Resident reviews offer varied perspectives on the environment and management of Blue Bell Mobile Village. One reviewer describes the people and the park itself as "fine" and praises the park manager. However, this reviewer strongly advises against living there due to issues with GSP management and ABC property management. Specific grievances include a rent increase within the first year of residency and the elimination of free garbage service, now requiring residents to pay for it. This reviewer also mentions a discrepancy regarding a promised 20 by 20 parking pad, stating that management changed the size to save money despite township approval and advises potential buyers to look elsewhere.
In contrast, another long-term resident of approximately six years offers a more positive view of the community itself, describing the majority of neighbors as "very nice" and non-problematic. This reviewer expresses sadness over the original owner's departure due to health issues, highlighting the owner's personal and friendly approach and attentiveness to residents. The reviewer contrasts this with the new park manager, whom they describe as "not nice to anyone." Despite this issue with the new management, this resident gives a 5-star rating due to the positive community spirit and the welcoming nature of the residents. They also mention the availability of a couple of empty lots with hookups and potentially some new homes, noting that the lot rent is reasonable and includes trash pickup and snow removal. This reviewer recommends Blue Bell Mobile Village as a quiet and peaceful place to call home, attributing its positive aspects to the community members.
Considering these contrasting reviews, it is essential for prospective residents to weigh both the positive aspects of the community spirit and the reported negative experiences with the management and property management companies. Direct communication with the current management at Blue Bell Mobile Village is crucial to clarify current policies, procedures, and any ongoing issues. Inquiring about rent policies, including potential increases and the provision of services like garbage pickup and parking, is highly recommended.

Blue Bell Mobile Village Reviews
The people and the park is fine. The park manager is great. You do not want to live here. GSP management and ABC property management are terrible. We have not been here a year and we had a rent increase. They took away the only thing they gave you free. We now have to pay for our garbage. We were also told we would have a 20 by 20 parking pad. We have papers with that on. The township approved a 20 by 20. Now the management has changed that to save money. Do not look to buy here. Look elsewhere.
Mar 27, 2025 · Jeanne JenneI've lived here for about 6 years. The majority of neighbors are very nice and don't cause any problems for anyone within our tiny community. Due to health issues the original owner had to sell the park and laundromat. We were very sad to see him go and so were the regulars at the laundromat. He was very personal and friendly and was attentive to the people who live here. You would never hear him say that something pertaining to the park or the people living here that its not his problem. The new park manager is not nice to anyone. I don't know why he was put in the position, but he shouldn't be. But we at the park don't let the small stuff bring us down because we all enjoy living here and I know you would to. I gladly give 5 stars because of the community members who live here and the way we happily welcome anyone who wishes to become part of it. There are a couple empty lots ready for hookup. There might be a couple brand new homes available as well. The lot rent is reasonable.Trash pick up right out front your home. Snow removal is included. So if your looking for a quiet and peaceful place to call home this would be it.
