Woodburn Mobile Home Park Introduce
For individuals searching for "RV parks near me" in the Woodburn, Indiana area, Woodburn Mobile Home Park, located at 21727 Woodburn Rd, presents itself as a mobile home park that might offer possibilities for RV accommodation. While primarily a community for manufactured homes, its location in a more rural setting could be of interest to those seeking a quieter, potentially longer-term stay compared to traditional, short-term RV parks.
Woodburn Mobile Home Park offers a residential setting that differs from typical short-term RV campgrounds. Mobile home parks often foster a sense of community among residents due to more permanent tenancies. This could appeal to RVers looking for a more settled atmosphere while exploring or residing in the Woodburn area.
However, the available customer reviews paint a concerning picture of the environment and management at Woodburn Mobile Home Park. Multiple reviewers expressed significant dissatisfaction with their living experiences. One reviewer stated that if they could give zero stars, they would, alleging differential treatment based on age ("If you are under the age of 50 you’re treated like trash") and claiming that some neighbors collude to file complaints to force others to leave. They also described negative interactions with the maintenance man, Don, citing a lack of empathy and the issuance of violations without proper investigation, accompanied by threats of eviction.
Another reviewer detailed issues with a neighbor, including feeling "extremely uncomfortable" due to the neighbor's behavior, such as allegedly watching them and their guests constantly. They also mentioned that even minor incidents, like their dog having a bowel movement, were used as grounds for complaints. This reviewer, a single mother, also recounted an alarming incident where this neighbor allegedly knocked on her door so forcefully at 7 am that it broke open, endangering a child inside. They strongly urged others against living in the park, calling it an "absolutely awful place to live."
A third reviewer echoed the negative sentiment, stating they wouldn't even give one star. They noted a disparity in the condition of the trailers, with some being new while others were "horrible" and "falling apart." They also pointed out the lack of amenities for children ("no swings or anything for kids to play with") and warned about potential social dynamics within the community, suggesting that some neighbors might be two-faced and that gossip spreads rapidly. This reviewer also mentioned the park's relative isolation, being at least 30 minutes from the nearest grocery store, making it potentially unsuitable for those without a vehicle or younger individuals seeking work or social connections.
Given these overwhelmingly negative reviews, it is challenging to ascertain positive features or services relevant to RV users. Typically, mobile home parks offer basic utilities such as water, electricity, and sewage hookups. For those considering Woodburn Mobile Home Park for their RV, it is crucial to directly inquire about the availability and specifications of these services, as well as the suitability of the lots for different RV sizes. Contacting the park directly at (260) 632-0206 or +1 260-632-0206 will be necessary to obtain accurate information about RV accommodations, including lot dimensions, utility connections, and any specific rules or regulations for RV residents.
The reviews collectively paint a picture of a community with significant interpersonal issues, potential management problems, and a lack of amenities. The environment appears to be one where conflicts with neighbors and perceived unfair treatment by management are prevalent concerns. The physical condition of the park also seems to be inconsistent, with some newer homes alongside dilapidated ones.
For individuals searching for "RV parks near me" in the Woodburn, IN, area, the information available for Woodburn Mobile Home Park is overwhelmingly negative. The concerns raised by multiple reviewers about the management, community environment, and lack of amenities are serious and should be carefully considered.
To determine if Woodburn Mobile Home Park could possibly meet your needs as an RV user, despite the negative feedback, it is strongly recommended that you contact the management directly. When you call, be sure to ask very specific questions such as:
- Do you accommodate RVs? If so, what are the terms and conditions?
- What types and sizes of RVs are permitted?
- What are the dimensions and features of the RV lots?
- What utility hookups are available (water, electricity, sewage)?
- What is the monthly or long-term rate for RVs?
- Are there any specific rules or amenities for RV residents?
- Inquire about the park's policies on handling neighbor disputes and enforcing community rules.
- Ask about the general upkeep and condition of the park.
By contacting Woodburn Mobile Home Park directly, you can attempt to gain a more balanced understanding and assess if it might still be a viable option for your "RV park near me" search, though the strong negative feedback suggests caution.
In conclusion, the available customer reviews for Woodburn Mobile Home Park in Woodburn, IN, raise significant concerns regarding the community environment, management practices, and lack of amenities. Potential RV residents should proceed with extreme caution and conduct thorough due diligence by directly contacting the park and possibly visiting the location to form their own assessment before considering it as a place to stay.

Woodburn Mobile Home Park Reviews
If I could give this place no stars I would. If you are under the age of 50 you’re treated like trash. Half the neighbors are chummy with one another and will be in cahoots on filing complaints just to try and force you to leave so they can try and move their friend in. I have had nothing but terrible experiences in this park. Don the maintenance man may be over worked but lacks complete empathy. There is no investigation for wagered complaints, he just slaps violations on your door with a threat of eviction.I had a neighbor move in next door to me who I’ve legitimately complained about twice because I’m extremely uncomfortable as well as any other guests I’ve had at my home. As of watching the second my dog has a bowel movement just to complain about the yard being riddled of dog feces isn’t enough….Anytime and I mean anytime we’re outside for whatever reason he used to stand at his window and just watch. Since I’ve complained he’s put reflective one way window stickering on the same window.I’m a single mother. The park has done nothing. My sweet dog got out one time and was waiting on the porch to be let back in and this man knocked on my trailer door at 7am so hard it busted my door open and my guests small child nearly walked outside. Just left it.I cannot urge anyone enough against occupying a space in this park. Don’t get me started on anything else. Absolutely awful place to live.
Jul 28, 2023 · Ashley AmesseI wouldn't even consider giving them a star . Some of the trailers are brand new others look horrible, falling apart, the park has no swings or anything for kids to play with , the neighbors you may get may look very nice and be nice to your face , but behind closed doors they're talking bad about you or what ever you tell anyone in Woodburn will be spread within 5 minutes of you saying it. I do not recommend Woodburn for any teenagers wanting to work it's more of a place to live if your retiring or settling down making a family. Your atleast 30 minutes from the nearest grocery store and if you don't have a vehicle it's just not the place to be your alone with no help and your "friends" aren't really your friends .
