Sugar Creek Estates Introduce
Sugar Creek Estates is a mobile home park located at 1118 Anise Ln, Fenton, MO 63026, USA. For individuals searching for "RV parks near me," it is important to note that Sugar Creek Estates primarily functions as a mobile home park, offering long-term residency for manufactured homes rather than temporary accommodations for recreational vehicles. While it may appear in search results, the services and environment are tailored to permanent or extended mobile home living.
The available customer reviews for Sugar Creek Estates present a stark contrast in experiences, with one review expressing significant dissatisfaction with the park's management and upkeep, while another offers a more positive initial impression of the neighborhood. It is crucial for prospective residents to consider both perspectives when evaluating this community.
One detailed and critical review focuses heavily on the management of Sugar Creek Estates, which is reportedly under the ownership of Horizon Land Management. The reviewer strongly advises against moving into any community owned by this management company, citing a pattern of what they perceive as disingenuous practices and a lack of investment in the park's maintenance and infrastructure despite repeated rent increases. The specific grievances outlined include:
- Unjustified Rent Increases: The reviewer notes multiple rent increases over the past two years, including a $50 per month increase in the previous year, coupled with the elimination of free cable and internet services.
- Lack of Curb Appeal and Maintenance: Despite claiming curb appeal as a top priority, the management allegedly failed to clean up a vacated lot for two years and only mowed the grass a total of six times over the same period. Common areas and vacant lots are described as overgrown and filled with trash.
- Poor Infrastructure Upkeep: The roads within the park are reportedly full of potholes, causing damage to residents' vehicles.
- Lack of Responsiveness from Management: Attempts to contact corporate management via a website form and phone calls allegedly go unanswered or result in unreturned voicemails. If a call is returned, it is supposedly from a private number, preventing follow-up.
- Environmental Concerns: The review mentions that Horizon Land Management had to pay over a million dollars in EPA fines the previous year for polluting a water system (though not specifically at Sugar Creek Estates, the reviewer suggests it reflects the company's overall practices). This is implied to be a potential contributing factor to the rent increases.
- Lack of Transparency and Communication: Rent increase letters reportedly lacked any contact information for the company beyond its name, raising concerns about their accountability and willingness to engage with residents.
This extensive negative review paints a concerning picture of Sugar Creek Estates under Horizon Land Management, suggesting a community where residents face increasing costs and deteriorating conditions with limited avenues for communication or redress.
In contrast, a more recent review from someone who had only been living in Sugar Creek Estates for a few weeks offers a more positive initial impression. This reviewer mentions "nice neighbors" and describes their street as "very quiet and clean." This suggests that while there may be broader issues with the park's overall management and infrastructure, some aspects of the community, such as neighborly relations and the condition of individual streets, might be satisfactory for some residents.
Given these contrasting perspectives, it is difficult to provide a definitive assessment of the environment at Sugar Creek Estates. While one long-term resident describes neglected common areas and infrastructure issues, a new resident found their immediate surroundings to be quiet and clean. This discrepancy highlights the importance of seeking multiple viewpoints and conducting a thorough personal inspection of the specific area within the park where one might reside.
Details regarding services and features at Sugar Creek Estates are limited. The negative review mentions the elimination of free cable and internet, suggesting these were previously offered amenities. The lack of upkeep on common areas and roads implies that maintenance services in these areas may be lacking. However, the positive mention of a quiet and clean street suggests that individual lot maintenance might be the responsibility of the residents or is being adequately managed on some streets.
No promotional information is provided in the reviews. The focus is primarily on the negative experiences with management and the positive initial impression of the neighborhood by a new resident.
In conclusion, Sugar Creek Estates in Fenton, MO, presents a complex picture based on the available customer reviews. While a new resident found their street to be quiet and clean with friendly neighbors, a long-term resident expresses significant concerns about the management practices of Horizon Land Management, including repeated rent increases, poor maintenance of common areas and infrastructure, lack of communication, and past environmental issues associated with the management company. Individuals searching for "RV parks near me" should recognize that Sugar Creek Estates is a mobile home park. Prospective residents should carefully weigh the serious allegations made in the critical review against the positive initial feedback regarding the neighborhood and conduct thorough due diligence, including contacting the management at (636) 228-3605 or +1 636-228-3605 and visiting the park to assess the current conditions and speak with current residents if possible, before making any decisions about проживание at Sugar Creek Estates.
The starkly contrasting reviews underscore the importance of in-depth investigation to determine if Sugar Creek Estates aligns with one's living expectations and priorities. The potential issues raised by the long-term resident, particularly concerning management responsiveness and park maintenance, warrant careful consideration.

Sugar Creek Estates Reviews
Do yourself a favor don't move into any community that is owned by Horizon Land management. They sent out a rent increase letter that, at the very least, could be described as disingenuous. They claimed that curb appeal is a top priority yet when someone moved out on Mt Street 2 years ago they still haven't cleaned the lot of what was left behind and, in the past 2 years they have mowed the grass a total of 6 times. Last year they raised the rent 50 dollars a month and got rid of the free cable and internet. There are 240 lots in here, most are full so, just to be conservative, I will say 200 are occupied so that means an extra $20,000 a month (and that is just this park, they own many more) yet the roads are full of potholes and the vacant lots and common areas are not taken care of and rarely mowed. Despite that they felt that the deserved to give themselves another raise and increased rent again this year despite zero evidence that they have any interest in using any of it to improve conditions. They have a form on their website to fill out because they "take pride in listening to our communities" yet they don't respond when you fill out the form, every call to the corporate office goes to voicemail and doesn't get returned unless you bombard them with messages and if you are lucky enough to get a call back it will be from a private number so after they hang up on you you can't call back. They also had to pay over a million dollars in EPA fines last year for polluting the water system which probably has a lot to do with the rent increase. They blame inflation as if they are the only ones affected by it but I'm now paying 2 years of rent increases and cable and internet all for the privilege of having having potholes tearing up my car and relaxing in my living room with a perfect view of the overgrown, trash filled vacant lot. Trash company with shady business practices and no qualms about poisoning the water supply (not here but in other states, like that matters) STAY AWAY!!! This company is the poster child for corporate corruption and greed. They are so terrified of hearing from their residents that the letters they sent out are completely devoid of any contact information, company name is the only thing on it, no names, phone numbers, address or email. A reputable company with integrity wouldn't conduct themselves in such a clandestine manner.

Jun 04, 2023 · stacey moore$600 in pad rent and im dodging potholes constantly. Pouring gravel into them doesnt "fix" them.
Feb 10, 2025 · Gavin CHave lived here 3 years and this year has by far been the worst.I have gotten my packages stolen off my front porch (all for my family, mind you) and there's been some crazy stuff going on around here. They have also raised pad rent to 600 a month. We are definitely moving soon.
Aug 29, 2023 · Steph HarrisThe property mgr was nice and helpful The mobile was nice and in good shape and they are willing to work with me even with my legal problems from my past. It's a little far out away from town and the highway is real curvy so night time driving and snow might be a problem. Still I would recommend it, heck, I will probably rent there cause it's so nice for the price.
