Willow Springs Mobile Home Park Introduce
For individuals and families exploring long-term housing solutions, particularly those searching on platforms like "RV Parks Near Me" with an interest in permanent manufactured home living, Willow Springs Mobile Home Park in Sussex, Wisconsin, presents itself as a residential community. Located at N67W22208 Mc Laughlin Rd, Sussex, WI 53089, USA, with contact numbers (262) 246-4090 and +1 262-246-4090, Willow Springs functions as a dedicated community for manufactured homes, distinguishing it from temporary RV camping sites. It is noted in one review that this is "supposed to be a trailer court for 55 and older," which suggests it may cater specifically to senior residents.
Willow Springs Mobile Home Park is situated on Mc Laughlin Road in Sussex, Wisconsin. Sussex is a charming village in Waukesha County, known for its rural character, open spaces, and strong community feel, while still offering convenient access to larger suburban and urban centers in Southeastern Wisconsin. The village provides a quieter, more relaxed living environment compared to more densely populated areas. Its location allows residents to enjoy a blend of natural beauty and access to local amenities, including parks, shops, and services. The specific address on Mc Laughlin Road places the park within the residential fabric of Sussex, likely surrounded by a mix of homes and green spaces.
However, the environmental aspect, particularly concerning maintenance, is heavily impacted by the detailed negative review. While individual residents, such as the long-term tenant mentioned, have "always kept up his yard" and even the "office yard for nine years," implying a history of personal care for the property, the review paints a grim picture of the park's upkeep and management's response to structural issues. The description of a "screen porch roof blew off in a storm two years ago," leading to leaks and subsequent buckling due to snow, suggests significant environmental and structural concerns within the park. The gutter also falling off the house further indicates a lack of proactive or timely maintenance by the owners/management. This feedback suggests that despite a potentially pleasant geographical location, the physical upkeep of the park and its structures is a serious concern, directly affecting the living environment and safety of residents.
As a mobile home park, Willow Springs primarily offers leased lots for residents to place their manufactured homes. Residents typically own their homes and pay a monthly lot rent for the land. The contact numbers provided, (262) 246-4090 and +1 262-246-4090, are the direct points of contact for park management, which would handle inquiries regarding lot availability, lease agreements, and park rules. Services typically covered by lot rent in such communities often include water, sewer, and trash collection, and the maintenance of common areas and internal roads.
However, the provided reviews paint a highly critical picture of the management's responsiveness and overall service quality. The detailed account of a terminally ill tenant's struggle to get structural repairs addressed is deeply concerning. Despite the tenant's history of being "a great tenant the whole time" and even contributing to park maintenance ("kept up the office yard for nine years"), efforts to communicate with the manager via text were met with "no response." Calling the owners resulted in "total run around." When a vinyl roof was finally installed, it buckled under snow, and the manager's advice was for the tenant's family to "rake it off" and "buy some wood to support it from falling." This indicates a severe lack of adequate maintenance services and a disregard for tenant safety and well-being, particularly concerning an elderly and ill resident. The accusation that owners "don't listen to what you are trying to explain to them, they talk over you,!!" further highlights a problematic communication style and a lack of empathy or accountability. The strong condemnation "don't ever rent in this court!!!!" and the comment about how they "treat the elderly, it's pretty sad!!" are powerful indictments of the management's service.
The second review, though brief ("No need to call back It's not not how you play the game it's if you win or lose. You can choose? You can have P17 its a dump!"), corroborates the negative sentiment regarding the park's condition and management, referring to a specific lot as "a dump." This suggests systemic issues rather than isolated incidents.
The primary feature of Willow Springs Mobile Home Park is its designation (or intention) as a "trailer court for 55 and older," which positions it as a potential senior living community. This demographic focus can be a significant feature for older adults seeking a quieter environment tailored to their needs. The individual homes, owned by residents, can vary in their upkeep. The example given in the review highlights a tenant who invested in home improvements (deck, flooring) and maintained their yard meticulously, suggesting that individual residents take pride in their properties. However, this individual care appears to be overshadowed by the alleged neglect of the park's common areas and shared responsibilities, such as structural maintenance of park-owned components (like possibly the porch roof structure or common area gutters).
While the location in Sussex offers access to a pleasant Wisconsin village environment, the critical reviews suggest that the actual lived experience within the park may be severely compromised by management's lack of responsiveness and maintenance. The presence of "windows all around" the screen porch, implying a significant amount of glass, raises serious safety concerns if structural integrity is compromised, especially with emergency access for nurses, as described in the review. This highlights that features related to safety and accessibility, which should be standard in any residential community, are apparently failing.
For individuals searching "RV Parks Near Me" with the intention of finding a stable, long-term manufactured home residence, particularly one for those aged 55 and older, Willow Springs Mobile Home Park might initially appear as an option. However, the overwhelmingly negative and detailed resident feedback serves as a critical warning. While the park's basic offering is leased lots for manufactured homes, the severe accusations regarding neglected maintenance, unresponsive management, and a disregard for resident well-being (especially for an elderly, ill tenant) are paramount considerations.
Prospective residents should exercise extreme caution and conduct thorough due diligence. Contacting Willow Springs Mobile Home Park directly at (262) 246-4090 or +1 262-246-4090 for inquiries about lot availability, rental rates, and the application process is a first step. However, it is absolutely essential to conduct a very detailed on-site visit. During this visit, potential residents should critically assess the condition of all common areas, roads, and visible infrastructure. It would also be advisable to attempt to speak with multiple current residents (respectfully and within park rules) to gather a broader perspective on their experiences with management and maintenance. Inquiries about the park's specific policies on maintenance responsibilities, emergency response, and tenant communication protocols should be made directly. Given the grave concerns raised in the reviews, a thorough and cautious approach is highly recommended before considering Willow Springs Mobile Home Park as a long-term residence.

Willow Springs Mobile Home Park Reviews
My father has been a renter here for 11 years, he now is terminally ill! He has been a great tenant the whole time, he has built a deck onto his trailer for no cost to the owners, put in new flooring, again no cost to the owners, has always kept up his yard, also kept up the office yard for nine years, until he couldn't due to his health, now he pays someone to take care of his yard, everything is always kept up very nicely. Since he has been ill the screen porch roof blew off in a storm to years ago, we had nothing but problems with the screen porch leaking since,. I text the manager multiple times and no response, finally I called the owners, I got the total run around with that, finally right before fall they put a vinyl roof on the screen porch, my dad was so grateful. Now we had this big snow storm, and all the snow has been sitting on the vinyl roof it's started, to buckle ,so I called the manager he did come to look at it, he knew we had big problems coming, so I thought he would come back, no he didn't the gutter is also falling off the house by the walk way to the door, he also pointed that out to me, so you would think he would come back, nope. The screen porch has only got worse in the next couple of days,so I called the manager again, he actually told me to get someone to rake it off, and for me, to buy some wood to support it from falling and to get everything out of there. I called the owners, they don't listen to what you are trying to explain to them, they talk over you,!! This screen porch has windows all around it, so there is alot of glass, if it comes down ,we can't get in or out of the house!! My father has nurses that come there!! I tried to explain what if an emergency with my father what would we do if nobody can get in or out, but they interrupt you and cut you off. Bottom line, don't ever rent in this court!!!! This is supposed to be a trailer court for 55 and older, and this is how they treat the elderly, it's pretty sad!!

Dec 28, 2024 · mike rekowskiThe owners/managers of the park make it very clear on their intentions to steal the mobile homes from the people selling. They will continue to deny applicants applying to buy the trailers, therefore making you stuck with the bills until you can no longer do anything and forfeit your home over to the park owners. Very sick thing to be doing to these elders. If you end up buying a mobile home off someone, just buy it, if you know you have a clean record, buy the mobile home, then do the “application.” If they deny you tell them you will be contacting legal advice. Once they finally have no option but to accept you they become very rude because they didn’t make any profit on a sale that wasn’t theirs to begin with. Very nosey owner, very rude owners, definitely taking advantage of the people.
Mar 17, 2024 · Nate BoltzI enjoy living here. They are full and rarely have any openings. The lot rent is high, for the price I think they should have a pool available for the residents
Oct 17, 2022 · Mavros TyfonasVaried living. The lots the homes are on, in most cases are lush and a decent size. Being a retirement community, I understand it should be quiet. Hopefully so. Very pretty, treed area.
