Although the community is aesthetically pretty, the management of the property is horrific! The property is on a well system that when the electricity is turned off, the pumps are as well and you have no water. Also, the water Quality is supposed to be checked every year and the last two or three years I was there. We got no report on it. When I did get a report, copper and lead levels were not given and report said property was fined for not reporting quality levels over the years. The owners and management do not allow homeowners to have roommates, which has caused great financial difficulties for some residence. They allow family members but will charge you more per month on your space fee if they are approved many people do have roommates though and live in fear of being caught, and having to make them leave. The senior property manager Tony is one of the rudest, meanest, disrespectful humans I have ever met and Donna who was before her was almost as bad. I would absolutely say pass on this community. There are many other nice mobile home parks in San Diego. You don’t have to put up with , the horrible treatment that homeowners get from this management and owners - Loti Osmundson

Alpine Oaks Estates Introduce

Are you searching for 'RV parks near me' or considering a mobile home community in the Alpine, California area? Alpine Oaks Estates, located at 3505 Alpine Blvd, presents itself as a potentially aesthetically pleasing community. However, it is critical to be aware of significant and concerning feedback from former residents regarding the property management, water system reliability and quality, and certain restrictive policies. While the visual appeal might be a draw, the reported issues warrant serious consideration for anyone contemplating residing there, whether in an RV or a mobile home.

One former resident acknowledges that "the community is aesthetically pretty," suggesting that the physical appearance of Alpine Oaks Estates might be appealing, with well-maintained landscaping or attractive home sites. This initial positive impression, however, is quickly countered by severe criticisms of the property management. The reviewer states that "the management of the property is horrific!" This strong condemnation should immediately raise red flags for any potential resident. Such feedback often indicates systemic issues that can significantly impact the quality of life within the community.

A major concern highlighted is the property's reliance on a "well system." According to the reviewer, when the electricity is turned off, the water pumps also cease functioning, resulting in a lack of water for the residents. This dependence on electricity for water supply creates a significant vulnerability, especially in an area prone to power outages. For RVers who rely on consistent water hookups and mobile home owners alike, the prospect of extended periods without water due to power failures is a serious consideration.

Furthermore, the water quality at Alpine Oaks Estates is called into question. The reviewer states that the water quality is "supposed to be checked every year," but during their last two or three years living there, they received no report. When a report was finally received, it allegedly omitted crucial information, such as copper and lead levels. The report also supposedly indicated that the "property was fined for not reporting quality levels over the years." These allegations of neglected water quality monitoring and unreported fines raise significant health and safety concerns for all residents, including those in RVs who might be using the park's water supply.

The policies regarding residency also appear to be problematic. The reviewer states that "the owners and management do not allow homeowners to have roommates," which has caused "great financial difficulties for some residence." While family members are reportedly allowed, there is an additional monthly charge on the space fee for approved family roommates. This restrictive policy on roommates, coupled with the added cost for family, suggests a lack of flexibility and potential financial strain for residents. The fact that "many people do have roommates though and live in fear of being caught" indicates that this policy is not always adhered to but creates an atmosphere of anxiety and potential eviction for those who do not comply.

The negative experiences with the property management extend to personal interactions. The former resident describes the "senior property manager Tony" as "one of the rudest, meanest, disrespectful humans I have ever met," and states that a previous manager, Donna, was "almost as bad." Such strong personal criticisms of management personnel are deeply concerning and suggest a potentially hostile or unpleasant environment for residents to interact with those in charge. For RVers requiring assistance or mobile home owners needing to address issues, dealing with rude or disrespectful management can be a significant source of stress.

Based on these experiences, the former resident offers a strong recommendation to "absolutely say pass on this community," advising that "There are many other nice mobile home parks in San Diego" and that potential residents "don’t have to put up with the horrible treatment that homeowners get from this management and owners." This emphatic warning should not be taken lightly by anyone considering Alpine Oaks Estates as a place to live, whether in a mobile home or an RV.

The second review, from an individual passing through on a bicycle, provides a different but equally negative perspective on the management's behavior towards non-residents. The cyclist, who was waiting at the bus stop in front of the mobile home park and had missed a few buses over an hour and a half, was approached by management. Despite explaining that they were simply waiting for the bus and not causing any problems, management "insisted that I need to leave" and "demanded explanations why I was there not accepting me just waiting for the bus." This interaction portrays a lack of understanding, empathy, and potentially an overzealous approach by the management towards individuals near the property, even those not posing a threat or disturbance.

Given these two independent accounts, both highlighting significant issues with the management and policies of Alpine Oaks Estates, prospective residents, including those seeking 'RV parks near me' for long-term stays, should proceed with extreme caution. The aesthetic appeal of the community appears to be overshadowed by serious concerns regarding the reliability and quality of the water system, restrictive residency policies, and notably negative experiences with the property management.

There is no information available regarding specific services or features that might be offered to RV guests, such as the availability and type of hookups, laundry facilities, pet policies, or recreational areas. Similarly, there is no promotional information provided. The focus of the existing reviews is squarely on the negative aspects of management and community policies as experienced by mobile home residents and even a transient individual near the property.

In conclusion, while Alpine Oaks Estates in Alpine, CA, may present a visually attractive environment, potential residents, including those seeking 'RV parks near me,' must carefully consider the serious concerns raised by former residents. These include a potentially unreliable well-based water system, alleged issues with water quality reporting, a restrictive no-roommate policy, and accounts of rude and disrespectful property management. The strong recommendation to avoid this community suggests that the aesthetic appeal may not outweigh the significant challenges reported by those who have experienced living there or even interacting with the management briefly. Thoroughly investigating these concerns and seeking alternative options in the San Diego area would be prudent for anyone considering residing at Alpine Oaks Estates.
