Bear Creek Village Introduce
Bear Creek Village is a mobile home community situated at 6 Bear Creek Path, Ormond Beach, FL 32174, USA. For individuals searching for "RV parks near me" or exploring mobile home living options, understanding the characteristics of such a community is crucial. While not exclusively an RV park, mobile home parks like Bear Creek Village often appear in searches for long-term stays or permanent residences, offering manufactured homes as an alternative to traditional housing.
Contact information for Bear Creek Village includes a phone number at (386) 677-1925, which can also be reached via mobile at +1 386-677-1925. This allows prospective residents or those with inquiries to connect directly with the community management or sales representatives.
When considering a mobile home park, the environment is a primary concern for many. Based on public sentiment, the overall environment at Bear Creek Village has been described with mixed feedback. Some residents have expressed concerns regarding the condition of the grounds and amenities. Descriptions mention "poorly maintained grounds" and a "run down" pool area with "gross outdated bathrooms that smell." These observations suggest that the aesthetic and functional upkeep of common areas may be an area of concern for some potential residents. Furthermore, there have been reports of flooding problems within the park, which could impact the living experience, particularly during Florida's rainy seasons.
In terms of features and available homes, the mobile homes within Bear Creek Village are generally aged, with a reported range of 25 to 40 years old. This indicates that potential buyers or renters should anticipate older models, which may come with their own set of maintenance considerations. When searching for "mobile homes for sale" or "RV parks near me" with long-term rental options, the age and condition of the units are important factors for potential residents to assess.
Services within a mobile home park typically include lot rental, and possibly some communal amenities. Bear Creek Village's lot rent has been a point of contention for some residents. Monthly lot rent is reported to range from approximately $1200 to $1500, with annual increases. This pricing structure has led to concerns about affordability, particularly for residents on fixed incomes, with some describing it as "way overpriced for a run down trailer park." This financial aspect is a significant consideration for anyone looking into mobile home living, as lot rent is a recurring cost in addition to the cost of the mobile home itself.
Promotional information, or rather, what prospective residents might be looking for, often includes a sense of community and security. However, some reviews paint a challenging picture of the community dynamics at Bear Creek Village. There have been allegations of residents experiencing bullying, harassment, and social isolation. Concerns have also been raised about the sharing of personal information among residents and restrictions on family visits. These experiences suggest that the community atmosphere may not be uniformly positive for all individuals. Furthermore, issues of security have been reported, with mentions of "stolen golf carts and break ins because of criminals living there." These are serious claims that prospective residents would need to consider when evaluating the safety and overall living experience within the park.
Management practices have also garnered significant attention. Residents have reported strict rules and the requirement for approval on various aspects of their own property, regardless of the nature of the change or activity. There are also claims that the management, reportedly Cove Communities, is unresponsive to resident concerns, with individuals stating they "will never get a response" and that management "don't care about the residents whatsoever." Additionally, there have been accusations regarding the process of residents leaving the park, with claims that management attempts to acquire properties for their own personal gain, leaving residents with nothing. This suggests a potentially difficult exit process for those looking to sell their mobile homes or vacate the premises.
The number of properties for sale within the park has been noted as a potential indicator of resident satisfaction, with some reviews suggesting there's a reason for the volume of available units. For those searching "RV parks near me" or mobile home communities, the turnover rate and reasons behind it can provide valuable insight into the overall health and desirability of a community.
In summary, Bear Creek Village, located in Ormond Beach, FL, presents itself as a mobile home community that offers an alternative to traditional housing. While it provides a location for manufactured homes, prospective residents should be aware of various reported concerns. These include the age and condition of the mobile homes, the reportedly high and increasing lot rents, challenges with community dynamics and security, and management practices that have been described as unresponsive and potentially exploitative. Individuals interested in Bear Creek Village are advised to conduct thorough due diligence, including visiting the property, speaking with current residents if possible, and carefully reviewing all terms and conditions before making any commitments. This objective overview is intended to provide a comprehensive picture based on publicly available information for those exploring "RV parks near me" and mobile home living options in the Ormond Beach area.

Bear Creek Village Reviews
If your not part of "THE CLICK" that lives here. Be prepared to be bullied, harassed, slandered, have all your personal info shared with other residents and worst of all, they will make it to where you are isolated and your family cannot come visit or check on you. They kicked my mother out because I came to check on her and take care of her the day that she had cataract surgery. She was blind and couldn't see anything. They will tell you what you can and can't do on your own property you have to get approval for everything it doesn't matter what it is. Not to mention they keep jacking up the lot rent so high to where residents on fixed incomes can't even hardly afford to eat. Then when it's time to leave, they will try to make it to where they get your property from you so they can sell it for their own personal gain and you are left with nothing. If you try to contact cove communities you will never get a response. They don't care about the residents whatsoever. There's a reason why there are so many properties in there for sale. Just a bunch of bullies and crooks. At first we were upset that she had to leave but now we look at it as a blessing.

Dec 09, 2024 · DJ SmitsFriendly and Active 55 & older community. All homes are manufactured homes all lots are nice size so you’re not on top of one another. Houses sell fast though which we found out the hard way! Love it here!!
Jan 01, 2025 · LaLonnieBeen living here since 2019, it’s a nice place to live. The residents are friendly and accommodating. Management addresses issues promptly. And I can listen to the live bands playing at the Ironhorse from my backyard during bike week.Overall, a great place to live.
