I lived here for six months. I was planning on staying indefinitely. The low rent ($650/month) was the only good thing about this place. They had dozens and dozens of trailers here and only one small dumpster. The thing was overflowing with garbage every day and when you entered the place it was the first thing you saw. When I moved in I got the crappiest trailer they had because it was all they had. It was January and many of the windows didn't close all the way so cold winter air came in. They had to nail the windows shut from the outside. I had a neighbor whom I had several problems with who seemed to think he didn't need to answer for his actions because he'd been there a long time. The reason I left was because I was promised a much nicer trailer that was being refurbished. It was promised to me at the same rent. It took about a month and a half to get it ready. I had been in constant contact with the manager concerning my interest in moving into the trailer. When it was finally finished they gave it to some young guy who nobody had ever seen before without even notifying me it was being given to someone else. So instead of giving it to a current resident who paid his rent several weeks early every month they just pulled the rug out from under me with no notification. When I finally got a hold of the manager I was told that "somebody" told them I wasn't interested. But don't bother asking me, right? Well I gave them a 30 day notification of vacating the property the next day which I don't think was even required. Also, you would think that a place that was populated by mostly senior citizens would be mostly drama free but this place is far from that. - Gary Stump Sr

Maple Rock Campsite Introduce

For local users searching within the "camping near me" category, it is crucial to understand that Maple Rock Campsite, located on PA-715 in Henryville, PA 18332, USA, functions primarily as a long-term, low-income permanent residence rather than a traditional campground for short-term camping or recreational vehicle stays. The information available from resident reviews strongly indicates that this location is not suitable for tent camping or typical campground experiences. With contact numbers (570) 629-0100 and +1 570-629-0100, Maple Rock Campsite seems to cater to individuals seeking affordable, longer-term housing solutions in the Henryville area.

One former resident who lived at Maple Rock Campsite for six months had a largely negative experience, citing the "low rent ($650/month)" as the only positive aspect. This suggests that affordability is a key characteristic of this location. However, this resident detailed several significant issues that potential long-term residents, not short-term campers, should be aware of. These included inadequate waste management, with "dozens and dozens of trailers" relying on "only one small dumpster" that was consistently overflowing and created an unpleasant first impression upon entering the property.

The quality of the trailers was also a concern for this former resident. Upon moving in, they received what they described as "the crappiest trailer they had," which suffered from disrepair, including windows that did not close properly, allowing cold winter air to enter. The solution provided was to nail the windows shut from the outside, highlighting the potentially poor condition of some of the housing units.

Social issues within the community were also mentioned, with the former resident reporting problems with a neighbor who seemed to believe they were exempt from accountability due to their long-term residency. This suggests potential challenges related to community dynamics and conflict resolution within the park.

The primary reason for this resident's departure was a negative experience with management regarding a promised upgraded trailer. After waiting approximately a month and a half for a refurbished trailer that was promised at the same rent, it was given to a newcomer without any notification to the current resident who had expressed consistent interest and paid rent early. This lack of communication and perceived unfair treatment led to the resident vacating the property, underscoring potential issues with transparency and resident relations.

The former resident also noted a surprising level of social dynamics, stating, "Also, you would think that a place that was populated by mostly senior citizens would be mostly drama free but this place is far from that." This suggests that the community might not be as quiet or peaceful as one might expect in a predominantly senior resident setting.

In contrast, a current resident who has lived at Maple Rock Campsite for the past year and a half offered a more positive perspective, describing it as "nice and quiet with cool wildlife and a very understanding landlord." This suggests that experiences may vary, and some residents find the environment agreeable. The landlord is specifically praised for being "very understanding," which can be a significant factor for long-term renters.

This current resident also noted that the "maintenance crew tends to fix most issues within 24 hours," indicating a responsive maintenance service for residents. This is a crucial aspect for the upkeep and comfort of long-term living spaces.

However, even this positive review mentioned some drawbacks related to the trailers themselves, stating, "Trailers aren't the best insulated though, and mine has a mold smell I can't seem to get rid of." This reinforces the potential for issues with the quality and condition of the trailers, such as poor insulation and persistent problems like mold.

Despite these issues, the current resident finds it to be "a good option" for those who are "broke and need a place to live," again highlighting the affordability aspect. They provided details about their own living situation: a "2 bed 1 bath for 600/mo" with a flexible lease that can be "either month to month or week to week." The rent includes all utilities except heat and internet, which is an important consideration for budgeting long-term living expenses.

The current resident also mentioned that "Pocono Pony sends its short bus out here, too," indicating accessibility to local transportation services, which can be beneficial for residents without their own vehicles. They also noted that the accessibility for individuals with disabilities is "not terribly handicapped accessible" but suggested that it might be possible to "work something out with the landlord to make it more so," indicating a potential willingness to accommodate specific needs.

Based on these reviews, Maple Rock Campsite appears to function as a low-cost, long-term residential trailer park rather than a traditional campground catering to short-term campers. The environment is described as generally quiet by one resident, with the added benefit of wildlife sightings. The landlord is noted as understanding, and maintenance issues are reportedly addressed promptly. However, potential residents should be prepared for the possibility of older, poorly insulated trailers, potential issues with mold, and the challenges of community living in a densely populated trailer park with limited waste management infrastructure. The experience of one former resident also suggests potential issues with management communication and fairness.

Given this information, local users searching the "camping near me" category for a place to pitch a tent or park an RV for a vacation or short stay should likely look elsewhere. Maple Rock Campsite seems geared towards providing a basic and affordable long-term housing option. There is no indication of typical campground amenities or services for short-term visitors.

There is no promotional information available for short-term camping, as the reviews do not suggest this is the primary function of Maple Rock Campsite. The "low rent" mentioned pertains to long-term trailer rentals. Therefore, it is essential for local users to understand the nature of this property before considering it as a "camping near me" option.

In conclusion, for local users in the Henryville, PA area seeking long-term, low-income housing, Maple Rock Campsite might be a viable option to explore, keeping in mind the potential drawbacks mentioned in the resident reviews. However, for those looking for a traditional campground experience for tents or RVs, Maple Rock Campsite does not appear to be a suitable choice based on the available information. It functions as a residential trailer park with a focus on affordability for long-term tenants.
