Based on the available customer reviews, Arlington Valley presents a community with both long-standing positive attributes and some areas of concern for prospective residents and RVers. One long-term resident of 25 years highlighted the park's appealing feature of mature trees, which initially attracted them to the location. They also praised the cleanliness of the park, the quiet atmosphere of their area, and the friendliness of their neighbors. Furthermore, they commended the management and staff, including the maintenance team, for their pleasant and professional demeanor. This positive feedback suggests that Arlington Valley can offer a well-maintained and peaceful living environment with a strong sense of community.
Adding to the appeal of the natural surroundings, the same reviewer mentioned occasional visits from woodland creatures, indicating a connection to the local ecosystem and a potentially pleasant environment for nature lovers. This could be a significant draw for those seeking a mobile home park that offers a touch of natural beauty within the Bloomington area.
However, other feedback introduces some important considerations. One resident who has lived in Arlington Valley for three years reported not having any major problems but expressed a concern regarding the lack of tree trimming, specifically hoping that limbs would be trimmed to prevent potential damage to homes. This suggests that while the mature trees are an attractive feature, their maintenance might be an area needing attention.
A significant point of concern raised by this resident is the annual rent increase of at least $20 every January. This consistent increase could be a crucial factor for budget-conscious individuals and those planning for long-term residency. While the current rent rates are not provided, the predictable annual increase should be factored into any financial considerations.
The same reviewer also highlighted a safety concern related to the mail area, noting that cars sometimes zoom over speed bumps without paying attention, creating a potentially dangerous situation for residents collecting their mail. They suggested the implementation of more "slow" signs to improve safety in this area. This is a critical piece of information for prospective residents to be aware of, especially those with mobility issues or families with children.
Regarding pet policies, one reviewer mentioned that pets are allowed but may incur extra costs. This is a common policy in many mobile home parks and RV parks, but it's essential for pet owners to inquire about specific fees and regulations related to pets, such as size or breed restrictions.
The concluding remark from one reviewer, "With that said it's not the best but it could be if new owners actually care so we'll see by there actions," suggests a sense of hope for potential improvements under current or new ownership. This implies that while there are existing positive aspects, there might be areas where the park could be enhanced to provide an even better living experience.
Based on the available information, Arlington Valley offers a mobile home park with mature trees, a generally clean and quiet environment in some areas, and friendly neighbors. The management and maintenance staff are described as pleasant and professional. These are significant positives that could appeal to individuals and RVers looking for a stable and community-oriented setting within the "RV parks near me" category in Bloomington.
However, prospective residents should also carefully consider the potential for annual rent increases, the reported safety concerns in the mail area, and the potential for extra costs associated with pets. The feedback regarding the need for tree trimming also suggests that ongoing maintenance in all areas of the park might be something to inquire about.
As there is no specific promotional information available in the provided reviews, it is recommended that interested individuals contact Arlington Valley directly at the provided phone numbers to inquire about current rates, availability, and any special offers that might be available. Speaking with the management will also allow potential residents to address the concerns raised in the reviews and gain a clearer understanding of the current living conditions and park policies.
In conclusion, Arlington Valley Mobile Home Park in Bloomington, Indiana, offers a community with established positive attributes such as a mature environment and friendly residents. However, potential rent increases and safety concerns related to traffic around the mail area should be carefully considered by those searching for "RV parks near me" or long-term mobile home living options. Direct communication with the park management is crucial to obtain the most up-to-date information and assess whether Arlington Valley meets individual needs and preferences.

Arlington Valley Reviews
Rent goes up at least $20 per month every January. Pets are allowed but can cost extra. I have lived here for 25 years and it was all of the trees that first attracted us to this park. Park is kept clean and our area is quiet and neighbors are friendly. Management and staff, including maintenance staff, are always pleasant and professional. We even have woodland creatures visit from time to time.
Aug 22, 2024 · Kathleen ClevengerWe've lived here 3 years now and not had any problems. I do hope that tree's in the area would be trimmed back so limbs dont fall & damage my home. I do not like $20 each yr hopefully this will change. Careful getting mail or you may be hit by cars zooming over speed bumps not paying attention at all 😞 😕 maybe more slow sighns will help cause I worry about my & others safety when getting mail really dangerous. With that said it's not the best but it could be if new owners actually care so we'll see by there actions 😁 😉
Feb 05, 2025 · Ernie WrightI have nothing but good things to say about Arlington Valley Mobile park, and Laurie and Brian. I bought a trailer there 4 years age for my daughter to live in. They keep the place nice and clean. And when my daughter had a problem with a neighbor, they were right there immediately and took care of it. There is a beautiful, clean swimming pool. The location could not be better. It's just a few minutes from downtown, and I69.
Aug 26, 2020 · Allan JonesDon't waste your time. They raise rent once or twice a year $20 and nothing is included, no trash, no water and you pay property taxes. So I'm unsure why they raise the rent if you pay property tax and all utilities and they don't clean the trees or roads and if something is damaged due to them being negligent your still responsible. I'm unsure why the lot rent is going up for if you pay everything and nothing is included.Your responsible for you water meter but pay a $8 for using it monthly. They will go on your property (without permission) if it's broken/cracked and charged you $90-350 for a new one and you pay them water.A lot of drugs and homeless around. Lorie is unprofessional and rude. They charge guess at the pool. They don't work with you they will evict you over anything. The new rentals are overcharged and are usually the very active places for drugs. They pick on the people they don't like. Also cops are there all the time. I usually don't leave reviews but it's been awful and been harassed. Just beware
