Park Village Introduce
For local users exploring "RV parks near me" with an eye towards long-term residential options, this introduction provides an overview of Park Village, a mobile home park located at 130 S Greenwich Rd, Wichita, KS 67207, USA. Inquiries can be directed to (316) 686-1121 or their mobile number +1 316-686-1121. It is crucial to note that the publicly available reviews for Park Village present significant concerns that prospective residents should carefully consider.
Multiple reviewers have expressed strong dissatisfaction with the management and living conditions at Park Village. One reviewer stated, "These people are greedy. Don't move here..." and alleged financial mismanagement, suggesting the need for investigation into where residents' money is being allocated. This review further claimed that residents are expected to maintain their lawns and are fined for non-compliance, while the park management allegedly does not uphold the same standard for common areas. Issues with the roads, described as unfixed, and suspicions of a "towing scam" were also mentioned.
Adding to these concerns, the same reviewer reported frequent water outages, initially attributed to repairs but later suspected to be for other reasons. This individual indicated an intention to report these issues to investigators and the news. A disturbing claim of a "cat murder" within the trailer park was also made, contributing to a negative perception of the community's environment. Finally, this reviewer accused the management of frequent rent increases.
Another resident described their time living at Park Village as "probably the worst year of my life." This detailed review outlined several significant problems, including persistent sewage issues that residents were allegedly charged for. The reviewer provided an example of an unusually high water and trash bill, suggesting these sewage problems led to increased costs for residents. Furthermore, this former resident claimed that their $800 security deposit was never returned despite providing forwarding contact information multiple times, and no itemized list of deductions was provided, indicating a potential violation of renter's rights.
The second review did offer limited positive feedback, specifically mentioning "Danika, who works in the office" and the "maintenance man" as being "very kind" and having better ethics than the owners. This suggests that while there are significant systemic issues, some individual staff members may be helpful and ethical.
However, the negative aspects continued, with the reviewer reiterating the issue of residents being charged for not mowing their yards while the park management allegedly does not maintain the common areas to the same standard, leading to a "disappointing" living environment. The presence of "growing pot holes around the park," including one that rendered part of the reviewer's driveway unusable, was also highlighted, with claims of unanswered emails regarding these maintenance issues.
The reviewer concluded with a strong warning against moving to Park Village, especially noting that an open house was being advertised. A particularly concerning detail was provided about the storm shelter, which was described as having a missing door knob (rendering it uncloseable), leaks, and surrounding land that was actively eroding away from the structure, raising serious safety concerns.
Based on these reviews, the environment at Park Village appears to be a significant area of concern. Residents describe unmaintained common areas, deteriorating infrastructure such as roads with potholes, and potential safety hazards like a compromised storm shelter. The allegations of sewage problems and frequent water outages further contribute to a negative perception of the living conditions.
In terms of services and features, the reviews provide limited positive information. While a kind maintenance man and a helpful office worker were mentioned, the overall management and provision of essential services seem to be lacking. The alleged failure to maintain common areas while strictly enforcing lawn maintenance on residents, the issues with water supply, and the unaddressed road repairs suggest a lack of adequate service provision. The handling of security deposits, as described by one former resident, also raises serious concerns about the park's management practices.
There is no promotional information available in the provided text. Typically, mobile home parks might advertise amenities, community events, or special offers to attract residents. However, given the overwhelmingly negative feedback regarding the basic living conditions and management, any potential promotional efforts would need to be weighed against these significant concerns.
Considering the platform category "RV parks near me," it is important to reiterate that Park Village is a mobile home park, primarily designed for long-term or permanent residency in mobile homes. While some mobile home parks may occasionally accommodate RVs on a temporary basis, individuals specifically seeking short-term RV parking with typical RV park amenities should likely look at facilities explicitly advertised as RV parks or campgrounds.
In conclusion, the publicly available reviews for Park Village in Wichita, Kansas, paint a concerning picture for prospective residents. Allegations of greedy management, financial mismanagement, inadequate maintenance (including roads and common areas), unreliable water service, unresolved sewage issues, mishandled security deposits, and a potentially unsafe storm shelter are significant red flags. While a couple of individual staff members received positive mentions, the overarching sentiment from these reviews is strongly negative, with explicit warnings against moving to the park. Local users considering Park Village for long-term residency are strongly advised to proceed with extreme caution and conduct thorough independent investigations, including visiting the property, speaking with current residents (if possible), and seeking clarification from management on the serious concerns raised in these reviews. Without a significant improvement in management and infrastructure, Park Village, based on this feedback, does not appear to be a desirable or recommended living environment.

Park Village Reviews
These people are greedy. Don't move here ... They need to be investigated where the money is going. They don't cut the grass but expect for people to do it and if you dont you will get fined because they want their money. Roads aren't fixed and I think the towing thing is a type of scam. Water goes off all the time to "fix " the issues but I found out why water is turned off too and sometimes its not to "fix" anything. I decided to report this to an investigator and probably the news. There is also a cat murder that lives in the trailer park. Yeah, people need to know where their money is going.. Also these people are greedy they raise the rent all the time. Make park village great again.
Apr 25, 2025 · Wes FisherLiving here was probably the worst year of my life. There are sewage problems that they WILL charge you for (my water/trash was 118$ a few months, it is 80$ on a regular month) that have been present long before over half of the people even arrived. They also never returned my 800$ deposit despite me leaving my new address, phone number, and email with them multiple times. Nor did they give me an itemized list as to why they were not returning it(I should have taken them to court since it's my renters right to have my money returned or an itemized list). The only good thing about it there was Danika, who works in the office. And the maintenance man is very kind. They both deserve to work for a better business, since their ethics seem to be in a better place than the owners. They also will charge you money for not mowing your yard but do not keep the same standard of weekly mowing for themselves, which makes the living environment kind of disappointing. There are also growing pot holes around the park, one of which was in front of my driveway that rendered half of the drive unusable. I emailed about this issue a few times and never got a response. I see that they are having an open house, and I just wanted to warn anyone who may be thinking about living here that it is not worth it. Also the storm shelter has no closeable door(missing door knob),leaks and the land around the shelter is actively eroding away from the structure(scary!).

Mar 29, 2025 · Timmy GrahamThere are no good words I could says about this park if you are a animal lover. People have been shooting cats for years, not just feral cats but peoples pets. Now I have just found out that one individual has been trapping over 30 cats ad been taking them to the country. Will not tell us were he dumped them. The ones he has been trapping are peoples pets, kittens, mothers that are still nursing babies, and cats that are injured. I know this because I have been helping to take care of these cats, feed them, get them fixed and getting them to the vet when needed.
Sep 10, 2024 · joanna AllenThe new owners raised the rent twice in 6 months. They are charging a percentage of water usage for the entire park and dividing it by the number of units. It doesn't matter how many people live in your home or how much YOU use. There were multiple water pipe breaks that went weeks not getting fixed and the tenants are the one paying the cost of the water usage.
