Heatherwood Mobile Home Community Introduce
For local residents exploring housing solutions categorized under "rv parks near me" on various platforms, it's important to understand that the search results might sometimes include listings for mobile home communities. While distinct from RV parks that typically cater to temporary recreational vehicles, mobile home communities offer a different type of residential living. This introduction focuses on Heatherwood Mobile Home Community, located at 3660 S Leonard Springs Rd, Bloomington, IN 47403, USA, based on information available online. Please note that the following description is compiled from publicly accessible reviews and does not represent an endorsement or verification of the claims made.
Heatherwood Mobile Home Community can be contacted at (812) 200-4042 or +1 812-200-4042 for inquiries. For local users seeking long-term housing options rather than temporary RV parking, understanding the environment, services, and features of a mobile home community like Heatherwood is crucial. Based on recent customer reviews, it's essential for prospective residents to approach with caution and conduct thorough due diligence.
Several reviews paint a concerning picture regarding the management and condition of Heatherwood Mobile Home Community. One recurring theme in the negative feedback is related to the application process and financial requirements. According to one reviewer, individuals with any type of debt may face quick denial of their application, even if they are actively making payments. This suggests a stringent financial screening process that potential applicants should be aware of before incurring any application fees. The same reviewer also expressed dissatisfaction with the lack of follow-up from the management after being told they would receive a call back, indicating potential issues with communication.
Another significant concern raised in the reviews pertains to the physical condition of the mobile homes within the community. One reviewer stated that "every single trailer is falling apart due to incorrect settling of the trailers onto the cinder blocks that make the entire trailers bow." This is a serious structural issue that could impact the safety and comfort of residents. If this claim is accurate, it suggests a systemic problem with the foundation or installation of the homes. Prospective residents should attempt to verify the condition of individual units before committing to a lease or purchase.
Furthermore, there are allegations of mismanagement and a lack of accountability from the office staff and the broader management. One reviewer claimed that "every single issue will inherently be the fault of the tenant, not the mistakes of GBH," implying a tendency to blame residents for problems that may not be their responsibility. This type of management approach can lead to frustration and conflict between residents and the community's administration.
The use of "extremely cheap materials" in the construction or maintenance of the homes was also mentioned by a reviewer, suggesting potential issues with the quality and durability of the properties. This could translate to higher maintenance costs or a lower standard of living for residents.
A particularly troubling accusation involves the behavior of an office staff member who allegedly lives within the community. According to one review, this staff member seemingly disregards community rules, such as erecting a fence while strictly prohibiting other tenants from doing the same. This perceived hypocrisy and unequal enforcement of rules can create a sense of unfairness and resentment among residents.
The most serious allegation involves a reported assault of a resident's son by the same front office staff member during a meeting intended to address the child's behavior. This is an extremely grave accusation that, if true, indicates a severe lapse in professional conduct and potentially poses a safety risk to residents. The reviewer also stated that they were "forced to contact local authorities" due to the property management company's failure to return phone calls as promised, further highlighting communication issues and a lack of responsiveness to resident concerns.
The reviews also suggest a potential manipulation of online feedback. One reviewer claimed that "positive reviews on here are fake, or from lot renters, not trailer renters," and another alleged that "the office staff have instructed and encouraged tenants to write positive reviews to counter the overwhelming negative feedback." If these claims are accurate, they indicate a lack of transparency and an attempt to misrepresent the actual living conditions and management practices at Heatherwood Mobile Home Community.
Finally, a reviewer expressed the opinion that the "rent to own" charges are excessive and advised prospective residents to "find a better place." This suggests concerns about the affordability and financial terms associated with residing in the community, particularly for those considering the rent-to-own option.
Given the overwhelmingly negative feedback presented in these reviews, local users searching for housing options in Bloomington, Indiana, should exercise significant caution when considering Heatherwood Mobile Home Community. While the community offers a physical location at 3660 S Leonard Springs Rd and can be contacted at the provided phone numbers, the reported issues concerning management practices, the condition of the mobile homes, and the overall living environment warrant thorough investigation and consideration of alternative housing options.
It is strongly recommended that any local user considering Heatherwood Mobile Home Community conduct their own independent investigation. This should include visiting the property in person (if possible), speaking with current residents to get their unbiased perspectives, and carefully reviewing any lease agreements or financial terms. Asking specific questions about the structural integrity of the homes, the enforcement of community rules, and the responsiveness of the management to resident concerns is crucial.
Furthermore, prospective residents should be aware of their rights as tenants under Indiana state law and consider seeking legal advice if they have any concerns about the terms of a lease or the management practices of the community. Exploring other mobile home communities or rental properties in the Bloomington area is advisable to ensure that you find a safe, well-managed, and affordable housing solution that meets your needs.
In conclusion, while Heatherwood Mobile Home Community is located in Bloomington, Indiana, and can be contacted for inquiries, the publicly available reviews raise serious concerns about the community's management, the condition of its properties, and the overall living experience. Local users searching for housing options should carefully consider this information and conduct thorough due diligence before making any decisions regarding residency at this location. It is essential to prioritize your safety, comfort, and financial well-being when choosing a place to live.

Heatherwood Mobile Home Community Reviews
If you have any type of debt, do not apply and waste your money on the application fee because you will get denied pretty quickly. They will not work with you even if you are making payments on your debt. Also, the number they provide on the comments when they say " call us and we can get this figured out for you." Yeah, they literally don't call you back. It's been over a month, and I never got a call back. This place truly is a joke. They charge way to much for rent to own. Find a better place if I was any of you looking to live here.
Feb 25, 2025 · Hope HatleyPositive reviews on here are fake, or from lot renters, not trailer renters…Every single trailer is falling apart due to incorrect settling of the trailers onto the cinder blocks that make the entire trailers bow. The office staff have instructed and encouraged tenants to write positive reviews to counter the overwhelming negative feedback. Terribly managed.Every single issue will inherently be the fault of the tenant, not the mistakes of GBH. Even if it’s clear that the tenant isn’t at fault. Bottom dollar matters. Period. Expect EXTREMELY CHEAP MATERIALS, and hypocrisy from management. An example is that one of the office staff who lives here thinks she’s above the rules and has a fence up, but strictly prohibits it from other tenants. The same front office staff member even assaulted my son repeatedly in front of multiple eye witnesses during an intervention in which we were asked to attend to address our son’s behavior.Regional manager seems to take orders and listen to the management specifically causing the issues instead of putting in the effort to get to the actual truth of grievances. We’re forced to contact local authorities because this property management company is terrible at returning phone calls as promised.
Dec 05, 2024 · Jeremy RamsteinI have a good time living here with minimal issues so far. Any issues have been addressed. Just wish there were amenities but due to the kids that tend to run around unattended and reek havoc the community is sadly unable to. The new managers try to make up for it though!
