The water is off constantly here—seems like a regular issue with no urgency to fix it. I always clean up after my dog, yet the community turns a blind eye to all the cats using the bathroom everywhere. There’s cat poop all over the place, including where kids should be able to play (aka the little bit of yard you do get), and no one cleans it up. The cats also scratch cars, climb all over and under homes, and the smell of ammonia hits you as soon as you step outside. It’s frustrating that no one sees this as a problem, but heaven forbid your dog isn’t on a supervised leash or you miss picking up after them—then it’s a big deal. Total double standard and poor management of the property. I tried addressing my concerns to no avail. Maybe this will help draw attention to the issue. FYI the lot rent has increased tremendously and I'm not sure they plan on capping that anytime soon either...

This past year the park evicted twenty of Volusia County most vulnerable residents, most of these individuals were victims of Hurricane Ian and was in desperate need of housing assistance. The assistance would place these residents within the mobile home park giving them a place called home, After collecting charitable public and private dollars to house these families, the park new owners unethical business practices evicted all twenty families and children. The misrepresentation of a non licensed property manager, illegal rental leases, unlicensed lawyers, HUD unfair housing practices and discrimination prevailed deceptively. To prospective owners the purchase of these homes must be carefully researched, starting with the Florida Secretary of State and ownership, Volusia County Clerk of the Court and all regulatory agencies that regulate this park. Cathy, you are awesome and deep rooted in moral values but the owners and the park contracted property management company are misleading

Yes, if you don't follow protocol, you don't cut your grass. You don't maintain your area where you live. They will give you a warning and then you are fined but I'm glad they operate in such manner. It keeps our Park looking presentable and nice where someone wants to live. Julie, the park manager is awesome. You can call her email her and she responds promptly. She handles issues at hand. I cannot say enough about our Park manager. I have lived here 10 years. Paid my bills on time. Have mowed my yard, maintain my yard and have never received a fine. It's pretty simple. I have seen numerous Park managers come and go. Julie has been the one here the longest. Great job Julie! Thank you so much for all your hard work. Tell them they need to give you a raise

I do not know if they paid to have them there or what, but that is not how anyone in this community feels. They fine us for uncut grass almost every week, even though they do not take care of the grass for the houses that are empty and they do not take care of the property they are supposed to upkeep, even though they fine us for new things almost every single week. Please don't take this as someone ranting because they don't take care of there house, I do. I really do and these people are just so money hungry that they WILL fine you for anything and every little thing they can find and do not care how or even if you are able to pay the fines. This is a terrible place to live. They do not allow dogs. They do not allow outside play equipment like swings and or little play houses for your children. They do not allow even the smallest bit of "long grass" or else its a 200$ fine. Even if it did just rain a little extra that week and you didn't notice. They will not work anything out with you, the landlords have been known to block emails and phone numbers of people in the park due to them not wanting to hear/deal with complaints. I would only recommend you move here if you absolutely have to, because very shortly after moving in you will realize you were tricked. *Also, their are many issues with the type of people they allow in here, their background checks are very loose which winds you up living next to criminals and people with mental disturbances that no one helps them with. I would give this place zero stars if I could just off of how they treat people in here alone. Have spoken to a lot of people in this park and this how everyone truly feels.
