Blue Spruce Senior Mobile Home Park Introduce
Are you searching for "RV parks near me" in the Central Square, New York area, particularly within a 55+ community known for its peaceful environment? Blue Spruce Senior Mobile Home Park, located at 269 US-11, Central Square, NY 13036, USA, identifies itself as a senior mobile home park catering to residents aged 55 and over. According to one reviewer, this transition to a 55+ park has resulted in a quiet and pleasant living environment where people are respectful and maintain a sense of personal space. The affordability of the community was also highlighted as a positive aspect. This review further mentions the potential arrival of financeable new homes that could be more cost-effective than renting, suggesting ongoing development and opportunities within the park.
The emphasis on a "quiet and nice" atmosphere, coupled with residents being "respectful and kind" and generally keeping to themselves, suggests that Blue Spruce Senior Mobile Home Park aims to provide a serene living environment, which can be particularly appealing to seniors seeking a peaceful retirement setting. The affordability mentioned in the review could also be a significant factor for those on a fixed income. The potential for new, financeable homes being available in the future presents an opportunity for individuals looking to purchase property in the area at a potentially lower cost than traditional housing.
However, it is crucial to consider all available information to form a balanced and objective understanding of Blue Spruce Senior Mobile Home Park. Another review presents a starkly contrasting perspective, alleging significant issues in a nearby rental house (not within the park itself but associated with the same landlord, Kim Berry). This review claims the presence of severe mold infestation, leading to past tenants losing their belongings. The reviewer urges others to contact them regarding a potential class-action lawsuit and advises reaching out to Hastings and Oswego County code enforcement, suggesting alleged violations related to the park as well. Furthermore, this reviewer directly challenges the positive review attributed to "Kathy Rice," claiming that this individual is actually the "manager" of the park, implying a potential bias in the positive feedback.
Given this conflicting information, prospective residents, whether for mobile home living or potential RV stays, should exercise caution and conduct thorough due diligence. The serious allegations of mold and code violations, while pertaining to a nearby rental property and the park in general according to the second reviewer, raise significant concerns about the overall management and maintenance standards associated with the landlord mentioned. These allegations should be carefully considered alongside the positive feedback regarding the park's atmosphere since its transition to a 55+ community.
Considering the platform category "RV parks near me," the information available does not explicitly state whether Blue Spruce Senior Mobile Home Park accommodates RVs for long-term stays. Senior mobile home parks sometimes, but not always, have designated areas or permit RVs, particularly for visiting family or shorter stays. Given the focus on mobile homes and the 55+ age restriction, it is less likely that Blue Spruce is primarily geared towards the transient nature of typical RV parks. However, it is possible that they might offer long-term RV lot rentals within the community, especially if it aligns with the needs of seniors who own RVs as their primary residence or for extended seasonal stays.
To determine if Blue Spruce Senior Mobile Home Park offers any facilities or services for RVs, interested individuals should contact the park directly using the provided phone numbers: (585) 546-3088 or +1 585-546-3088. Inquiries should focus on:
· Availability of RV lots: Are there any spaces designated or suitable for RVs?
· Hookups: What type of utility hookups are available at the RV sites (electricity, water, sewer)? What are the voltage and amperage of the electrical connections?
· Lot sizes and accessibility: Can the lots accommodate different sizes of RVs? Are they pull-through or back-in sites?
· Amenities for RVers: Are there any specific amenities for RV guests, such as laundry facilities, restrooms, or showers separate from those used by mobile home residents?
· Rules and regulations for RVs: Are there any specific rules or restrictions for RVs within the community, especially concerning the 55+ age requirement for residents?
· Rental rates and lease terms: What are the costs associated with renting an RV lot, and what are the typical lease durations?
The features of Blue Spruce Senior Mobile Home Park, based on the positive review, include its status as a 55+ community, which contributes to a quieter and more respectful atmosphere. The affordability is also mentioned as a key benefit, and the potential for new, financeable homes could be an attractive feature for those looking to buy. However, these potential benefits must be weighed against the serious allegations raised in the negative review regarding management practices, property maintenance (mold), and alleged code violations. The claim that the positive reviewer is the park manager further complicates the assessment of the community based solely on these two reviews.
Currently, there is no explicit promotional information available for Blue Spruce Senior Mobile Home Park. However, the mention of "new homes will be coming soon that are financeable and will be less than renting" could be considered a form of future promotional information aimed at attracting new residents to purchase homes within the park. Interested individuals should inquire with the management about the timeline for these new homes, the financing options available, and the expected costs compared to renting in the area.
Given the limited and conflicting information from the two reviews, local users searching for "RV parks near me" or considering Blue Spruce Senior Mobile Home Park for mobile home living should approach with caution and seek additional information from multiple sources. This could include:
· Contacting the park management directly: To inquire about RV accommodations, current residents' experiences (if possible), and to address the allegations raised in the negative review.
· Checking with local authorities: Contacting Hastings and Oswego County code enforcement to inquire about any reported violations at Blue Spruce Senior Mobile Home Park.
· Searching for additional online reviews: Looking for feedback from other residents or visitors on different platforms to get a broader perspective on the community.
· Visiting the park in person: If possible, a visit to observe the conditions and speak with current residents (other than the manager) could provide valuable insights.
In conclusion, Blue Spruce Senior Mobile Home Park in Central Square, NY, presents itself as a 55+ community with a quiet and affordable living environment, with potential for new home ownership. However, serious allegations regarding management practices and property maintenance have also been raised. For those searching for "RV parks near me," it is unclear whether Blue Spruce offers suitable accommodations. Prospective residents, whether for RV stays or mobile home living, should conduct thorough research and seek information from multiple sources to make an informed decision. The conflicting reviews highlight the importance of due diligence before committing to this community.

Blue Spruce Senior Mobile Home Park Reviews
This is a great place to live! Since Blue Spruce MHP was made into a 55+ park it has been quiet and nice. People are respectful and kind. Keep to themselves. Affordable! They say new homes will be coming soon that are financeable and will be less than renting!! Maybe I’ll upgrade. Only nice people are welcome!!!
Nov 12, 2024 · Mark StoneI rent a house near the park, the house is infested with mold, past tenants have lost everything they own because of this. Kim Berry is not a good landlord, get ahold of me for class action lawsuit. Call Hastings and Oswego county code enforcement. Park also has many violations. And FYI the review from “Kathy Rice” she is the “manager” of the park.
Nov 13, 2024 · Michael OrbinoThis is worse of the worst the photos initially posted are just the nicer homes in the park 75% of the homes are not even livable !! My friend lived there and I visited several times and its smells, there are several (more like 100) of pot holes !! There is a train that drives thru at 4 am to 5 am every morning that whistles so loud EVERY morning !! Kim Berry called my friend about an issue and I heard her literally rip my friend apart was unprofessional in how she spoke to my friend and isn't even in New York state to see the quality of living in this park !! I am sure she would never put her mom in the environment this 55 year and older park !! I posted just some of the roach and rat invested homes that doesn't even have doors !! Run RUN Run ...
Nov 15, 2024 · Pam DolsonI have lived here for a few months so far it is a great place to live the new owner is doing things as fast as possible she is very friendly and listens to what you have to say yes the roads in the park are a little rough but they are getting fixed when you have a problem call her and maintenance men are there to fix it and they are also friendly what I am saying is it is a great place to live
Nov 13, 2024 · Sherry BouchardWorse park ever. The a piping from a house basement the runs water through the park making a sheet of ice on the road. Sewage running in to a creek behind the park when ever it rains to hard. Water and Sewage lines are aways bracking and own toys to blame the tenant's so they have to pay for it. Road so bad you can't even ride a bike down itJunk trailers that are all falling apart everywhere. There are no lights in the park at all. Can't for.get the bees, masqetos and rats that never seem to go away. The sign say aways improving but nothing ever gets in proved but the sign out front of the park. That says 55+ but the park is not well enough kept to be a 55+ park.
