Timber Ridge Introduce
For individuals seeking "RV parks near me" in the Fort Collins, Colorado area, Timber Ridge, located at 3717 S Taft Hill Rd, Fort Collins, CO 80526, USA, is a mobile home park that appears in search results. With a contact number available at (970) 226-6036 or +1 970-226-6036, prospective residents and visitors can inquire about the park's offerings. However, the available customer reviews paint a concerning picture regarding the management, amenities, and overall living experience, which should be carefully considered by anyone looking for short-term RV stays or long-term residency.
Fort Collins is a desirable city known for its outdoor lifestyle and community spirit. When searching for "RV parks near me" in this region, one would typically hope to find well-maintained facilities with accessible amenities and responsive management. However, the reviews for Timber Ridge raise significant red flags in these crucial areas.
One reviewer, who has lived at Timber Ridge for two years, expresses strong dissatisfaction, stating that despite "amazing" looking amenities, they have "never been able to use the pool." This suggests a severe issue with the upkeep or accessibility of advertised facilities, a major drawback for those seeking an "RV park near me" with recreational options, especially during warmer months. The reviewer also criticizes the manager, Dora, for being unresponsive to maintenance issues until lease renewal time, at which point rent increases are prioritized. Furthermore, they describe the challenges of maintaining yards due to sandy soil, unresolved maintenance issues such as a broken fence and a vandalized electric box, and conclude that the park is "overpriced and falsely advertised" and would not recommend it.
Another review details significant problems with communication from the staff and strongly advises potential residents to "explore your options before moving here." This reviewer recounts an incident where their car was towed after being temporarily parked on the grass for eight hours to prevent an intoxicated friend from driving. Despite the availability of overflow parking, the reviewer chose to park on the grass within their designated area to avoid their friend driving through the neighborhood. The towing resulted in damage to their lawn, for which they were subsequently threatened with fines. The reviewer highlights a lack of solutions-oriented management, characterized by demands and threats of fines, leading to regret about moving to Timber Ridge.
An edit to the second review provides further insight into the management's approach to rule enforcement and communication. The reviewer mentions receiving a warning for parking on rocks (a common practice in the neighborhood with a recent rule change), despite expecting a warning before action for parking on the grass (which is stated as prohibited in the rules). They also dispute the management's claim of multiple warnings. Additionally, they describe the difficulty of rehabilitating a lawn that was already in poor condition upon their move-in, a problem shared by a new neighbor, yet both are facing threats of fines for failing to improve their lawns. The reviewer expresses concern about potential retaliation from the staff for writing the review and indicates a willingness to revise their feedback if the issues can be discussed and resolved. They do acknowledge that the park is generally in good condition and has many good residents, suggesting that the primary issues lie with the management.
Considering the perspective of someone searching for "RV parks near me" for a short-term stay, the issues raised in these reviews are significant deterrents. The potential unavailability of advertised amenities like the pool, the possibility of strict and seemingly unreasonable enforcement of rules (such as towing for a temporary parking situation), poor communication from staff, and the overall negative sentiment regarding management responsiveness would likely steer RV travelers towards more welcoming and reliable options.
For individuals considering a longer-term living situation and viewing mobile home parks as a type of "RV park near me" (for living in their RV), the concerns are even more pronounced. The reports of overpriced lots, lack of maintenance on communal and individual property, difficulties in maintaining yards, and a management style characterized by poor communication, threats of fines, and a lack of concern for residents' issues paint a bleak picture of the living environment at Timber Ridge. The discrepancy between advertised amenities and their actual availability further diminishes the park's appeal.
Given the overwhelmingly negative feedback regarding the management and amenity availability at Timber Ridge, it is challenging to identify any promotional information or positive features based solely on these reviews. The objective assessment derived from the internet information strongly suggests that potential customers should exercise extreme caution and thoroughly explore other options for "RV parks near me" in the Fort Collins area. The consistent themes of mismanagement, unmet expectations regarding amenities, and a punitive approach to rule enforcement should be taken very seriously.
Therefore, anyone considering Timber Ridge for either a short-term RV stay or long-term residency should prioritize contacting the park directly at (970) 226-6036 or +1 970-226-6036 to seek clarification on the issues raised in the reviews and to inquire about the current status of amenities and management policies. It would also be highly advisable to look for more recent reviews from multiple sources to ascertain if there have been any improvements in the areas of concern. Due to the significant negative feedback regarding management and amenity availability, potential residents and visitors should proceed with caution and carefully weigh these factors against any perceived benefits of the location or the park itself.

Timber Ridge Reviews
Amenities look amazing but have lived here 2 years and never been able to use the pool. Manager Dora could care less until your year is up and it is time to increase rent. Yards are up to the owner but growing grass in sand is impossible. Our fence for the park and resident lot was broke down and never replaced. Our electric box putside and vandalized never fixed. Overpriced and falsely advertised. Wouldn't recommend.
May 26, 2023 · Diane ZieglerThe staff has done a poor job communicating with us, explore your options before moving here. We had a friend stay over so they wouldn't drive home drunk so we moved our car onto the grass for 8 hours so they could sober up and drive home in the morning. They provide overflow parking but we didn't want our intoxicated friend driving through the neighborhood. Before we could move our car back they towed it and since it was in park it tore up our grass and they have already threatened us with fines if we don't fix our lawn. They offer no solutions, they just make demands and threaten fines. So far I regret moving here. I should of read the other reviews.Edit: they gave us 1 warning a month and a half ago for parking on the rocks, many people park on the rocks in this neighborhood, they recently issued a rule change forbidding this. They do state in the rules that you are not supposed to park on the grass but I fully expect a warning before action is taken. They also informed us we have received "like 3 warnings" which is not true. Our lawn is brown because it was dying when we moved in and have been trying to rehabilitate it. The neighbor across the street is struggling with the same issue, they moved in a few weeks ago. Management has been threatening fines if we can't get it rehabilitated. I am worried they will receive the same notice. I am genuinely concerned writing this review that the staff will retaliate with fines. If we could talk this over and get this issue figured out I would change this review. The park is generally in good condition and alot of good people live here. I will update this review so people are aware of how the park faculty handle this situation.
Aug 07, 2021 · Nick Singletoni just am wondering why there's been so much maintenance on water lately? I didnt even get a warning this time and was getting ready for work. 💀
Feb 25, 2025 · Gardevoir RoseradeDora and her idiotic lackeys in the management office are the most unprofessional, disgusting human beings I’ve ever encountered. They regularly lie, or use avoidance tactics like never responding to you emails/calls. They are discriminatory (suit pending), they like to apply vague park rules to some owners and not others and when confronted with proof of their discretionary practices, they will ignore you and then put you on a “hit list” and make your life a living hell. Dora is the problem with this park and until a strong lawsuit against Timberridge/Sun is filed…she will continue to reek havoc and lie, steal, destroy the community. Be wary of living there!!!
Nov 15, 2023 · Maggie BeekmanBuyer's regret after less than a year living here - a shame because we like the house and the neighbors are nice. The manager is vindictive if she decides for any petty reason, many with overt racist overtones, that she's doesn't like you or if you question her. She takes retaliatory actions in kind. Furthermore, she and the others in the office do not uniformly enforce existing rules, make up their own to suit them, and they ignore state statutes. We feared, when every neighbor we met upon move-in warned us about management, that we were in a bad situation. Our neighbors weren't kidding. I see that the person responding to reviews is labeled as "owner." Is that really the case?
