Bismarck Acres Mobile Home Park Introduce
For those exploring "RV parks near me" with the intention of finding a long-term residential option, Bismarck Acres Mobile Home Park, located at 188 Bismarck Dr, Gaston, SC 29053, USA, presents a complex and potentially transitional situation. While categorized under platforms that might list options for RV living, this mobile home park appears to be undergoing significant changes that prospective residents need to be acutely aware of. This introduction aims to provide an objective overview based on the limited and conflicting customer feedback available online, emphasizing the critical circumstances reported by a long-term resident.
The environment of Bismarck Acres Mobile Home Park is difficult to assess definitively due to the overriding concerns raised in one of the reviews. A long-term resident of five years describes the park as "absolute garbage" and highlights a history of instability with multiple buyouts. Most significantly, this reviewer states that the new owners are not renewing any leases and are effectively requiring all current residents to leave, regardless of their circumstances, including disabled individuals and single mothers with children. This paints a picture of significant upheaval and a potentially unwelcoming environment for anyone considering moving in at this time, as long-term stability appears to be nonexistent under the new ownership.
In stark contrast, a more recent review from individuals who have "recently rented a spot here" describes a "great experience" thus far. They specifically commend Regina, the property manager, for making them feel "super welcomed" and expressing excitement about their move-in. They also praise the maintenance crew for their efficiency in preparing the property. This positive feedback suggests that the current property manager may be providing a welcoming and efficient service to new tenants during their initial interactions. However, this positive experience must be considered in the context of the non-renewal of leases reported by the long-term resident, which casts a shadow over the long-term prospects for any new renters.
Given the current situation, discussing the "services and features" of Bismarck Acres Mobile Home Park in a traditional sense is challenging. While the positive review mentions efficient maintenance in getting a home move-in ready, the overarching issue of non-renewing leases suggests that any services or features currently offered may be temporary or subject to change as the park transitions under new ownership. Typically, mobile home parks provide essential utilities such as water, electricity, and sewer hookups, as well as basic infrastructure like roads. However, the stability of these services for new residents is questionable given the reported evictions of existing tenants. It is imperative for any potential residents to inquire specifically about the terms of any rental agreements, the duration of potential residency, and the long-term plans for the park under the new ownership.
The primary "feature" of Bismarck Acres Mobile Home Park, based on the recent positive review, appears to be the welcoming and efficient management provided by Regina, the property manager, at least during the initial rental process. This positive interaction could be a significant factor for individuals who value a smooth and friendly onboarding experience. However, this must be weighed against the critical information from the long-term resident regarding the non-renewal of leases, which indicates a severe lack of long-term security for any current or prospective residents. The reported lack of willingness by the new owners to assist vulnerable populations further detracts from any positive features the park might have offered in the past.
Due to the reported mass non-renewal of leases, it is highly unlikely that Bismarck Acres Mobile Home Park is currently offering any promotional information aimed at attracting new long-term residents. Any incentives or positive aspects highlighted by the property manager for new renters must be viewed with extreme caution in light of the instability and the impending displacement of current residents. Potential renters need to understand the full context of the situation and the potential for their own leases not to be renewed in the near future.
In conclusion, while one recent interaction with the property manager at Bismarck Acres Mobile Home Park was described as positive, the information from a long-term resident paints a concerning picture of instability and the impending displacement of all current residents due to the new ownership's policy of not renewing leases. For local users searching for "RV parks near me" for long-term residency, Bismarck Acres Mobile Home Park presents a situation that requires extreme caution and thorough investigation. Potential residents must directly and explicitly inquire about the duration of any potential lease, the long-term plans for the park under the new ownership, and the reasons behind the non-renewal of current residents' leases. The contrasting reviews highlight the importance of understanding the full context of the park's current state before considering it as a viable long-term living option. The reported actions of the new owners raise significant ethical and practical concerns for anyone contemplating moving into Bismarck Acres Mobile Home Park at this time.

Bismarck Acres Mobile Home Park Reviews
This place is absolute garbage. I've been here for 5 years and it's been nothing but bull crap since day 1. This is the 3rd time in 5 years that the place has been bought out. Now, the new owners are kicking everybody out. They aren't renewing anybodies lease. They aren't even willing to help the disabled people or the single mothers with children.
Apr 23, 2025 · Brian AkersMy husband and I have recently rented a spot here. So far, it has been a great experience. Regina, the property manager made us feel super welcomed and expressed how excited she was for us to move in to one of the homes. I've rented places in the past and nobody can compare to the warmth, safety and hospitality she has assured and given us. Also, the maintenance crew was on top of making it move in ready in a short time frame.Kuddos to everyone!
Aug 20, 2022 · andrea meltonIf I could give this site manager 0 stars I would I’ve been trying to look around for places in Gaston Sc for a while . Last year when I contacted this place the site manager Regina tells me a different story every time I call . Last year I called we schedule a tour !I came out she proceeds to tell me the mobile home is not ready can I come back . I said okay then I called back to confirm she proceeds to tell me she had to pick up her daughter from school or whatever. After that I kept getting the run around … Really Unprofessional. I’m a leasing agent and I would never do what she did ! She needs helps if she can’t do her job the right way . I called again this year when I saw something was available idk why I did that !!! first she told me to call her at 3:30 Tuesday . But I called a little earlier . She told me a flat out lie that it was a link on the Craigslist to apply ! I message her yesterday at 6:00pm.I believe to let her know that I didn’t see a link and she proceeds to tell me she is currently going out to eat with her family she will call me tomorrow . I was curious on why she respond after hours but she proceeded to tell me what the hours are . Well it’s almost 5 today and I haven’t heard from her I message her on Facebook she was quick to respond last night but during normal business hours she can’t respond . You call her phone it goes to voicemail . Idk if she own the mobile homes or someone’s else does but they need to find a new site manager because the one they have is sad .
