Bush Ranch Introduce
Are you searching for "RV parks near me" in the House Springs, Missouri area? Bush Ranch, located at 3847 Quarterhorse Ln, House Springs, MO 63051, USA, is a mobile home park that may accommodate RVs for short-term or long-term stays. Based on the customer reviews, Bush Ranch presents a mixed picture, with positive feedback regarding the property manager but concerns regarding cleanliness and rental dispute practices.
One review praises the property manager, Kathy, describing her as "very pleasant and helpful." The reviewers, Shawn and Nina, highlight Kathy's ability to "listen & follow through," suggesting a responsive and attentive management style. They also commend the park for being a "clean and well-kept Mobile home Community." This positive feedback indicates that the overall environment of Bush Ranch is well-maintained and that the management is approachable and effective.
However, another review presents a contrasting perspective. This reviewer, who lived in Bush Ranch for three years, raises concerns about the cleanliness of their rental upon moving in. They report finding a dirty refrigerator, dust blowing out of the furnace vents, and unclean floors. Despite leaving the rental "VERY clean" upon moving out, they did not receive their deposit back and were instead charged almost $1100.00. The charges included the replacement of blinds (which they acknowledge needed replacement), painting of the trailer (which they argue should be regular maintenance), and an unexplained charge for the water bill, despite paying their own water deposit and monthly bills. The reviewer offers to provide photographic evidence of the condition of the rental before and after their tenancy, as well as a copy of the detailed bill they received.
Considering the perspective of those searching for "RV parks near me," Bush Ranch offers a potentially appealing environment with a helpful property manager. The positive feedback from Shawn and Nina suggests that the park is well-maintained and that the management is responsive. However, the serious concerns raised by the other reviewer regarding cleanliness and rental dispute practices cannot be ignored. The discrepancy between the positive and negative reviews highlights the importance of thorough due diligence before deciding to stay at Bush Ranch.
For RVers considering a stay, the cleanliness of the facilities and the transparency of billing and deposit return policies are critical factors. The negative review suggests that there might be inconsistencies in the cleanliness of rentals and potentially unfair or unexpected charges upon departure. This could be a significant concern for RVers who are considering a long-term stay and are concerned about potential deposit disputes or unexpected fees.
The reviews offer limited information about the specific amenities available at Bush Ranch for RV guests. Typically, "RV parks near me" offer essential hookups such as water, electricity (with various amperage options), and sewage. Additional amenities can include Wi-Fi access, laundry facilities, restrooms with showers, and recreational areas. Given that Bush Ranch is primarily a mobile home park, some amenities might be shared with long-term residents. Prospective RVers should contact the park directly using the provided phone numbers: (636) 495-6446 or +1 636-495-6446 to inquire about these details.
The environment of Bush Ranch in House Springs, MO, appears to be well-maintained, based on the positive review. House Springs is a town located in Jefferson County, Missouri, offering a more suburban or rural setting. The address on Quarterhorse Ln suggests a potentially spacious environment. However, the cleanliness issues mentioned in the negative review are a concern. Potential RVers should visit the park in person to assess the environment for themselves.
Features of Bush Ranch that can be inferred from the reviews include a helpful property manager and a potentially clean and well-kept environment. However, the negative review highlights potential issues with cleanliness and rental dispute practices. For RVers, essential features they would inquire about include the availability and type of RV sites (pull-through or back-in), the nature of utility hookups (water, electricity, sewer), and any additional amenities such as laundry, restrooms, or Wi-Fi. It is also crucial to clarify the park's deposit and billing policies.
Promotional information is not provided in the available text. RV parks often offer special rates for extended stays (weekly or monthly), seasonal discounts, or other incentives. If you are considering a longer stay at Bush Ranch, it would be prudent to contact the management directly using the provided phone numbers to inquire about any such promotions.
In conclusion, Bush Ranch in House Springs, MO, offers a potentially appealing environment with a helpful property manager, but potential renters and RV visitors should be aware of the concerns raised regarding cleanliness and rental dispute practices. The discrepancy between the positive and negative reviews underscores the importance of conducting thorough research and potentially visiting the park in person before making a decision. It is essential to contact the management directly at (636) 495-6446 or +1 636-495-6446 to inquire about the specific amenities offered for RVs, the park's policies regarding deposits and billing, and to clarify any concerns regarding cleanliness. Understanding these details will help determine if Bush Ranch is the right choice for your RV travel needs in the House Springs, Missouri area.

Apr 02, 2025 · Shawn WalkerLived in Bush Ranch for 3 years. When I moved in I had to clean the rental before I moved my things in. The refrigerator was dirty , when I turned the furnace on candy wrappers , dust was blowing out of vents. Floors were not clean. When I moved out I left the place VERY clean! I di not get my deposit back instead I got charged almost $1100.00. Charges were as stated on my bill sent to me blinds ,( it did need 4 sets of blinds) they were the cheapest blinds you can buy. Painting of trailer. That should be regular maintenance especially living there for 3 years. Painting no holes in the walls! Also the water bill . We pay our own water deposit and water bill monthly so not sure how the Mgr can charge for that. I do have pics before I moved in and the day I moved out.My detailed bill I received after moving out by the 5th of December! If you would like to see the before and after pics and my Bill i received after moving out I can definitely show proof .
Nov 21, 2024 · Nora IrelandI have only lived here for 3 years with my family. Within that 3 years we have had a few park managers who weren’t always available- be it for questions or concerns. The current park manager, Larry has always been conscious of this and makes himself available all week long. If he has another customer he will kindly ask to call you back, and he does! He’s thorough, has wonderful follow through, and cares. He knows the families in the park, if they have children and won’t hesitate to call if he thinks there’s something different in your routine to make sure you’re ok.
Jun 26, 2019 · H HI have lived in bush ranch for a short time but can tell everyone is very respectful of each other and the property management is always very friendly and helpful. The day after moving in my water backed up and someone was out to fix it within 20 minutes of me calling! So far I love the quiet neighborhood that feels tucked away but still close to grocery stores and shopping areas.
