Pleasant Grove Manufactured Home Community Introduce
When searching for "RV parks near me" in Fort Collins, Colorado, it's important to investigate various residential communities that might accommodate recreational vehicles. Pleasant Grove Manufactured Home Community, located at 517 E Trilby Rd, Fort Collins, CO 80525, USA, is primarily a manufactured home community. While it might offer spaces suitable for RV and camping trailer living, it's crucial to gather detailed information to determine if it meets your specific needs and expectations for an RV park.
To inquire about the possibility of parking an RV at Pleasant Grove Manufactured Home Community, you should contact their management directly at (970) 203-0514 or +1 970-203-0514. Speaking with the park's representatives will provide you with the most accurate and current information regarding their policies on RVs, availability of spaces, size restrictions, utility hookups, rental rates, and any specific rules or regulations that might apply to RV residents.
Based on the publicly available reviews, it is essential to approach Pleasant Grove Manufactured Home Community with caution and a focus on obtaining comprehensive information directly from the management. Several reviews paint a concerning picture of the community's management and living conditions. One long-term resident reported significant annual rent increases, exceeding 20% over six years, for a lot that started at $550 (including trash, water, and sewer) and reached $800. This resident also expressed dissatisfaction with the lack of enforcement of park rules, describing several neighboring properties as junkyards with overgrown weeds (up to 6 ft tall), accumulated junk, appliances, and overflowing trash left in front of homes, contrary to stated rules. The reviewer also criticized the management's unresponsiveness to calls but alleged vigilance in finding issues with well-maintained homes. Furthermore, concerns were raised about inadequate snow removal and a lack of parking, with vehicles reportedly parking in the road. The reviewer also mentioned unaddressed hazards like fallen branches and debris after a windstorm and strongly advised potential residents to avoid the community, questioning the investment value of mobile homes in the park and the overall cost of living versus ownership.
Another review echoed negative sentiments regarding management, citing rent increases and a lack of flexibility or support for families during the pandemic, including alleged threats to tow vehicles even when residents were awaiting DMV appointments. An update from this reviewer further detailed a negative experience where a family member provided notice of a DMV appointment but continued to receive tow notices, ultimately incurring personal costs to move the vehicles to storage to prevent towing. This reviewer also strongly recommended against living at Pleasant Grove.
Given this overwhelmingly negative feedback, it is imperative for anyone considering Pleasant Grove Manufactured Home Community as an option for "RV parks near me" to conduct thorough due diligence. This should include a direct and detailed conversation with the management to address the concerns raised in the reviews and to understand their current policies and practices.
When you contact Pleasant Grove Manufactured Home Community, be sure to ask specific questions relevant to RV living, such as:
- RV Accommodation: Explicitly ask if the community currently allows RVs and if they have designated spaces for them. Inquire about the size and type of RVs they can accommodate.
- Utility Hookups: Determine what utility hookups are available for RV spaces, including electrical (amperage), water, and sewer connections.
- Waste Disposal: Understand the procedures for disposing of solid and liquid waste from RVs.
- Amenities for RV Residents: Inquire about any amenities that might be available to RV residents, such as laundry facilities, restrooms, showers, or common areas. Given that it is primarily a manufactured home community, the availability of these amenities for RVers may be limited or non-existent.
- Park Rules and Enforcement: Specifically ask about the park rules and regulations that would apply to RV residents and how consistently these rules are enforced, especially in light of the concerns raised in the reviews.
- Parking for RVs and Guests: Clarify the parking situation for RVs and any guest parking available. The review mentioned parking in the road as an issue, so understanding the official parking policy is crucial.
- Maintenance and Groundskeeping: Inquire about the maintenance of the park grounds, including snow removal and general upkeep, addressing the concerns raised in the reviews about these aspects.
- Rental Rates and Lease Terms for RVs: Obtain detailed information about the rental rates for RV spaces, including any included utilities and the terms of any lease agreements.
- Management Contact and Responsiveness: Assess the responsiveness of the management during your initial contact, keeping in mind the reviews that mentioned difficulty in getting calls returned.
The information gleaned from the online reviews suggests potential challenges related to management practices, rule enforcement, and overall community upkeep. While these are individual experiences, the consistency and severity of the issues raised should not be ignored. As someone seeking "RV parks near me," your priority is likely to find a safe, well-managed, and comfortable environment for your recreational vehicle.
Therefore, if you choose to contact Pleasant Grove Manufactured Home Community, approach the conversation with a prepared list of questions based on the concerns highlighted in the reviews, as well as your specific RV living needs. Carefully evaluate the responses and consider visiting the property (if possible) to get a firsthand impression of the environment and the condition of the community.
In conclusion, while Pleasant Grove Manufactured Home Community is located in Fort Collins and might appear on a general search for "RV parks near me," the available customer feedback raises significant concerns about management, rule enforcement, and community maintenance. Potential RV residents should proceed with extreme caution, conduct thorough due diligence by directly contacting the management with detailed questions, and carefully weigh the information received against the negative experiences reported by current residents before making any decisions.

Pleasant Grove Manufactured Home Community Reviews
I have had my rent raised every year. Started at 550 including trash, water and sewer. Now six years last at 800. That is more than 20 percent. Park rules are not enforced. Many neighbors homes and yards look at a junkyard. Management never ever returns calls but can not wait to find something wrong with homes that are in decent shape and appearance. One neighbors weeds are 6 ft tall, another has all kind of junk outside, appliances, trash etc. You are suppose to have your trash out of site and many people have theirs in the front of their homes overloaded with trash. Snow removal is a joke. I would never invest the prices some owners are trying to sell their homes for now. Mobile homes are like cars and depreciate a lot. There is no parking and people park in the road. We had a wind storm that blew over big branches and debris all over the road that was never cleaned up. Even with the housing crunch you are going to pay short of $2000 for a home on a lot that will never be yours. Stay away. Take your money somewhere else.
Sep 30, 2022 · Elizabeth NewtonRaised rent on properties and will not work with families during the pandemic threatens to tow vehicles even with a long wait for the DMV. do not go here to buy or rent.Update:Owners response was a lie my family member had given a notice that a DMV appointment and kept leaving tow notice. They had to move the vehicles to a storage lot to prevent them from getting towed. I personally had to pay for this. I will NOT recommend this place to live.
May 21, 2021 · Rick ThompsonI live here and I think it's one of the best mobile home parks in fort Collins and Loveland!! Very kid friendly, very quiet awesome neighbors very friendly! If looking for a mobile home and want a awesome park to live in this is the place!!!
Sep 04, 2022 · Kristy “Lil bug” BPark does not enforce rules. All hours of the night on the far west entrance cars are coming and going. Loud bass driven music and cars with modified exhaust flooring it through the park. Speed bumps are useless because they either don't slow down at all or they stop, floor it and take off. Would not recommend buying a home here.
Sep 17, 2016 · M GrinsteadShady and uncomfortable trailer park. Lots are extremely close together and homes are clearly not held to any standards of appearance. Does not feel like a safe area. Would not recommend anyone move here.
