For those seeking affordable homeownership or long-term rental options in a community setting within Burnsville, Minnesota, Arbor Vista offers a distinct choice. The environment of Arbor Vista is situated in Burnsville, a thriving suburb south of Minneapolis in the Twin Cities metropolitan area. Burnsville offers a blend of urban amenities and natural beauty, characterized by its numerous parks, lakes, and proximity to the Minnesota River Valley. This location provides residents with convenient access to a wide range of services, including shopping centers, diverse dining options, healthcare facilities, and educational institutions. Manufactured home communities like Arbor Vista typically feature a layout of individual home sites, often with modest landscaping, contributing to a sense of individual space and neighborhood within the larger suburban context. The design aims to provide a comfortable and accessible living environment. Given its location in Burnsville, residents of Arbor Vista would benefit from the city's infrastructure and public services, including public safety, municipal utilities, and access to local schools, which are often a draw for families.
In terms of services and features, Arbor Vista, as a manufactured home community, provides the foundational elements for residential living. This includes the leasing of individual land sites for manufactured homes, with essential utility hookups for water, sewer, and electricity. While specific inclusions in lot rent should always be verified directly with the park management, common features in professionally managed communities often include on-site management, maintenance of common areas, and designated parking. Promotional materials for manufactured home communities frequently highlight amenities designed to enhance the resident experience and foster a sense of community. These might include common recreational facilities such as playgrounds, community clubhouses for gatherings, and possibly outdoor spaces for relaxation and social interaction. Many manufactured home communities are also pet-friendly, offering designated areas or policies to accommodate residents with pets. The core feature remains the opportunity for residents to own their manufactured home while leasing the land, which can represent a more affordable pathway to homeownership compared to traditional housing markets in the region. This model allows for a stable and independent living situation.
Arbor Vista is marketed as an all-ages community, meaning it welcomes residents of all life stages, including families with children, young professionals, and retirees. This demographic diversity can contribute to a vibrant and inclusive community atmosphere. The provision of well-maintained homes, potentially available for sale or rent directly through the park or affiliated dealers, offers flexibility for prospective residents. The community aims to provide an environment where residents can enjoy a sense of belonging and community spirit. Access to local public transportation routes and major roadways like I-35W and County Road 42 further enhances the convenience for residents, providing easy commutes to employment centers and other attractions within the Twin Cities metropolitan area.
However, an objective introduction must also incorporate direct feedback from customers, which provides a more nuanced picture of the resident experience. Reviews for Arbor Vista present a mixed perspective, particularly concerning the professionalism of the office staff. One prominent review details significant dissatisfaction with staff demeanor, specifically mentioning a woman named Joana. This resident reported experiencing "disrespectful" behavior, "attitude," and "unprofessional manners" from office staff, noting that questions were met with quick frustration and that comments were made without mindfulness of the community's predominantly older Hispanic couples. The reviewer suggested that this attitude is "taken out on the community" and recommended an anonymous survey for corporate to get a "right picture" of the resident experience, further stating that Joana "shouldn't be in this field if she gets frustrated that easily." This critical feedback points to a significant concern regarding customer service and resident relations, which are crucial aspects of community living.
Conversely, another customer review offers a starkly different and highly positive experience, specifically praising a staff member named Merlie. This resident described their experience as "nothing but amazing," highlighting Merlie as "such a blessing," "very informative," "very professional," and "very welcoming." This review states that Merlie "did Avery thing exactly as she should and blessed me and my son with our very nice and clean unit," concluding with a strong recommendation for others to seek out Merlie's service. This contrasting feedback suggests that the resident experience at Arbor Vista may vary significantly depending on the specific staff member interactions, with some delivering exceptional service while others are perceived as unprofessional.
For prospective residents considering Arbor Vista, it is highly advisable to conduct thorough due diligence. Given the varied feedback on staff professionalism, a personal visit to the office and direct interaction with the management team would be beneficial to assess their demeanor and responsiveness firsthand. It would also be prudent to speak with current residents, if possible, to gain a broader understanding of the community atmosphere and typical management interactions. Clarifying all aspects of the lease agreement, including lot rent, utility responsibilities, community rules, and available amenities, is essential. Understanding the specific policies on resident communication and complaint resolution would also be valuable. While the park offers the advantages of affordable homeownership in a desirable suburban location, understanding the potential challenges related to staff interaction is key to making an informed decision about living at Arbor Vista. For direct inquiries, the community can be contacted at (952) 447-4145 or +1 952-447-4145.

Arbor Vista Reviews
I give a one star to the staff at the office, they are very disrespectful to people on the phone, one woman there in particular likes to respond back with a attitude and make comments back, her name is Joana, please be mindful on how you are correcting people if they are in the wrong, you can’t ask them a question because they quickly get upset. They do not have professional manners, I get that working with people can be very hard day to day but you can take that attitude at home, instead the office staff takes it out on the community, the community is filled with mostly older hispanic couples, please know who you are talking to before you make comments back there are numerous people who have complained about this, corporate should really do an anonymous survey and get the right picture of what we get from the office, and Joana shouldn't be in this field if she gets frustrated that easily.

Jan 15, 2025 · Vanda JonesI've been here 20 years - when it was Camelot acres residents could receive free exterior paint, if needed, free grass seed in the spring and free leaf bags in the fall. The roads and multiple parking spaces would be plowed in a timely manner. The park maintenance was good. NOW the roads don't get plowed quickly (parking spaces don't get plowed at all). Bags of leaves aren't being picked up. Lot rents keep going up but service is going down.
Feb 03, 2023 · Beverly SabreHorrible management and that is an understatement, back in the year 2000 when it was Camelot Acres they had a really good team, but for some reason they start leaving ,and over the years it got worse and worse and they just care about their money , roads are horrendous during winter, they barely clean it, and summer they close the pool completely because they don’t want to spend the money on maintenance, today in the year 2022 they do not open the office consistently if you need something is more likely that they are going to be close with no sign to inform you what’s going on. I hope my review helps fix this issues because the peoples here deserves better and if you have a choice don’t come here.
Oct 01, 2022 · Allen LibaghI've lived here for 11 years and I've had nothing but problems with the management. We've been through 4 or 5 managers from 3 different management companies and it's just gotten worse over time. For the current ones, they're never in the office, and when they are they close several hours before their posted closing time.Rules are never enforced, and the plow service is terrible. It's 2:00PM and the road I live on still has 8 inches of snow that goes out about 6 feet into the road. I have a 4-wheel-drive truck but we also have 2 people living here over 70 and a disabled woman, and they drive smaller vehicles. What if their car gets stuck? Across the street is an elderly man who just got out of surgery, and next to him is another elderly man with a heart condition. Are they just trapped in their houses? What about the kids who have to walk to the bus stop in the morning? What about the parents that have to drive their kids to school? What about everyone who just leaves for work at 7:00AM and doesn't drive a half-ton truck?Oh, and the manager just never came in today, and the voicemail box is full. I tried calling the parent company and THEIR voicemail box is full, so I called THEIR management company and their voicemail box HASN'T EVEN BEEN SET UP! This is insanity! The majority of the houses are fairly nice, and most of the people here are quiet and friendly, but if you're expecting literally anything from the management, you'll be disappointed. Personally, I'd stay away.
