr, shower etc. PLEASE DO BETTER!
Jan 13, 2025 · Diana AlvarezGreat management, they’re very helpful. The community has come up, been here 5 years and all I can say is that I love to call this place my home. I highly recommend living here.
Nov 05, 2024 · Ivan ramirezI hate it here. They have us pay for yard maintenance & they don’t even cut the grass like they suppose to. When they’ve decide to cut it the grass don’t get treated so my yard is full of ant piles. also towing people cars out their driveways. My car got took saying the tires was flat but tow company sent pictures then they said the tires was low. 3 days later and they ignoring my call n text messages about my car. They don’t care about you staying here how long you been here they will find something to give you a notice on. If you want to pay rent with a money order you have to pay 15$ EXTRA.
Nov 07, 2024 · Brianna TolliverI have lived here since 2009, never had any issues until Elizabeth came into management , I’m sure none of these things she is making tenants do are legal , nothing on the lease says about paying $35 for a parking sticker to park for a spot I already pay rent for every month, and still having the car towed even with the sticker on the car and it being parked in the rightful spot…and paying for a pool pass for a pool that is never clean . She also wanted to dictate what we do inside our homes , stating we couldn’t have curtains and we had to get blinds and they had to be white having to add roofs to homes just because she said so, we got an attorney and will be seeking legal matters against her and the community property owners
