Based on the enthusiastic feedback from a visitor from Eastern Canada, Brookside Mobile Manor (55+) offers a unique and appealing environment, particularly for those seeking a winter escape. The key highlights from the reviews that are relevant for RV travelers include:
- Small and Intimate Park: With only 50-60 mobile homes, Brookside Mobile Manor offers a more intimate and less crowded atmosphere compared to larger parks with 300+ units "squished into a small area." This smaller size can translate to a quieter, more relaxed, and neighborly environment, which is often preferred by those seeking a peaceful RV stay.
- Natural Beauty: The visitor was "blown away by the natural beauty" of the park and the surrounding St. Petersburg area. This suggests that Brookside Mobile Manor is likely well-maintained with attractive landscaping and possibly access to the natural beauty of the region, which includes sunshine, pleasant weather, and proximity to the Gulf Coast.
- Lovely People: The reviewer also noted the "lovely people who live in this park," indicating a friendly and welcoming community atmosphere. This social aspect can greatly enhance the experience of RV travelers, especially those staying for longer durations and looking to connect with others.
- Highly Recommended for Snowbirds (55+): The reviewer "HIGHLY recommend this place if you're a 'snow bird' looking to get away from winter." This strongly suggests that Brookside Mobile Manor is well-suited for those seeking a seasonal retreat from colder climates and caters to the 55+ age group, ensuring a community of peers.
- Monthly Maintenance Fee: A resident mentions that the "Monthly maintenance is $ 150.00." While this fee is associated with owning a mobile home in the park, it suggests that the community is actively maintained, contributing to its "beautiful" appearance noted by the visitor. This level of maintenance likely extends to common areas and amenities that RV guests might also benefit from.

However, the strong recommendation for snowbirds suggests that they likely accommodate seasonal stays, which could include RVs. To understand the specific offerings for RV travelers, it's helpful to consider the typical amenities and services provided by such communities:
- RV Sites: While the park primarily hosts mobile homes, there might be designated spaces or lots suitable for RVs, especially for short-term or seasonal residents. The size and availability of these sites would need to be confirmed.
- Utility Hookups: If RVs are accommodated, standard utility hookups such as electricity (likely 30 and 50 amp service), water, and sewer connections would be expected.
- Maintenance: The mention of a monthly maintenance fee for homeowners indicates that the park is actively managed and maintained, which could benefit RV guests by ensuring a clean and well-kept environment.
- Community Atmosphere: The "lovely people" mentioned in the review suggest a welcoming and friendly community, which can be a significant draw for RVers looking for a social environment during their stay. Being a 55+ community ensures a peer group for socializing and activities.

Brookside Mobile Manor (55+) Reviews
This is a small mobile home park for people 55+ yrs old. This was my first trip from Eastern Canada to visit my parents during their 3rd winter in St. Petersburg and I was blown away by the natural beauty and the lovely people who live in this park. It only has 50-60 mobile homes in the park compared to some that have 300+ squished into a small area. I HIGHLY recommend this place if you're a "snow bird" looking to get away from winter. It is absolutely beautiful !!
