Everything was fine, when we moved in 4 yrs ago. Ownership of the park changed hands a few times but management left us alone. Then, Sisu Bros. took over and everything went to hell. My family ran into a patch of bad luck (still going through it, actually) and they double charged us on the water bill. We got behind on the rent and management refused to work with us on any of it. They set up to evict us immediately. The stress of the upcoming Eviction took its toll on me and I was in and out of the hospital for weeks for severe depression and suicide attempts. During this period I still called and pleaded with management to work with us because we own the trailer. It was our home! He would not budge.I don't know who the company was Sisu Bros. hired to move all our stuff out of the house we own but they did not let me take the items I need to survive, like my glasses, medication, blood pressure monitor or the watch that keeps track of my elevated pulse. They threw me out with nothing and then threw everything else in a dumpster. I am now homeless with a trailer I own on their property and my husband is in jail on bogus trespassing charges thanks to SiSu Brothers.Oh and be careful of the neighbors, too. My "well meaning" neighbors offered to store some of our stuff under their house. Now they claim they don't have any of it. So they sold it, stole it, kept it. I don't know. But I would beware. It's not a nice neighborhood. If this review sounds like sour grapes or disgruntled well..... Yeah! After being mistreated the way we were that last year you would be too. I have nothing good to say about the neighborhood and especially SiSu Brothers Property Management. They are just awful to try to work with. - Vivianne Sutherland

Aspen MHC Introduce

For individuals seeking long-term housing solutions in Fort Collins, Colorado, particularly within the manufactured home sector, Aspen MHC, located at 400 S Overland Trail, Fort Collins, CO 80521, USA, is a mobile home park that has garnered significant and often negative attention. While a search for "RV parks near me" might occasionally bring up mobile home parks, it is crucial to understand that Aspen MHC is designed for permanent or extended residency in manufactured homes, not temporary RV stays. The park can be contacted via phone at (970) 286-1754 or mobile at +1 970-286-1754.

The environment of Aspen MHC, as depicted by recent resident reviews, paints a grim picture. While its geographical location in Fort Collins, specifically in the 80521 ZIP code, offers connections to various entertainment options, natural areas like Maxwell Natural Area, and proximity to Colorado State University, the internal environment of the park is described in very unfavorable terms. One long-term resident states, "This place is a real dump, trailers are pure trash." This suggests a significant issue with the general condition of the mobile homes within the community. The overall "neighborhood" is explicitly referred to as "not a nice neighborhood," implying a lack of community upkeep and potentially problematic social dynamics among some residents.

Historically, the park experienced changes in ownership, with management initially leaving residents "alone." However, a critical turning point occurred when "Sisu Bros. took over," leading to what residents describe as everything going "to hell." This shift in management marks a significant decline in resident satisfaction and well-being. The issues cited include double-charging on water bills, a complete refusal by management to work with residents on overdue rent, and immediate eviction proceedings. One deeply distressing account details a resident's severe emotional and physical toll due to eviction stress, leading to hospitalizations for depression and suicide attempts. This individual's belongings were allegedly thrown into a dumpster, and essential items like glasses, medication, and blood pressure monitors were not allowed to be retrieved, leading to homelessness despite owning their trailer. These accounts paint a picture of a management company operating with extreme lack of empathy and concern for their tenants' welfare, with direct accusations of being "just awful to try to work with."

In addition to management issues, concerns about neighbors are raised. One review warns, "be careful of the neighbors," describing an incident where "well-meaning" neighbors allegedly stole or sold stored belongings. This further contributes to the portrayal of a challenging living environment within the park, extending beyond just management practices to encompass social dynamics.

Regarding services and features, the park offers plots for mobile homes. Residents typically own their homes and rent the land. However, the reviews reveal highly predatory practices regarding the sale of homes within the park. "K2 management is selling mobile homes for 5 times worth the value and then collecting interest." A specific example highlights a 1969 2-bedroom, 1-bathroom trailer being sold for $15,000, despite being valued at only $3,300. This practice is strongly condemned as an exploitation of the poor by "slumlords." The review expresses deep sympathy for the residents caught in this cycle of overpriced sales and liens on titles that lead to evictions. This implies that the 'service' of providing homes for sale is fraught with financial peril for prospective buyers.

The very fabric of the community seems to be impacted by these management practices and the overall poor conditions. The review describing the park as a "dump" where "trailers are pure trash" directly contradicts any notion of quality living. The concern for "hard-working people trying to make it in life" being exploited by these practices underscores the park's critical social impact.

Promotional information, if it exists from the current management (Sisu Bros. or K2 Management), is severely undermined by the overwhelming negative feedback from residents. Any claims of providing a comfortable or affordable living environment appear to be directly contradicted by the experiences shared. The focus from a resident's perspective is on the severe challenges: eviction threats, financial exploitation, lack of humane treatment, and unsafe conditions. The presence of individuals living in "half of a van and his car" further indicates a level of desperation and hardship within the community, raising questions about the park's standards and the overall well-being of its inhabitants.

The history of ownership changes, culminating in Sisu Bros. taking over, appears to mark a dramatic decline in the park's livability and the quality of resident relations. The reviews suggest a complete disregard for tenant rights and human dignity, turning what should be a home into a source of immense stress and hardship. The allegations of fraud in selling vastly overpriced trailers, combined with aggressive eviction tactics, paint a picture of an exploitative business model.

In conclusion, Aspen MHC in Fort Collins, CO, is a mobile home park intended for long-term residents, not a typical "RV parks near me" campground. Based on overwhelming and severe resident feedback, the environment within the park is described as detrimental, characterized by poor property conditions, problematic neighbor relations, and a general lack of cleanliness. The services and management practices, particularly under Sisu Bros. and K2 Management, are heavily criticized for predatory sales of overpriced mobile homes, aggressive and inhumane eviction procedures, and a complete unwillingness to work with struggling tenants. Any potential promotional claims of comfort or community are starkly contrasted by residents' experiences of exploitation, distress, and homelessness. For anyone considering a mobile home in Fort Collins, an objective review of Aspen MHC strongly advises extreme caution and thorough investigation into the current conditions and management practices before making any commitments.
