Birch Terrace Manufactured Home Community Introduce
Birch Terrace Manufactured Home Community, situated at N4791 WI-25 Site 445, Menomonie, WI 54751, functions as a residential park for manufactured homes. While typically not a short-term RV park, it may appear in searches under the "RV Parks Near Me" category for those seeking long-term living solutions in a manufactured home environment. Based on the provided resident reviews, it is crucial to present a candid and objective overview of the park, as significant and recurring concerns have been raised regarding its environment, services, features, and the discrepancy between promotional claims and actual experiences.
The environment at Birch Terrace Manufactured Home Community, as described by its residents, appears to be plagued by numerous issues that significantly detract from the quality of life. The condition of the internal roads is a prominent complaint, with residents stating, "the roads are garbage." This suggests a persistent problem with infrastructure maintenance, impacting daily mobility and vehicle wear. Safety within the park is also a concern due to "the speeding through the trailer court is ridiculous needless to say," indicating a lack of effective enforcement of traffic rules. For families, the environment offers little for children, as "Kids have absolutely nothing to do here," and even having "toys outside you get a violation," which severely restricts outdoor play and enjoyment. Furthermore, the physical layout and perceived control over individual lots have been negatively impacted by recent changes, where "they now switched lot lines so you have a lot less of a yard" and "half of your driveway isn't yours.. it's a mess." This reduction in personal space and confusion over property boundaries directly affects residents' enjoyment and perception of their own homes. The overall environmental impression conveyed is one of neglect in common areas, stringent and seemingly arbitrary rules, and a pervasive sense of disorganization.
The services provided by Birch Terrace Manufactured Home Community are consistently depicted as inadequate and unresponsive. A major recurring issue is the lack of effective problem resolution; "any issues you have aren't dealt with its sent to upper management and you see no changes." This indicates a bureaucratic and ineffective problem-solving process, leaving residents' concerns unaddressed. The management structure itself is unstable, with "managers have switched sooooo many times sometimes 3xs a year some years." This frequent turnover likely contributes to inconsistency in service, lack of follow-through, and a general inability to establish stable resident relationships. When residents approach management with problems, "it seems they're unsure how to handle a situation," further highlighting a lack of effective leadership and problem-solving skills. Maintenance services appear to be a significant concern beyond just the roads. New homes, even those "built 2024," reportedly have "major issues" including "water leaks from doors, windows, and sinks, drainage issues, and the fact that there is so much humidity in it that we need to have a dehumidifier running 24/7." The inability to get "warranty work done for almost 2 months now" indicates a severe failure in providing prompt and effective repair services, even for brand-new homes. Beyond the structural and utility issues, the management's enforcement of rules is perceived as overly strict and arbitrary, even for minor personal touches like "hanging Christmas lights or leave them attached to your own trailer." This suggests a lack of understanding or empathy towards residents' desire to personalize their homes. Moreover, a deeply concerning incident involving a maintenance guy who "got in our face told us we don't own the lot we rent it and he owned the lot and we don't have say on telling him to remove himself off of our lot," followed by a threatening gesture, points to a hostile and unprofessional service environment. The lack of action following this incident further underscores a perceived failure in management accountability and resident protection.
The features of Birch Terrace Manufactured Home Community, as described by residents, are largely negative attributes rather than positive amenities. A prominent feature is the constant increase in "Lot rent goes up yet the roads are garbage" and "lot rent goes up but nothing is better in the trailer court." This recurring increase in cost without commensurate improvement in services or conditions is a significant and frustrating feature for residents. The park's claim of "building a park" that is "still not built" points to unfulfilled promises, a key feature of its operational transparency. The frequent turnover of managers (3 times a year in some years) is a highly disruptive organizational feature, leading to inconsistency and lack of continuity in addressing resident needs. The strict and arguably unreasonable enforcement of rules, such as restrictions on holiday lights or outdoor toys, is a defining feature of the park's management philosophy. The re-drawing of "lot lines" resulting in "less of a yard" and portions of driveways no longer belonging to residents is a fundamental change to property features that directly impacts residents' use and enjoyment of their homes. For those who have purchased new homes, the feature of receiving a "brand new trailer" with "dumbfounding" and "major issues" like water leaks and humidity problems is a severe quality control and warranty failure. The perceived arrogance and threatening behavior of a maintenance staff member, coupled with the lack of accountability, highlights a concerning aspect of the park's personnel and resident relations. Overall, the features of Birch Terrace, as described, indicate a management approach that prioritizes revenue over resident satisfaction and property upkeep.
Promotional information for Birch Terrace Manufactured Home Community, based solely on resident reviews, is overwhelmingly negative and serves as a strong warning for prospective tenants. The direct statement "I wouldn't recommend anyone here to be honest.." is a powerful counter-promotional message. Phrases like "empty promises and they never follow through with what they promise" directly contradict any positive claims the park might make. The detailed complaints about "garbage roads," "speeding," "nothing for kids," "violations" for minor personalizations, "managers have switched sooooo many times," and major structural issues with new homes paint a grim picture. The serious incident involving threatening behavior from a maintenance worker, and the lack of action taken by management, further compounds the negative perception. For anyone searching for "RV Parks Near Me" or a manufactured home community for long-term living, these reviews highlight severe red flags regarding management effectiveness, property maintenance, resident welfare, and even safety. While the park's phone numbers (715) 233-1963 and +1 715-233-1963, and address N4791 WI-25 Site 445, Menomonie, WI 54751, USA, are available for contact, prospective residents are strongly advised to exercise extreme caution. It is imperative to conduct extensive due diligence, including personally visiting the park, speaking with current residents (if possible and safe), and requesting detailed written agreements regarding lot rent, maintenance responsibilities, and specific rules before considering any commitment to live at Birch Terrace Manufactured Home Community.

Birch Terrace Manufactured Home Community Reviews
They say they're building a park.. still not built.. any issues you have aren't dealt with its sent to upper management and you see no changes.. the speeding through the trailer court is ridiculous needless to say.. Kids have absolutely nothing to do here and if they do have toys outside you get a violation.. managers have switched sooooo many times sometimes 3xs a year some years. Lot rent goes up yet the roads are garbage. If you go to them with a problem it seems they're unsure how to handle a situation. You can't hang christmas lights or leave them attached to your own trailer you own without getting a violation to take them down. They now switched lot lines so you have a lot less of a yard. So where lot lines are now technically half of your driveway isn't yours.. it's a mess.. lot rent goes up but nothing is better in the trailer court. Then they had a maintenance guy in here who got in our face told us we don't own the lot we rent it and he owned the lot and we don't have say on telling him to remove himself off of our lot. The blame wasn't him it was put on us then 2 days later drove by pretending he had a gun and pointed his fingers at me and pulled back like he was shooting me then lied and said he was listening to music when the manager asked about it and yet nothing was done. I wouldn't recommend anyone here to be honest.. it's a lot of empty promises and they never follow through with what they promise.
Jun 22, 2024 · Samantha JasmerNothing is done in a timely manner here. I just moved into a brand new trailer (built 2024), and the amount of issues with it was dumbfounding. The amount of little things wrong are one thing (trim falling off, broken blinds, doors that wont latch just to name a few) but I'm talking about major issues, water leaks from doors, windows, and sinks, drainage issues, and the fact that there is so much humidity in it that we need to have a dehumidifier running 24/7 to have any chance of drying things out. I have been trying to get the warranty work done for almost 2 months now, and I'm still waiting.
Aug 02, 2024 · Taylor RankI've been here for so long and finally moved out. Love this place. Management changed a lot since I've been back. But I am sure the new management is great. Can't say I can complain a lot. I know people who live there and have families that live there. They had a park, but the park isn't big. There were future plans, and I remember as a kid the management people asked us how we would like the park. Like I said, great people. There js a field where the park is, which people grow their own garden. The place is amazing and great neighbors.
