Brookside Meadows Introduce
For individuals and families exploring long-term housing options in the Germantown, Wisconsin area, particularly when their search for "RV Parks Near Me" extends to include manufactured home communities, Brookside Meadows presents a specific residential choice. Located at W209N11681 Hilltop Cir, Germantown, WI 53022, this community offers a suburban living experience for its residents. For inquiries, you can reach them at (262) 251-8100 or +1 262-251-8100.
Brookside Meadows is situated in Germantown, Wisconsin, a village known for its pleasant suburban character and desirable quality of life. Germantown offers a comfortable blend of residential areas, local businesses, and access to green spaces, providing residents with a balanced environment. The community's location on Hilltop Circle suggests a potentially elevated or naturally integrated setting, common in planned manufactured home communities designed for residential appeal. Germantown itself has been recognized for its desirability, offering a good school system, relatively low crime rates, and various community amenities. The surrounding area provides access to a range of recreational opportunities, including local parks and outdoor spaces, contributing to a peaceful living environment while maintaining convenient access to essential services and commercial areas. This suburban setting appeals to those seeking a quieter lifestyle than a major city, without being too remote from conveniences.
As a manufactured home community, Brookside Meadows provides developed lots for residents to place their homes. The primary offering revolves around manufactured homes, which can be new or pre-owned, providing a pathway to homeownership or long-term rental. The homes themselves are described by a reviewer as "pretty," indicating that the aesthetic quality of the residences within the community is generally appealing. This suggests that the community may feature modern or well-maintained manufactured homes with appealing designs.
However, the services and features, particularly concerning community management and the value proposition of living there, have drawn significant feedback from residents. One major point of contention is the lot fees. A reviewer states, "Not sure why they charge so much for the lots though. Based on the bad reviews they do not do enough to justify the fee." This indicates a perceived disconnect between the cost of lot rent and the services or amenities provided, leading to dissatisfaction among some residents. While specific details about what is included in the lot rent (e.g., water, sewer, trash, community amenities) are not provided, the sentiment suggests that residents feel the value does not align with the expense.
Another critical piece of feedback pertains to the customer service and responsiveness of the office staff: "The girl in the office didn't seem to no what was included in the lot rent, no brochures, didn't no anything about sales, was more interested in talking to her friends on the phone. Bad for business." This highlights a significant issue with basic information provision and professionalism, which can be a deterrent for prospective residents and frustrating for current ones. Effective and knowledgeable management is crucial for a positive community living experience, and this review points to shortcomings in that area.
Generally, manufactured home communities aim to offer essential utilities such as water, sewer, and electricity hook-ups. They often have community rules designed to maintain property standards and a harmonious living environment. While not explicitly mentioned, it's common for such communities to be family-friendly or all-ages, allowing for diverse resident demographics. The presence of well-maintained homes suggests a standard for property upkeep within the community.
Typically, manufactured home communities promote themselves on the basis of affordable homeownership, the quality of their homes, and the benefits of community living in a desirable location. For Brookside Meadows, the attractiveness of its homes ("The houses are pretty") is a clear promotional asset. They would likely highlight the advantages of living in Germantown, including its suburban charm and accessibility to local amenities.
However, the significant negative feedback regarding lot fees and management responsiveness directly impacts any promotional efforts. The reviewer's decision to "look elsewhere because of the high fee and bad reviews" despite liking the home itself, underscores how crucial these factors are to a potential resident's decision. The observation that "It's a shame tho for such a nice home to sit empty so long. It seems there will be more emptied soon too based on talks in the neighborhood" suggests a potential issue with resident retention and a growing number of vacancies, which would be a serious concern for any community. This feedback can inadvertently become promotional information that paints a less favorable picture than intended.
For individuals considering Brookside Meadows, it would be essential to:
- Thoroughly inquire about all components of the lot rent and what services or amenities are explicitly included to understand the full cost and perceived value.
- Seek detailed information about available homes, sales processes, and any promotional offers from the office staff, and assess the responsiveness and knowledge level directly.
- If possible, speak with current residents to gain a broader perspective on the day-to-day living experience, satisfaction with management, and community atmosphere.
- Compare the lot fees and overall costs with other manufactured home communities or traditional housing options in the Germantown area to ensure the value proposition is acceptable.
In conclusion, Brookside Meadows in Germantown, WI, offers aesthetically pleasing manufactured homes within a desirable suburban setting. While the homes themselves appear to be an attractive feature, prospective residents should carefully consider the consistent feedback regarding high lot fees and issues with customer service and management responsiveness. These factors are critical to the overall living experience and long-term satisfaction within the community, moving beyond the simple concept of "RV Parks Near Me" to a permanent residential decision.

Brookside Meadows Reviews
The houses are pretty and we really wanted to purchase the one we viewed today, but you can get a home with land for a better deal. Not sure why they charge so much for the lots though. Based on the bad reviews they do not do enough to justify the fee. We will look elsewhere because of the high fee and bad reviews. It's a shame tho for such a nice home to sit empty so long. It seems there will be more emptied soon too based on talks in the neighborhood.
Mar 09, 2025 · DeeWas there today, nice park. The girl in the office didn't seem to no what was included in the lot rent, no brochures, didn't no anything about sales, was more interested in talking to her friends on the phone. Bad for business.
Mar 11, 2025 · linda stollWe were looking at these properties but its 900/ month before even paying for the trailer home. What planet are these buffoons living on? Sell the property so new families can buy the space and live there. You have no business charging 825/month for the tiny lot these homes sit on.
Mar 25, 2024 · Craig BenedictLot rent has become ridiculously high year after year. So high that fixed income disabled elderly people can simply not afford it anymore. It’s like they are raising it on purpose to drive them out.
Sep 27, 2023 · Joe TenniesThe property is beautiful. The community is quiet and cozy... but beyond that idk about living here. My biggest problem is the management. Never answers the phone, can call all day and not a word. The other person in charge is a joke too. There's no office hours, so don't bother with the office no one will be there. Terrible staff besides the handyman.
