Concerns Raised in Customer Reviews: The available customer reviews for Applewood Pointe Mobile Home Park raise several concerns that potential residents should carefully consider. One reviewer expresses significant discomfort with the behavior of the individual responsible for lawn care and property maintenance. This person is described as "a creep" who allegedly looks under tarps and into other properties. Additionally, this reviewer claims to receive violations for minor infractions, such as grass being slightly overgrown or patio furniture appearing messy, and characterizes the maintenance worker as a "weird guy who stalker people." These are serious allegations that suggest potential issues with privacy and the conduct of property staff.
Another reviewer highlights concerns related to the financial aspects of living at Applewood Pointe. They state that the "lot rent is raised every year," with a significant increase of over $500 in the current year mentioned. This suggests a trend of substantial annual increases in the cost of residency, which could impact the affordability for long-term residents. This reviewer also points out issues with the physical condition of the property, noting that "driveways have cracks patios have cracks." This indicates potential disrepair in the infrastructure of the park. Furthermore, they mention a strict parking policy, stating that "if your car isn't on your concrete pad you will be towed away," which could be inconvenient for residents and their visitors.
Environment, Services, and Features (Based on Limited Positive Information): The provided customer reviews focus primarily on negative experiences related to maintenance and management. As a result, there is limited information available regarding the positive aspects of the environment, services, and features of Applewood Pointe Mobile Home Park. Typically, a mobile home park would offer individual lots for manufactured homes with utility hookups. There might also be communal areas or basic infrastructure, but the reviews do not provide insights into these aspects at Applewood Pointe.
It is common for mobile home parks to have rules and regulations governing the community, and management is responsible for enforcing these rules and maintaining the property. The reviews suggest that the enforcement of rules at Applewood Pointe might be perceived as overly strict or inconsistent, particularly concerning minor aesthetic issues. The alleged behavior of the maintenance worker also raises concerns about the overall environment and the comfort and security of residents.
The information about increasing lot rent and the condition of driveways and patios suggests potential issues with the upkeep and financial management of the park. These are important factors for potential long-term residents to consider.
Promotional Information (Based on Objective Assessment): Given the serious concerns raised in the available reviews, it would be inappropriate and misleading to present promotional information in a positive light based solely on the provided data. Objectively, potential local users searching for "RV parks near me" who come across Applewood Pointe Mobile Home Park should be aware of the significant negative feedback from individuals who have experience with the property. These concerns relate to alleged inappropriate behavior by maintenance staff, strict and potentially unreasonable enforcement of minor property appearance rules, substantial annual increases in lot rent, and issues with the physical condition of the park's infrastructure.
Conclusion and Recommendation: Based on the information available, particularly the direct feedback from individuals who have reported negative experiences at Applewood Pointe Mobile Home Park, potential residents should exercise considerable caution. The allegations of intrusive behavior by maintenance staff and overly strict enforcement of minor rules could create an uncomfortable living environment. The reported significant annual increases in lot rent pose concerns about affordability and long-term cost stability. Additionally, the mention of cracked driveways and patios suggests potential neglect of the property's infrastructure.
Local users seeking "RV parks near me" for long-term residential options in the Middletown, Ohio, area are strongly advised to conduct thorough due diligence if considering Applewood Pointe Mobile Home Park. This should include seeking additional information from multiple sources, such as online reviews on other platforms, and potentially contacting current residents (if possible and safe to do so) to gain a broader perspective on the living conditions and management practices. Visiting the property in person to assess its overall condition and environment is also highly recommended.
The negative feedback highlights potential risks associated with this particular mobile home park that should not be ignored. It is crucial for prospective residents to weigh these concerns carefully against any potential benefits the park might offer. Exploring other options for mobile home living or RV parks in the vicinity of Middletown may be advisable to ensure a more positive and stable long-term living experience.
In conclusion, while Applewood Pointe Mobile Home Park in Middletown, Ohio, at 1988 Hummingbird Cir, offers a location for long-term manufactured home living, the available customer reviews raise significant concerns regarding property maintenance practices, management conduct, and increasing costs. Potential residents should proceed with extreme caution and conduct thorough research before considering this community as their long-term home.

Sep 18, 2024 · Linda RoseGreat place to live. Very clean and quiet. Great seeing families at the park and the kids playing. Manager of the park,he is great!! Very nice and welcoming.Living here over 7 months now and I'm so happy here. It's beautiful and neighborhood is peaceful.
Nov 08, 2022 · Julie HobgoodAlot of ran down lots and the whole park smells of cat urine very badly. Lot 1912 Plainfield a guy was just dumping old cat litter boxes into the yard and had trash allover. Right next to a "new" placed trailer up for sale. Not a good look
Dec 29, 2023 · Khaos JThe manager is beyond rude. My sons rented a mobile home from them and every day that Manager was picking on them every day. A week after living there the manager came to the door and yelled and screamed at our stepmom. They are working with a lawyer now after recieving a a 30 day eviction notice. They nothing wrong at all. Telling them that they never read the lease when they did all of it even gave them a special sheet with the rules on it. Which we already together. Saying that they left trash cans Out for days at a time which was a lie then told us that we couldn’t park in the overture parking area because someone rented it. Everyone in the park fed the stray cats which the Manager said that they were protected. So once in a while would give them a soft can of food. Then was told if we fed them they were would be responsible . And then gave him a 30 day eviction notice because they were tired of being messed with. Thank God they found a townhouse for 100 bucks less and more beautiful
