3 Mile RV Park Introduce
If you are searching for "RV parks near me" in the Butler, Missouri area, 3 Mile RV Park, located at I-49 and MO 52 EAST EXIT 129, Butler, MO 64730, USA, is one option to consider. You can reach them at (660) 679-4718 or their mobile number +1 660-679-4718 for inquiries. It is important to note that the publicly available reviews for this RV park present a starkly contrasting picture, with some long-term residents expressing positive experiences while others detail significant negative interactions with the owner.
3 Mile RV Park is situated just off Interstate 49 at the MO 52 East exit (Exit 129), making it easily accessible for travelers. This location could be a convenient stop for those passing through the area or seeking a park with good highway access. However, potential guests should carefully consider the information presented in the reviews before making a decision.
Environment and Location (Based on Conflicting Information):
One long-term resident of three years describes the RV park as "very quiet," which could be a significant draw for those seeking a peaceful environment. This resident also appreciates that they can have their dog at the park, indicating a pet-friendly policy. The same reviewer mentions that the owner "keeps the rv park clean and safe," suggesting a well-maintained and secure environment, at least according to their experience.
However, multiple other reviews paint a very different picture of the environment, primarily concerning interactions with the owner rather than the physical surroundings themselves. While the immediate natural environment is not extensively described, the focus of the negative feedback suggests that the interpersonal environment created by the management is a significant factor for many former residents.
The positive review highlights a quiet, clean, and safe environment, while the negative reviews do not directly contradict these aspects but instead focus on the owner's behavior as creating a negative living experience.
Services and Amenities (Based on Conflicting Information):
One long-term resident praises the owner as "very respectful and a caring person," indicating positive interactions and a supportive management style, at least in their experience over three years. This suggests that some residents may find the owner to be accommodating and helpful.
However, the majority of the other reviews detail significant issues with the owner's reliability, memory, and interpersonal conduct. These reviewers allege that the owner suffers from "age-related mental decline," leading to her forgetting conversations, approvals, and information she has been given. This unreliability is described as causing "costly and ridiculous drama" for residents.
Specific instances cited include the owner allegedly approving a roof repair with a tarp and then demanding its immediate removal, only to later insist that the repairs resume without the necessary covering. This inconsistency in communication and decision-making is portrayed as highly problematic and costly for the affected resident, ultimately leading to their departure from the park.
Furthermore, one reviewer accuses the owner of "lies about what she approves" and "lies about where I went after I left," including the serious and unfounded claim of the reviewer's arrest. This escalation to slanderous behavior, according to the former resident, resulted in the threat of legal action. These allegations paint a picture of severely strained relationships between the owner and some residents, raising serious concerns about the management's professionalism and conduct.
The positive review does not mention specific amenities, but the negative reviews focus almost entirely on the owner's behavior rather than the physical services or amenities of the park itself. Therefore, objective information about typical RV park amenities like hookups, restrooms, laundry, or recreational facilities is largely absent from the provided feedback.
Features (Based on Conflicting Information):
Based on the limited and conflicting reviews, potential features of 3 Mile RV Park include:
- Quiet Atmosphere (according to one long-term resident).
- Pet-Friendly (dogs are allowed, according to one long-term resident).
- Convenient Highway Access (located off I-49 at Exit 129).
- Potentially caring and respectful owner (according to one long-term resident).
However, these potential positives are significantly overshadowed by the serious allegations and negative experiences reported by other former residents, which include:
- Owner's alleged age-related mental decline leading to unreliability and forgetfulness.
- Inconsistent communication and changes of mind regarding approvals.
- Accusations of untrustworthiness and causing "costly and ridiculous drama."
- Allegations of lies and slanderous behavior towards former residents.
These starkly contrasting viewpoints make it difficult to objectively assess the features of 3 Mile RV Park without further information and potentially direct experience.
Promotional Information and Why Consider (or Exercise Extreme Caution):
Given the severely conflicting nature of the available reviews, it is impossible to provide standard promotional information for 3 Mile RV Park. While one long-term resident expresses contentment with the quiet atmosphere, cleanliness, safety, pet-friendly policy, and caring owner, the multiple negative reviews detailing significant issues with the owner's behavior and reliability cannot be ignored.
For local users searching for "RV parks near me" in the Butler, MO area, 3 Mile RV Park's convenient location off I-49 might be initially appealing. The positive experience of a long-term resident also suggests that some individuals may find it a suitable place to stay.
However, the numerous and serious allegations of untrustworthiness, forgetfulness, inconsistent communication, and even slanderous behavior on the part of the owner should prompt extreme caution for any prospective residents. The potential for "costly and ridiculous drama" and the feeling of being in a "miserable hell hole" (as described by one former resident) are significant red flags.
Individuals considering 3 Mile RV Park should:
- Be aware of the highly conflicting reports regarding the owner's management style and reliability.
- Attempt to gather more recent and diverse feedback from current residents if possible.
- Consider a short-term stay initially to assess the environment and management firsthand before committing to a longer period.
- Document all communications and agreements with the owner in writing to avoid potential misunderstandings or changes of mind.
- Be prepared for potential challenges in communication and inconsistent enforcement of policies.
In conclusion, 3 Mile RV Park offers a convenient location and has at least one long-term resident who reports a positive experience. However, the significant and concerning allegations from multiple other former residents regarding the owner's behavior and management style necessitate extreme caution. Prospective guests should weigh these conflicting reports carefully and conduct thorough due diligence before choosing to stay at 3 Mile RV Park.

May 05, 2024 · Amy ThompsonOwner is suffering from age related mental decline. Can’t remember conversations, can’t remember what she approved of, can’t remember what she’s been told, and is completely unreliable. Completely untrustworthy, and you’ll be feeling the pain of the aftermath for months after you depart. Don’t bother with this place, it will cost you far too much to deal with this woman. It has been brought to my attention that the owner is now claiming that I have been arrested and have been calling her from jail. None of that is true, and legal action will be taken to ensure a cease and desist of this slanderous illegal behavior on the part of the owner. The owner said that I could repair my roof. Then she changed her mind or forgot that she said I could repair my roof. She approved of the tarp initially, and only had problems with it after several days.Between her lies about what she approves and her lies about where I went after I left that miserable hell hole, she’s digging herself a deep hole of legal trouble.I’m in a much better park now, with a yard of my own, and I will be allowed to repair my camper here. And it’s even cheaper than 3 Mile! Can’t wait to fix the roof, build a deck, and make a home.Hilarious that she now says tarps aren’t allowed. She approved of the tarp, which was needed for the roof repairs. A few days later she seemed to have forgotten that she’d already talked to me about it and approved of it…because she wasn’t polite saying “sorry I’ve changed my mind, it has to come down”. Instead she was screaming like a Karen about it and demanded that I take it down immediately. I was at work at the time, but as soon as I got free I went and got the tarp taken down. I didn’t argue the point or remind her that she had said it was ok, because she was completely unhinged like a toddler throwing a tantrum, and when adults behave that way they cannot be reasoned with. A few more days after I had complied with her demand to remove the tarp, she calls me again screaming about the fact that the roof repairs had stopped (due to the fact that the tarp had been taken down). She wanted me to get those roof repairs resumed immediately, despite the fact that she would not allow the tarp to be put back up to facilitate the repairs. I tried to explain that the repairs couldn’t resume while it was uncovered/exposed to the rains, but that I’d be happy to get the repairs underway again just as soon as I could figure out some manner of covering it that would meet with her approval. Her response was to demand that the camper be removed from the property in 72 hours. I had it gone in 24 hours. This is the kind of costly and ridiculous drama that this elderly widow routinely subjects her residents to. Do not tangle with this nutjob. There are better places run by better people, not too far away.
Aug 27, 2023 · Maggie DeighThis is a very nice rv park. Yes you can fish on the pond, but not after dark . No swimming in the pond either. But above all its peaceful and quiet. Our dogs loved it there so did we. We tried to be helpful to our nieghbors as much as we could. We had a few issues, but never broke the rules. My moms dog inwhich I inherited cause she passed away got out a few times and he had nipped at a few guests as I had a friend staying with us whose two year old wasnt so nice to our dogs. We would love to come back as it's a nice place to live.. would be nice if there was a shower house on the property for those that dont have showers in the camper s.
Jun 12, 2021 · Mm MinorIt was easy to find and a good place to rest for the night. For longer stays, it is best if you have your own bathroom in your camper but we don't. It is just a short 5 minute drive to clean restrooms at Casey's in Butler.
Jun 25, 2020 · Marianne TobinNot family friendly!! Trying to choose a park to stay while my husband works in the area. The prices are good but this park doesn't allow children and the owner was incredibly rude on the phone.
