Asbury Pointe Mobile Home Park Introduce
For local residents in the Warsaw, Kentucky area who may be searching within the "rv parks near me" category for long-term living options or considering a move to a manufactured home community, Asbury Pointe Mobile Home Park, located at 401 Asbury Pointe Dr, Warsaw, KY 41095, USA, presents a mobile home park that has garnered significant negative feedback in recent customer reviews. While the platform category might suggest suitability for RVs, the available information focuses on experiences related to mobile home lot rentals and management practices, which potential long-term RV residents might also find relevant. It is crucial for anyone considering Asbury Pointe to carefully review these concerns.
The environment of Asbury Pointe Mobile Home Park is not directly described in terms of its physical appearance or amenities in the provided reviews. Instead, the feedback focuses on the financial and regulatory aspects of living within the community. One long-term resident of four years described the place as "horrible to live" due to consistent annual increases in lot rent, eventually reaching a level comparable to their mortgage payment, without any provided explanation. This suggests a potentially unstable or unpredictable cost of living within the park. The same reviewer also mentioned "way too many rules," contributing to a negative living experience.
A significant point of contention raised is the alleged practice of forcing residents to pay for services they may not want or need, specifically mentioning internet service. The reviewer stated, "Forced to pay for internet that you don’t need," and labeled this practice as "very shady." This implies a lack of choice for residents regarding essential services and an increase in the overall cost of living at Asbury Pointe, regardless of individual needs or preferences.
Another concerning review details a negative experience with the application process. After being initially told that their background check would be acceptable, the applicant paid an application fee only to be denied as they were leaving, citing an issue from years prior. This suggests potential issues with transparency and communication during the application process, as well as a perceived prioritization of money over fair and consistent practices. This reviewer also echoed the sentiment of rising lot rents, mentioning that their friends living in the park were facing continuously increasing charges.
The original long-term resident also included an "Edit" to their review, directly addressing a perceived response from the management (though they doubted it was the actual owner). In this edit, they reiterated the issue of forced payments for unwanted services like internet, framing it as a coercive tactic where residents are forced to pay or risk losing their homes, potentially allowing the park to acquire them at a low cost for resale or higher-rent purposes. This paints a serious picture of potentially predatory management practices.
Given the strong negative sentiments expressed in these reviews, there is no indication of any positive features or services being promoted by Asbury Pointe Mobile Home Park. The focus of the feedback is overwhelmingly on financial burdens, perceived unfair rules, and negative interactions with management practices.
Therefore, based solely on the available customer reviews, the potential services and features of Asbury Pointe Mobile Home Park, as experienced by residents and applicants, appear to include:
- Lot Rentals: For mobile homes, and potentially for long-term RVs (though not explicitly stated).
- Mandatory Fees: Including payment for internet service, regardless of whether residents want or need it.
- Increasing Lot Rents: With concerns raised about the frequency and lack of explanation for these increases.
- Numerous Rules: Perceived as excessive and contributing to a negative living experience.
- Application Process Concerns: Including potential for miscommunication and financial loss due to denials after initial positive feedback.
Conversely, there is no mention of typical amenities often found in mobile home parks or RV parks, such as:
- Laundry facilities
- Restrooms and showers
- Recreational areas (e.g., clubhouse, playground)
- Pet-friendly policies (though one reviewer's edit mentioned dogs and leashes, seemingly in response to a management comment not provided)
- Security measures
- Community events or services
The absence of any positive feedback regarding the environment or additional services further underscores the concerns raised in the reviews.
In conclusion, for local users in Warsaw, Kentucky, searching within the "rv parks near me" category who might be considering Asbury Pointe Mobile Home Park for long-term RV living or placing a manufactured home, the available customer reviews paint a concerning picture. The issues of consistently rising lot rents, mandatory fees for unwanted services, perceived excessive rules, and negative application experiences should give any potential resident serious pause.
Before considering Asbury Pointe Mobile Home Park, local users are strongly advised to:
- Conduct Thorough Research: As one reviewer explicitly urged, "DO YOUR RESEARCH if you’re considering moving here." Look for additional reviews or information from various sources to get a broader understanding of the community.
- Contact the Management Directly: Inquire specifically about lot rental rates, any mandatory fees (including internet), the full list of rules and regulations, and the application process. Seek clear and transparent answers to all financial and policy-related questions.
- Visit the Property: If possible, visit Asbury Pointe Mobile Home Park to get a firsthand impression of the community's environment and the condition of the lots and common areas (if any are accessible to visitors).
- Speak with Current Residents: If the opportunity arises, try to speak with current residents to get their unbiased perspectives on living in the park. Ask about their experiences with rent increases, rules, management, and any mandatory fees.
Given the serious allegations of "shady" practices and the strongly negative experiences shared by former and potential residents, proceeding with extreme caution and conducting comprehensive due diligence is paramount for anyone considering Asbury Pointe Mobile Home Park as a long-term living option in the Warsaw, Kentucky area. The lack of any positive feedback in the provided reviews should be taken as a significant warning sign.

Asbury Pointe Mobile Home Park Reviews
Horrible place to live. Been here 4 years. Every year lot rent goes up. Now the lot rent is as much as my mortgage. Kinda ridiculous. No explanation at all. Way too many rules. Forced to pay for internet that you don’t need. Very shady place. Edit…. Never said anything about dogs or leashes. I’m guessing this is will responding to this message and not the “owner”. You force people to pay for things they don’t want or need. Like the internet. It’s either pay for the internet or abandon your home so you all can swoop in and pay next to nothing for it then charge a ridiculous amount to resell it or for rent. If people do their research about this place they will see I am not the only person who says these things about this place. DO YOUR RESEARCH if you’re considering moving here.
Jan 13, 2025 · David WalterAfter being told my background would be ok to live there, we paid for an application to be called as we're leaving to tell us we've been denied bc of something on my background from years ago. It seems like they really only care about money, I have a couple friends that live here and they just keep charging more and more for lot rent.
Jan 15, 2023 · R SmithIt's a fairly secure place and watched over. It would be sure be nice tho if it was a gated facility for the price of rental n deposit there. Also the neighbors need to park in their own spots instead of hoarding their neighbors spaces. I like visiting the park.
Jan 15, 2019 · Mary MooreLet me walk you through the last couple months. My girlfriend has just sold her house and needs to be out by March 12th, so she, a friend of ours, and I look into renting a unit here. In January we do the background check and get approved, and offered a deposit check to ensure that we get in by late February (which they refused), to which they said would be fine. So February comes without so much as an update. By mid February all we get is an "It's almost done". February comes and goes without any more updates, to the point it seems they're avoiding us. On March 5th, my girlfriend and our friend go to check up on the place to see the progress, and lo and behold they haven't so much as touched the place. They strung us along and pretty much lied to us for almost 2 months, leaving us only a week to find my girlfriend a place to live before she has to vacate her house. Oh, and one of the previous tenants mopped the floor of their unit with dog urine and defacated in the HVAC after getting an eviction notice, so real classy place.
Mar 07, 2019 · Will BennettIt's okay place but they need to get rid of some of the troublemakers there I think it's nice that allow you to have animals pats dog's and such but like I said don't nobody want to live where there's a bunch of young troublemakers they need to get that in order ASAP
