Bay City Mobile Home Park Introduce
Welcome to Bay City Mobile Home Park, situated at 2836 E Biscayne Dr, Bay City, MI 48706, USA. For those in the Bay City area exploring housing options, including those who might be searching under the category of 'RV parks near me,' Bay City Mobile Home Park offers a community for long-term residents living in manufactured homes. However, it is essential to consider the recent feedback from individuals who have either lived in or visited the park, as it raises significant concerns about the current state of the community.
Regarding the environment of Bay City Mobile Home Park, recent reviews paint a concerning picture. One long-term resident, who has lived in the park for a considerable time, states that the current conditions represent the 'worst it has ever been.' They describe an incident where the demolition of eight trailers resulted in nails and screws being left scattered throughout the grounds, leading to tire damage for multiple tenants, including themselves. This suggests potential safety hazards and a lack of thoroughness in post-demolition cleanup. Another visitor describes the park as an 'absolute Eyesore' with a prevalence of 'dilapidated run down trailers,' comparing it unfavorably to a junkyard. This paints a picture of a potentially neglected and visually unappealing environment.
In terms of services and features, the feedback indicates several shortcomings. The long-term resident mentions a significant increase in lot rent, from $348 to $485, without a perceived improvement in the park's condition or services. They also point out constant water leaks in the vacant lots, which negatively impact the water pressure for all residents. Furthermore, they note the absence of both an on-site manager and on-site maintenance, which could lead to delays in addressing community or individual lot issues. A flat water fee of $50 per month, regardless of usage, is also highlighted as potentially unfair to single occupants or those with lower water consumption. The visitor corroborates the decline, suggesting that the high lot rent is unjustified given the park's apparent state.
The visitor also raises concerns about the behavior of children within the park, stating that they 'run wild morning, noon and night' and frequently knock on doors asking for money or snacks. The lack of recreational facilities, such as a playground, is mentioned as a potential contributing factor. Additionally, the quality of lawn care is criticized, with allegations that the groundskeeper mows over debris instead of picking it up, resulting in litter being spread around. There are also more serious allegations, including the suspicion that some trailers are occupied without electricity and running water, and that external individuals are using the park's dumpsters, leaving insufficient space for paying residents' trash. These points collectively suggest a decline in community management, maintenance, and overall living standards.
Considering the category 'RV parks near me,' it is important to clarify that Bay City Mobile Home Park appears to be primarily focused on providing long-term residential sites for manufactured homes rather than catering to the needs of short-term RV travelers. While some mobile home parks might offer extended stays for RVs, the information available does not suggest this is a primary function of Bay City Mobile Home Park. Therefore, individuals specifically seeking short-term or overnight RV accommodations would likely need to explore dedicated RV parks in the Bay City area.
In summary, the recent feedback regarding Bay City Mobile Home Park raises significant concerns about its environment, services, and overall management. Residents and visitors describe a park in decline, with issues ranging from safety hazards and poor aesthetics to increased costs, inadequate maintenance, and disruptive behavior. The absence of on-site management and maintenance, coupled with a flat-rate water fee and concerns about waste disposal, further contribute to a negative perception. While one long-term resident expresses loyalty to the park and its neighbors, they also voice doubts about their ability to remain under the current conditions.
Given the overwhelmingly negative nature of the recent reviews, prospective residents should exercise extreme caution if considering Bay City Mobile Home Park. It is strongly recommended to contact the management using the provided phone number, (833) 264-7275 or +1 833-264-7275, to seek clarification on the issues raised and to inquire about any planned improvements. A personal visit to the property to assess the current conditions firsthand would also be a crucial step before making any decisions.
Based on the available information, Bay City Mobile Home Park does not currently appear to offer a positive living experience. The numerous concerns raised by both a long-term resident and a visitor suggest that individuals seeking a mobile home community in Bay City should thoroughly investigate these issues and perhaps consider alternative options to ensure a more satisfactory living environment.

Bay City Mobile Home Park Reviews
I have lived in this park for quite a while, and I can genuinely say this is the worst it has ever been. The park tore down 8 trailers and left nails and screws everywhere. I had to have a tire replaced due to a screw in the side wall of the tire, as have a few other tenants. Not to mention that they upped the rent from $348 to $485. There are constant water leaks in the empty lots, which affects everyone water pressure, There is no on-site manager and no on-site maintenance. They are charging $50 for water no matter how much you use. So if you're single, you pay the same amount as the people next door with 4 kids and 2 adults. I love this park, I love my neighbors, I have raised both my children here, and I'm very loyal to the park, but I don't know how much longer I can do it with this place.
Feb 25, 2025 · James DavidsonThis place has gone Downhill Fast. It’s an absolute Eyesore with more dilapidated run down trailers than a junkyard. I’m sure this place is rat infested and cockroaches too! I visit friends on occasion that live in this Hell-Hole and to pay over $400.00 for Lot Rent a month should be a Crime!!!Kids run wild morning, noon and night knocking on doors asking for $$ or snacks on a daily basis. There is No playground or any kind of recreational offerings to keep the children entertained. When lawn-care is done the groundskeeper doesn’t pick up debris, just mows over it throwing paper everywhere. It is suspected that some trailers are occupied without electricity and running water. And outside people come into the park to dump their trash into the park dumpsters leaving paying tenants no place for their trash. The place could use a good cleaning from the ground up, starting with management.
Jul 19, 2024 · Karen KramerI have lived in this park for going on 15 years. This place is getting so run down. The grass never gets cut anymore. No management comes out here. No maintenance man on site. Kids run a muck in the park all hours of the night. Nobody cares anymore. The place was starting to look up until new management took over. Now it's like this park gets pushed to the back burner. I'm ashamed to have my family come visit because show it looks out here. There are trailers out there with windows busted out, no doors. The new maintenance guy and his family come out here and take what they can scrap off the abandoned homes and leave the rest for us good tenants to look at. The previous management at least answered the phone and kept the grass cut. I hope the township comes in soon and does something about this place. I miss the way this place was a year or 2 ago.
Jun 25, 2024 · Anonymous CustomerIt’s funny how most of the people comments on here are the owner family and friends. There is no beach in this park so why the pictures some of these trailers are not even from this park. Place has cleaned up but not like he said he was going to but the owner raises lot rent once a year and water is a lot. I lived there so I should know.
Jan 05, 2021 · Zachery PetoskeyPretty clean and peaceful. The lot rent is 350$ and the late fee is 75$ . Good management. Fair pricing not a bad place to live would recommend to anyone
