Blackburn Reserve Introduce
For local users in Athens, Alabama, seeking information about "mobile home parks near me," this overview examines Blackburn Reserve, located at 14355 US-72, Athens, AL 35611, USA. Individuals interested in learning more about this community can contact them at (256) 251-3886 or via mobile at +1 256-251-3886 for inquiries about lot availability and other details. It's important to consider the varied perspectives presented in the available customer reviews when evaluating Blackburn Reserve.
One review paints a negative picture of the property, describing it as "like a swamp land" and expressing significant issues with pest control, specifically stating, "You can't get rid of roaches if you tried." This reviewer also mentioned frequent changes in ownership and a perceived lack of support from management regarding property maintenance, stating, "they don't want to help you with anything when it comes to the property it is ridiculous." This feedback raises serious concerns about the environmental conditions and the responsiveness of the management to residents' needs related to property upkeep.
In contrast, another resident shared a much more positive experience, initially stating, "Love it! Live here & work onsite. Great owners. Also, Rodney & Candace are great! They do a wonderful job taking care of everything & have been a great help to us during the move-in process." This review highlights positive interactions with the owners and specific individuals, Rodney and Candace, who are commended for their helpfulness and management of the property. The fact that the reviewer also works onsite suggests a level of comfort and integration within the community.
An update from the same positive reviewer, after living at Blackburn Reserve for over a year, further elaborates on their positive experience. They describe the neighbors as "all been friendly, or at least cordial," indicating a positive social environment within the community. The reviewer also notes that it is "quiet, no crazy parties, no out of control people," which suggests a peaceful and well-regulated atmosphere, potentially contradicting the earlier reviewer's negative environmental description. Furthermore, they mention that "Pets are welcome, which is perfect for our family," highlighting a pet-friendly policy, along with the existence of "rules about leashes & controlling your animal," indicating responsible pet management within the community.
Considering these contrasting reviews, the environment at Blackburn Reserve appears to be a point of contention. While one reviewer describes swamp-like conditions and pest issues, another long-term resident characterizes it as quiet and peaceful. It is possible that different areas of the property experience varying conditions, or that management has taken steps to address earlier issues. Prospective residents should carefully assess the current environment by visiting the property and speaking with current residents if possible.
The services and features of Blackburn Reserve can be partially inferred from the positive review. The mention of "great owners" and individuals like Rodney and Candace who "do a wonderful job taking care of everything" suggests the presence of on-site management and maintenance staff who are responsive to residents' needs, at least according to one resident's experience. The pet-friendly policy is a significant feature, indicating that the community welcomes animals, although with rules in place for their control.
Typical services and features of a manufactured home community like Blackburn Reserve might include:
- Lot rental for residents to place their manufactured homes.
- Utility hookups at each lot, including electricity, water, and sewer connections. The reliability and quality of these services may be a point of inquiry, especially given the negative review's mention of property issues.
- Waste management services, such as trash collection.
- Maintenance of common areas and roadways within the community. The stark contrast in environmental descriptions suggests that the quality of this maintenance might be inconsistent or perceived differently by residents.
- Potentially, communal facilities such as a laundry room or recreational areas, although these are not explicitly mentioned in the provided reviews.
To obtain a comprehensive understanding of the services and features offered at Blackburn Reserve, local users should contact the management directly. Inquiries should focus on:
- The specific amenities available to residents.
- The policies regarding pets, including any restrictions or designated areas.
- The procedures for addressing maintenance requests and property-related issues, especially in light of the negative review.
- The community rules and regulations to ensure a peaceful environment, as highlighted by the positive reviewer.
- Any security measures in place within the community.
From a promotional perspective, Blackburn Reserve can highlight the positive aspects mentioned in one of the reviews, such as the "great owners" and helpful staff, the friendly neighbors, the quiet atmosphere, and the pet-friendly policy. Testimonials from satisfied long-term residents can be powerful in attracting new residents. However, transparency regarding any known issues, such as those mentioned in the negative review, would be advisable to maintain trust with potential residents.
Potential promotional points for Blackburn Reserve could include:
- Friendly and helpful management team, as praised by a resident.
- A welcoming and friendly community atmosphere, with cordial neighbors.
- A quiet and peaceful living environment, free from excessive noise or disturbances.
- A pet-friendly policy that welcomes animals while ensuring responsible pet ownership through leash rules.
- The potential for a convenient lifestyle, as suggested by the resident who lives and works onsite.
To effectively promote Blackburn Reserve to local users seeking "mobile home parks near me," the management should consider:
- Addressing any underlying maintenance or environmental issues to improve the overall living conditions and potentially mitigate negative feedback.
- Showcasing the positive experiences of long-term residents through testimonials and community events (if any).
- Clearly outlining the community's rules and regulations, particularly those related to noise and pet control, to ensure a harmonious living environment.
- Highlighting any unique amenities or services that Blackburn Reserve offers.
- Being transparent and responsive to inquiries from potential residents, addressing both the positive and negative feedback found online.
It is important to note that Blackburn Reserve is a manufactured home community and may not directly cater to the "rv parks near me" category in the sense of providing short-term parking for recreational vehicles. While some manufactured home communities might accommodate RVs under specific circumstances, the primary focus is typically on long-term residency in manufactured homes. Individuals specifically looking for short-term RV parks in the Athens area should verify if Blackburn Reserve offers such accommodations.
In conclusion, Blackburn Reserve in Athens, Alabama, presents a mixed picture based on the available customer reviews. While one resident praises the great owners, friendly neighbors, quiet atmosphere, and pet-friendly policy, another raises significant concerns about environmental conditions and management responsiveness. Local users considering Blackburn Reserve should weigh these perspectives carefully and conduct their own thorough investigation, including contacting the management at (256) 251-3886 or +1 256-251-3886 and visiting the property to assess whether it meets their individual needs and expectations for long-term housing in a manufactured home community.

Feb 16, 2024 · Gene & Michelle EvansIf you do not live here anymore your opinions do not matter, the management is doing a wonderful job, they go beyond to help people in the park.. For those who have lived here and moved out you do not know anything about what the management has done ( Jennifer & Frank) thank you for all you have done. This is a nice quiet park to live in and safe. I'm so sick and tired of people or person bad mouthing the management. I hear things from the neighbors and they like living here, if anyone doesn't like it here then move it's that simple, don't make comments if you don't know what your talking about.
Aug 17, 2018 · Marsha Nichols-newtonThe managers Jennifer and Frank do a wonderful job keeping the community safe and kid friendly. We have lived here 3 year's now and love it because of the management and community members around us. If you want a safe place to raise kids and want to own your own home...this is the perfect environment.
