So this is no longer a KOA.Staff was nice. Camp store was limited. Rent a fire ring $10. Free heater if you're cold and in a cabin. Our 2 cabins were fine. Grills at cabins. Pool was not heated, but it was clean.Biggest issue I have with the place is the bathrooms. Run down. Clean but looked dirty and old. Some jacka$$ left a morning present for everyone to see in a toilet. Not staffs fault. Half the soap dispensers didn't work and by 8pm they were out of paper towels.Probably wouldn't stay again. - Big Rich

K.O.A campground Introduce

Local users searching for 'camping near me' in the Mims, Florida area should be aware of significant concerns raised by recent visitors regarding the campground located at 4513 FL-46, Mims, FL 32754, USA. Formerly identified as a K.O.A. campground, recent reviews indicate that this is no longer the case. While the staff is mentioned as being nice, numerous other issues have been reported that potential local campers should carefully consider before making a reservation.

Environment and Location: Highway Proximity and Extensive Construction

The location of the campground presents both potential positives and significant negatives based on recent feedback. On the positive side, Dollar General is conveniently located next door, which could be beneficial for campers who forget essential items. The playground is also noted as being updated and situated in a nice, shady area, which is a plus for families with children.

However, several reviewers highlight significant drawbacks related to the environment and ongoing activities at the campground:

  • Highway Noise: The campground is located directly off Highway 46. Guests staying in RV or cabin spots located at the front of the property have reported experiencing constant traffic noise, which could detract from a peaceful camping experience.
  • Extensive Construction and Debris: A major concern raised by multiple reviewers is the presence of widespread construction and debris throughout the campground. This is not limited to one area but is described as being visible to the left, right, and in the middle of the property. The ongoing construction is characterized as having projects started but not completed, leading to a cluttered and unsightly environment.
  • Closed Pool: During at least one visitor's three-day stay, the pool was closed. The explanation given was inconsistent, further adding to the negative experience. This amenity, often a key feature for campers, was unavailable.
  • Unusable Dog Area: The designated dog area is described as a small, sandy enclosure where pet waste was not being cleaned up, rendering it unusable for dog owners.
  • Mold and Disrepair of Cabins: The exterior of the cabins is reported to have moldy green growth and areas where siding is falling down, indicating a state of disrepair.
  • Rusty and Unsafe Amenities: The "deluxe" cabin rented by one guest had a patio area with a grill and fire pit, but both the fire pit and a swing were described as being rusty and dangerous for small children due to exposed edges.
  • Overall Trashy and Run-Down Appearance: The general consensus from multiple reviews is that the campground does not appear rustic but rather trashy and run-down, with exposed wires (not in conduit) and broken or discarded items visible throughout the property.

These environmental and ongoing activity issues paint a concerning picture for local users seeking a relaxing and enjoyable 'camping near me' experience.

Services and Amenities: Limited Offerings and Poor Condition

The reviews provide mixed feedback on the services and amenities offered at this former K.O.A. campground:

  • Staff: The staff is mentioned as being nice by at least one reviewer, which is a positive aspect of the service.
  • Camp Store: The camp store is described as being limited in its offerings.
  • Fire Rings: Renting a fire ring costs an additional $10, which might be unexpected for some campers.
  • Free Heater in Cabins: A positive note for cabin renters is the availability of a free heater if needed.
  • Grills at Cabins: The cabins are equipped with grills for cooking.
  • Clean but Run-Down Bathrooms: The bathrooms are a significant point of concern. While one reviewer stated they were clean, they also looked dirty and old. Specific issues included half of the soap dispensers not working and a lack of paper towels by 8 pm. Another reviewer recounted finding a soiled toilet left by another guest (not the staff's fault but indicative of overall bathroom conditions).
  • Broken and Dirty Cabin Interiors: Multiple issues were reported with the interior of at least one of the "deluxe" cabins: a broken and crooked bedroom door, tattered curtains, duct tape covering where a hood vent once was, a broken garbage can, a rocking toilet with no flange bolts, a clogged bathroom sink stopper, unusable cooking pans, a stove with only one working burner, a sticky and dirty table, a dirty mattress cover (indicated by a previous guest's water bottle found under the mattress), a couch/bed with springs popping through, and a rusty refrigerator.
  • Non-Functional Wi-Fi: The Wi-Fi was reported as not working. Guests were told to go to the clubhouse to use it, but the signal did not extend back to the cabins.

The limited camp store, the additional cost for a fire ring, and the numerous issues with the condition and functionality of the facilities, particularly the bathrooms and cabins, are significant drawbacks for potential local campers.

Features: Updated Playground, Nearby Store, but Limited Elsewise

The campground's features appear to be limited and overshadowed by the negative aspects reported in the reviews:

  • Updated Playground: This is a positive feature, offering a recreational area for children.
  • Proximity to Dollar General: The adjacent Dollar General provides convenient access to basic necessities.
  • Pool (When Operational): While closed during one visitor's stay, a pool is mentioned as an amenity, although it was not heated.

However, the lack of a usable dog area, the non-functional Wi-Fi outside the clubhouse, and the poor condition of other amenities detract significantly from any positive features.

Promotional Information: None Evident, Strong Negative Feedback

There is no promotional information available in the provided reviews. Instead, the overwhelming sentiment is negative, with at least two reviewers stating they would not stay again or recommend the place. One reviewer who stayed in a "deluxe" cabin expressed extreme dissatisfaction with the filth and disrepair and reported leaving a day early due to the conditions and lack of advertised amenities (pool and Wi-Fi). This reviewer also mentioned contacting the new owner about the issues without receiving a response and felt a refund beyond the returned deposit was warranted.

Given the strong negative feedback and the detailed accounts of poor conditions, potential local users should approach this campground with extreme caution. The significant issues reported across multiple reviews, including the ongoing construction and debris, the state of disrepair of the cabins and bathrooms, and the non-functional amenities, suggest that the current experience may not align with the expectations of a typical 'camping near me' getaway.

Objective Summary: Proceed with Extreme Caution

The campground at 4513 FL-46, Mims, FL, formerly a K.O.A., is currently facing significant challenges based on recent customer reviews. While the staff is mentioned as being nice and the playground is updated, the overwhelming feedback points to a campground plagued by extensive construction and debris, run-down and unclean facilities (particularly bathrooms and cabins), and non-functional amenities like the pool and Wi-Fi. The proximity to a busy highway also contributes to noise issues for some campsites. The strong negative sentiment and lack of positive promotion suggest that local users searching for 'camping near me' should be extremely cautious and consider alternative options in the Mims, Florida area. It is highly recommended to seek more current information and potentially look at other campgrounds before considering a stay at this location.
