Beaver Lake Estates Manufactured Home Community Introduce
Beaver Lake Estates Manufactured Home Community, located at 2425 Maryland Ave E, Maplewood, MN 55119, USA, serves as a prominent residential option in the Maplewood area. For those searching on platforms like "RV Parks Near Me," it is important to understand that while Beaver Lake Estates is a manufactured home community, its characteristics and the long-term living opportunities it provides might appeal to a specific segment of the RV park seeking audience – particularly those looking for a stable, community-oriented environment for extended stays or a transition into manufactured home ownership. The community can be reached via phone at (651) 777-1341 or +1 651-777-1341.
The immediate environment of Beaver Lake Estates, as depicted by recent resident reviews, appears to be a point of significant concern. Residents highlight issues such as unaddressed speeding vehicles within the community streets, leading to safety hazards. One specific incident in October 2018, where a speeding car crashed into a home, is cited as evidence of management's alleged inaction regarding speed control measures like speed bumps. The lack of proactive management response to resident concerns about safety and property damage is a recurring theme in the provided feedback.
Furthermore, reviews suggest a decline in the general upkeep and maintenance of the community since it was acquired by RHP (RHP Properties). Specific complaints include significant delays in tree stump removal (a full year to remove stumps after trees were removed in November 2022), potholes that have persisted for over two years, infrequent street sweeping (not done in five years), and an alleged lack of consistent on-site maintenance personnel. These observations paint a picture of a community where the physical environment may be deteriorating, leading to residents feeling that the "lot rent goes up every year. Yet they do less and less." One review even states that the place has "gone downhill so far that it’s almost considered ghetto now."
Despite these direct critiques, the broader Maplewood area itself offers a suburban environment with various amenities. Beaver Lake is a neighborhood known for its diverse housing options and proximity to natural spaces like Beaver Lake Park, which offers picnic tables, a playground, a fishing pier, and paved paths. Other nearby green spaces include Geranium Park and the Maplewood Nature Center. Residents of the area have access to shopping centers like Sun Ray Shopping Center and Maplewood Mall, dining options, and convenient access to major roadways such as State Road 120 and U.S. Interstate 94, as well as public transportation via Metro Transit bus. The area is served by the North St. Paul-Maplewood-Oakdale School District. While the community itself has noted maintenance issues, the surrounding locale retains these advantages.
Beaver Lake Estates is a manufactured home community, meaning it offers lots for individuals to place their manufactured homes, or potentially offers homes for rent or sale within the community. Modern manufactured homes typically feature amenities such as full kitchens, multiple bedrooms and bathrooms, and individual yards. Specific listings for homes within Beaver Lake Estates often highlight features like vaulted ceilings, ample cabinetry, and private primary suites with walk-in closets. Some homes come with new appliances, and recent updates such as new furnaces, A/C units, and roofs are sometimes noted. Each lot typically provides off-street parking, often for two vehicles, and a detached shed for storage. The community is pet-friendly, which is a significant feature for many residents. Water and garbage services are typically included in the lot rent.
However, the reviews strongly suggest significant concerns regarding the quality of services and management responsiveness. Residents report that parking rules, specifically city ordinances prohibiting overnight street parking between 2:00 AM and 6:00 AM, are "not enforced across the board." This inconsistency in rule enforcement is a major point of frustration, especially when juxtaposed with instances where management allegedly "hassles" residents over minor parking infractions, such as a visitor with a terminal illness parking in a driveway without a pass. The review directly states, "Management does NOT care." and "Management does not properly enforce the rules." The lack of responsiveness to serious concerns, such as the need for speed bumps after a vehicle accident, indicates a perceived disregard for resident safety and well-being. The community's advertised amenities such as a basketball court, playground, picnic area, and clubhouse are features that should enhance resident life, but the level of maintenance and functionality of these facilities was not explicitly detailed in the provided reviews. The presence of on-site management and access to the bus line are also generally positive aspects of such a community.
For those searching "RV Parks Near Me," Beaver Lake Estates operates as a manufactured home community rather than a transient RV campground. Its primary target audience would be individuals or families seeking a more permanent or long-term residential solution in Maplewood, whether through purchasing a manufactured home and leasing a lot, or renting a manufactured home within the community. While some larger, self-contained RVs might seek long-term lot rentals in manufactured home communities, the current resident feedback strongly suggests that potential residents, including those considering long-term RV placement, should approach with caution and conduct thorough due diligence regarding the current state of management, property maintenance, and rule enforcement.
Promotional materials for manufactured home communities generally highlight the affordability, sense of community, and amenities as advantages over traditional housing or apartment rentals. Some sources for Beaver Lake Estates mention "Move-In Specials," "Referral Rewards," and offers for "Up to 2 Months Free Site Rent," which are common incentives used to attract new residents. They also often emphasize the family-friendly nature of the community, good school districts (like the North St. Paul-Maplewood-Oakdale School District), and proximity to local attractions such as the Science Museum of Minnesota, Como Park Zoo and Conservatory, and various shopping and dining options. They also confirm it's a pet-friendly community.
However, the detailed reviews provided by residents raise serious questions about the actual lived experience versus the idealized promotional image. The significant concerns about safety (speeding cars), property maintenance (potholes, stump removal, street sweeping), and inconsistent rule enforcement, coupled with the perception that "Management does NOT care" and that the community has "gone downhill," are critical points for any prospective resident to consider. While the concept of a manufactured home community offers a unique blend of affordability and independence, the specific situation at Beaver Lake Estates, as described by residents, suggests that the current management practices (under RHP Properties) may not be meeting resident expectations for a well-maintained and safely managed community. Therefore, prospective residents, including those seeking a long-term alternative to traditional RV parks, should carefully evaluate the community's current conditions and management track record before committing to a stay.

Beaver Lake Estates Manufactured Home Community Reviews
Have lived here since May 2016. Decent then . However , Oct. 2018 ,speeding car over 50mph crashed into our house, 1200 Cougar Lane causing 21,000 in damages . I had asked the manager about placing speed bumps on our street due to speeding vehicles. Manager at the time said they wouldn't really help which was total baloney. Too cheap to put a couple lousy speed bumps down ! Manager never stopped or called to see if my elderly mother and I were ok.I demanded a couple large rocks to be placed in front of our house. Finally got those in a couple days . Management does NOT care .I had Fox 9 News out to interview me and I told them about the speeding cars and management doing NOTHING. My interview was put on the 5 and 6pm news and I told Karen Scullin what I thought of manager and RHP. Needless to say , I'm not too popular since reporting them and putting them on the news , Fox 9. I'll do it again if I have to! Maybe they will wake up and make street repairs , put in speed bumps etc.Parking rules are also not enforced acrossed the board ! Residents park overnight on streets , violation of their lease and violation of Maplewood City ordinance stating no parking in city streets between 2:00-6:00 am. Management does not properly enforce the rules. Yet in 8 years living here , we had ONE visitor park in our driveway and the manager shows up at 11:00pm to hassle us about parking pass etc. Our visitor was from Phoenix, terminal cancer was here for one lousy night. Any further issues will be dealt with by our family attorney and be forwarded to Fox 9 News again to a reporter .John Rybak
Sep 16, 2024 · John RybakLot rent goes up every year. Yet they do less and less. They removed a tree from several yards in Nov ‘22. It took a full year (Nov ‘23) to get the stumps removed. There are potholes that have been there for over two years. We’ve had a maintenance person a total of less than three months in the past 4years. Streets haven’t been swept in five years. Since RHP bought this place, it has gone downhill so far that it’s almost considered ghetto now.
Apr 15, 2024 · Richard JoubertUsed to be a 5☆ community, UNTIL the "Not My Problem" Money hungry RHP took over! They are ruthless, and employ Managers who do what they want, make up rules, and yes even Steal from the residents!!! If they evict you they tell you you have 4hrs to pack up and leave, and then try to steal your house! They raise lot rent yearly, and don't keep up with daily work at the community. They haven't had a maintenance employee since the beginning of last winter! DONT LET THEM FOOL YOU! DONT LIVE AT ANY RHP PROPERTY OR I PROMISE YOU'LL REGRET IT!I had the best Xmas decorations 3 yrs. In a row, and never even placed for a prize, one yr. they said I had a open write up for having extention cords in my yard. They were told to fix 3 driveways one year, they had me take pictures of driveways that residence paid out of pocket to fix, sent pics to the insurance Co. and Said here, they are fixed. One of them was a handi capped person! They care about nothing but profit! 👎👎
Dec 08, 2023 · Jim LeafI have lived here my entire life (20 years) and absolutely love it! The current manager, Brandon, is so kind and helpful. We had our pipes freeze from the cold and he stayed with us until our water came back on. He also hosts different community events that are very thoughtful and gives our neighborhood a very homey feel.
Jan 17, 2020 · Michele JonesYolanda Mcgilverry the new office manager she is very rude whit residents I own my mobile home and pay 600 for lote . I don’t think having a rent due big sing for 2 weeks every month is making residents feel welcome. I move to these comunity because I feel welcome at first I been living here for two years and I think I am moving aout . The other day I saw her been so rude and and making faces to one of the residents . The grounds keeper always drive around just checking and do anything to clean the Streets or do anything for the community we are paying lot rent but I don’t see they do anything for the community theres a street lights that is been loss for a while I saw one of the grounds keeper checking and did not do anything about . Managers are to fix watherever needs to be fix . And make sure who ever works for the community do they job .not to harass the residents or be rude whit them .
