Brentwood Estates - Mobile Home Park Introduce
If you are currently looking for "RV parks near me" in the Bay City, Michigan area, Brentwood Estates - Mobile Home Park, located at 3278 Brentwood Dr, Bay City, MI 48706, USA, is a mobile home community that may offer long-term options for recreational vehicles. While primarily designed for manufactured homes, some mobile home parks do accommodate RVs and provide the necessary infrastructure for extended stays. Exploring the possibilities at Brentwood Estates could be a part of your search for a suitable "RV park near me." However, it is crucial to consider all available information, which presents a mixed picture of this community.
Bay City, situated on Saginaw Bay, offers a range of urban conveniences and access to the recreational opportunities of Lake Huron. For those seeking "RV parks near me" that provide a community setting within a city environment, Bay City and its surrounding areas offer various options, including mobile home parks like Brentwood Estates.
The online reviews for Brentwood Estates - Mobile Home Park present a stark contrast in resident experiences. One detailed and highly critical review outlines numerous significant issues. The reviewer expresses frustration with a lack of communication regarding road work, which allegedly caused them to miss work. They also mention a tree falling on their trailer due to the owners' refusal to remove dead trees, leading to a rent escrow situation. Further complaints include the park being a "joke" and the "worse place to move into," with management and owners described as unhelpful, cocky, and rude when concerns are raised. The reviewer also notes constant flooding with no action taken, roads in disrepair despite "crappy patch work," and frequent rent increases without corresponding improvements. Additional serious concerns include children being used to read water meters, leading to potential safety risks and property damage, and the homeowner being blamed for damages they did not cause. Finally, the reviewer reports frequent and prolonged water shutoffs without warning, impacting basic necessities for residents and their pets, and inconsistent communication from management.
Conversely, another reviewer who has lived in Brentwood Estates for almost a year expresses strong positive feelings, stating, "I absolutely love this place" and noting that they feel safer there than in other estates where they have lived. This reviewer acknowledges the flooding but attributes it to spring snowmelt and unfreezing ground, mentioning that the estate cleans the drain to the Kawkawlin River multiple times in the spring, even finding that the township was responsible for part of the blockage. They also downplay the issue of potholes, stating that "what place doesn't have those" and that the main roads have potholes everywhere. This reviewer praises the "very reasonable" rent and the responsiveness of "Holly" (presumably a manager) to the few problems they have encountered. They also highlight the positive development of "moving in all NEW manufactured home's in" which they describe as "absolutely beautiful" and recommend talking to Holly.
Given these diametrically opposed reviews, anyone considering Brentwood Estates - Mobile Home Park as a potential "RV park near me" must exercise extreme caution and conduct a thorough personal investigation. The highly critical review raises significant red flags regarding safety, maintenance, management responsiveness, and infrastructure issues. The positive review, while offering a contrasting perspective, still acknowledges the flooding and potholes as existing problems.
To obtain a balanced and current understanding of Brentwood Estates and its suitability for RV living, direct and detailed communication with the management is absolutely essential. You can reach them at (989) 391-4118 or +1 989-391-4118. When you call, be sure to ask specific and pointed questions about the issues raised in the reviews, as well as general inquiries relevant to RV living:
- Does Brentwood Estates currently accommodate recreational vehicles for long-term stays?
- Are there designated spaces or lots available for RVs, and what are their specific features and hookups (water, sewer, electricity – including amperage)?
- What are the monthly or long-term rental rates for RV spaces, and what is included in the price (e.g., utilities, amenities)? Inquire about any recent or planned rent increases.
- What is the management's response to the reported issues of flooding and road maintenance? What measures are in place to mitigate these problems?
- What is the community's policy regarding tree maintenance and the removal of dead trees to ensure the safety of residents and their property?
- What are the procedures for reporting and addressing maintenance concerns for RV sites and park utilities?
- What are the community rules and regulations that would apply to RV residents?
- What security measures are in place within the park to ensure the safety and well-being of residents?
- Inquire about the practice of children reading water meters and the park's liability and safety protocols in such situations.
- What is the park's policy and procedure regarding water shutoffs, including notification to residents?
- Seek clarification on the best method of communication with management and their expected response times.
- Ask about the ongoing development of new manufactured homes and if this development will impact existing residents or RV sites.
It is crucial to press for specific answers and to gauge the management's willingness to address the serious concerns raised in the negative review. While one resident reports a positive experience with "Holly," the starkly contrasting account suggests potential inconsistencies in management or varying experiences among residents.
When searching for "RV parks near me," the safety, infrastructure, management responsiveness, and overall living environment are paramount. The significant issues raised in the negative review cannot be ignored and warrant thorough investigation. While the positive review offers some reassurance, it is essential to reconcile these conflicting accounts through direct communication with the park management.
In conclusion, Brentwood Estates - Mobile Home Park in Bay City, Michigan, presents a complex picture based on the limited online reviews. While one resident expresses strong satisfaction with the safety, reasonable rent, and responsive management, another provides a detailed account of significant problems including poor communication, neglected maintenance, flooding, safety concerns, and frequent water shutoffs. If you are considering Brentwood Estates as a potential "RV park near me," it is absolutely critical to contact the management directly at (989) 391-4118 or +1 989-391-4118 and ask detailed questions about the issues raised in the reviews to determine if this community can provide a safe, stable, and comfortable long-term living environment for your RV.

And another edit: how are you going to start working on the roads but not tell anybody other than through Facebook but you have people blocked from seeing the crap on Facebook where was the notice in the doors where's the notice in an email anything so who's going to pay my wages for me having to miss work because you guys don't know how to communicate with your residence. Edit: And now a tree came down on my trailer because the owners refuse to remove dead trees looks like my rent will be going in an escrow account until they finely fix it. This place is a joke worse place to move into management and the owners are not any better in fact you bring up any concerns to management and you get cocky and rude responses it constantly floods here and nothing is done about it the roads haven't been done in years other then the crappy patch work they have did oh and let's not forget about them jacking up the rent constantly but never fixing anything I do not recommend this park to anyone also they have kids going under trailers reading water meters instead of doing it themselves like they are supposed to but then when the kids get hurt or the skirting gets broken from the kids doing it they want to blame and kick out the home owner for it being broken even though it wasn't the homeowner that broke it they want to get on the homeowners for any little thing but they themselves haven't fixed any of the issues in this park. And let's not forget they also shut your water off without any warning and it will be all day long and them saying well a water main broke so we have to fix it but let's keep the water off in the park the whole park all day long so nobody can feed their animals water their animals feed or water themselves do dishes take showers nothing because our water is always off. Plus one minute management says message them then when you do she gets mad make no sense at all
Nov 01, 2024 · Andrea ElisechMy family and I have lived here for almost a year now. I absolutely love this place. I have lived in other estates and I haven't felt this safe ever. Yes, it does flood, but it's only in the spring. Your going to have that when the snow melts and the ground unfreezes water is going to back up. Also, they clean the drain that goes to up to the Kawkawlin river. The estate had it cleaned out last spring at least 5 times and they found out it was the township that needed to clean out the rest of the drain.Yes, there are potholes, but what place doesn't have those. The main roads have pot holes everywhere. The rent is very reasonable too. Every estate I have lived at was much higher than here, and if I had a problem (which I seldom do) Holly was right on it. They are also, moving in all NEW manufactured home's in. They are absolutely beautiful. I recommend coming in and talking to Holly. She's wonderful.
Oct 18, 2024 · Kristina ArcherThe managers have really cleaned the place up in recent years! My only issues are the storm drainage system (I get flooded most) and the lack of a playground for the kiddos. All in all, it's a decent, affordable place to raise kids or retire to.
Sep 10, 2024 · Paula HuberI'm writing this review to inform all. The manager ( Holly ) is one of the best! She's the most caring, straight forward, giving, and down to earth Landlords I've ever experienced. She always offers a way (for an individual ) to help the community improve. She's very in tune with the community she runs. And always just a phone call away. If your looking to move into the community just know it's on the up and up. I've been here a year and seen the park transformer 10 times over. She's put in at least 16 new homes in since that year. And with that being said (Thank you Holly For All You Do! ) And Thank You For Making My Family Feel WELCOMED! ❤️
