Based on the available customer reviews, Camelot Mobile Estates presents a somewhat mixed but generally positive picture. One long-term resident, having lived there for almost seven years, gave high praise to the staff and maintenance crew, describing them as "always helpful and friendly" with a 5-star rating. This reviewer also appreciated the office management's compassion during a personal loss, the "most reasonable" lot rates, and the well-kept grounds. They further highlighted an instance where the owner, Randy, and the management went above and beyond to assist them in moving from a single-wide to a double-wide home within the community. Notably, this resident reported "zero crime" during their seven years of living there and found the location very accommodating to their personal needs, describing it as a "safe, quiet and pleasant place to live." They also enthusiastically mentioned the Christmas parade as being "AWESOME" and deserving of a 5-star rating.
However, another reviewer provided a more critical perspective, acknowledging "Great residents and nice location" but raising concerns about the owner's behavior, alleging that the owner "does bully residents." This reviewer shared a specific instance where their grandparents, who lived in the community, faced issues for having family visit too often. While understanding limitations on overnight stays, the reviewer felt that frequent daytime visits to check on family should be welcomed rather than discouraged. This reviewer also expressed concerns about the difficulty of selling a home within the community, stating that the office doesn't consistently work to show homes and that potential buyers are sometimes not approved for "arbitrary reasons."
Considering these two reviews, Camelot Mobile Estates appears to offer several positive aspects, including a helpful and friendly staff and maintenance crew, reasonable lot rates, well-maintained grounds, a safe and quiet environment with a good location, and a strong sense of community among residents. However, potential residents should also be aware of the concerns raised about the owner's alleged bullying behavior and potential difficulties related to having visitors and selling homes within the community.
The environment of Camelot Mobile Estates, based on the positive review, seems to be characterized by well-kept grounds and a sense of safety and quiet. The mention of a Christmas parade suggests a community that fosters some level of social interaction and possibly organized events. The location is described as "very accommodating," although specific details about nearby amenities (shopping, healthcare, etc.) are not provided. The negative review also acknowledges a "nice location," reinforcing this as a potential positive attribute of the community.
In terms of services and features, the positive review highlights a responsive and helpful staff and maintenance crew, which is crucial for residents' comfort and well-being. The well-maintained grounds indicate that landscaping and general upkeep are likely a priority. While specific amenities like a clubhouse, pool, or laundry facilities are not mentioned, the overall positive experience of the long-term resident suggests that essential services are adequately provided. The assistance provided by the owner and management in facilitating a move to a different home within the community indicates a level of support beyond basic management duties.
The negative review does not provide specific details about the park's amenities but focuses on management practices related to residents and home sales. The implication is that while the physical location and the residents themselves are positive, certain policies or behaviors of the owner might detract from the overall living experience for some.
The long-term resident's experience of "zero crime" over seven years is a significant positive feature, suggesting a safe living environment. This can be a crucial factor for individuals, especially retirees or those seeking a secure community.
Currently, there is no explicit promotional information in the provided reviews, such as move-in specials or discounts. Local users interested in learning about residency at Camelot Mobile Estates should contact them directly using the provided phone numbers to inquire about lot rental rates, lease terms, application processes, and any current promotions that might be available.
The contrasting viewpoints in the reviews highlight the importance of considering both the positive and negative feedback when evaluating a potential living situation. While the majority of one review is overwhelmingly positive, the concerns raised in the other review about management style and restrictions on visitors and home sales should be taken into account. Potential residents might benefit from speaking with current residents, if possible, to gain a broader understanding of the community's atmosphere and management practices.
In conclusion, Camelot Mobile Estates in Ormond Beach, Florida, appears to be a community with many positive attributes, including a helpful staff, well-maintained grounds, reasonable lot rates, a safe and quiet environment, and a convenient location. However, potential residents should also be aware of concerns raised about the owner's alleged bullying behavior and potential difficulties related to visitors and selling homes. Direct contact with the management is recommended to gather more detailed information about the community's rules, amenities, and current residency options. Speaking with current residents, if feasible, could provide additional insights into the daily living experience at Camelot Mobile Estates.

Camelot Mobile Estates Reviews
My husband and I have lived here for almost seven years. Staff and maintenence crew 5* They are always helpful and friendly. The office management even gave us their condolences when our service dog passed. Lot rate is most reasonable, and the grounds are kept very well. The owner Randy and the management, even went above and beyond helping us move from our first older single wide home we bought in here, to a beautiful double wide home. Zero crime in the seven years we have lived here. Location is very accommodating to our personal needs. Thank you for a safe, quiet and pleasant place to live p.s. the Christmas parade was AWESOME 5* 👍
Dec 18, 2024 · Marquerite Ann HartleyGreat residents and nice location. The owner does bully residents. My grandparents got in trouble for having family visit too often. I understand limiting overnight stays, but if I want to check on my grandparents daily the should be applauded not frowned upon. Good luck selling your home when the time comes. Office doesn’t consistently work to show the home. Buyers are not approved for arbitrary reasons.
Nov 24, 2023 · Ann MarieI can't rate on the experience of living there but I stopped for info almost 2 years ago and the office manager(don't rember her name,) was cursing someone out over the phone apparently for signing some mobile home related paperwork in the wrong place. It was so bad the way she cursed that I said to myself, I don't want to live here. This was in 2022 so not sure if she still works there. I would never allow someone to talk to me that way. you lost our business because of your horrible language and customer service.
Jan 16, 2024 · Toni KeeneManagement gets upset with my elderly family living here for receiving visitation on a regular basis. I also know people who were grandfathered in whith various, now defunct, privileges and management will hassle them to get rid of possessions they were allowed to come in to the park with or to have parts of their original property changed.
Dec 03, 2023 · Tim LearyAfter spending a few days in hell at Holly Forest my week I visited Camelot was splendid in comparison. All I can say is spend a few days to a week in a community before you buy. I didn't find problems with Camelot during my visit.
