I have lived at the same address for 30-plus years. Always on time with pad rent never once been late. This neighborhood has greatly improved under Cambio. I remember when it was very bad between 2007-2014. Since then, new street lights, new homes, great management, and sure we have rules. However, it helps keep people and properties in check. I recently redid siding on my home to improve curb appeal. I have zero plans to move anytime soon. I am happy to live in Grand Oaks. My son lives here in the neighborhood as well and loves it, too. For the area and close proximity to shopping, retail, and schools. It's worth the price. Our pad rent is still the cheapest in the metro area.

Pad rent is very reasonable, especially after it's compared to the market in the area and what other mobile home parks are charging. Fair is an understatement. Love Grand Oaks

I have seen numerous managers and companies cycle through. Some have had their faults and issues, and some made progress. However, Grand Oaks MHC, a part of Cambio, does feel like home. The neighborhood is at its "new" prime. It definitely is not a trailer court. It is an actual inviting neighborhood. The street lights are amazing, new homes and even older homes that are well maintained. All combined create an inviting, welcoming, good look curb appeal for all. Yes, do we have rules? Absolutely. However, management understandable wants the best. I do, too. we live here and don't want it to be trashy. We work hard to keep our property looking good. In the end, if you do get a notice to correct issues, it is well within their rights, and they give you decent time to correct it. As I always tell people, refer to your lease agreement.We truly appreciate Lisa, the company Cambio. There are no issues here, to be honest. Love our neighbors and neighborhood.(06-07-2023)Currently now renting a new one bed one bath modular home. Nick named the cottage. I am beyond happy and thrilled with the house. Lisa was great to work with, and Cambio is a great company. so very thankful to have been given a chance. Good news, this house I am renting, I will be buying this December! I want to own it.Effective January 25th, 2024. I am the homeowner of this house now. Thanks to Lisa and Cambio. She is also amazing at making all residents current and future feel welcomed. Now that we are full due to it being a highly sought and convenient location, homes sell fast, and few pop up every now and then. At first I was understanding of the situation because things happen It's now 2023 and it's still a problem that we have deal with. If the bills are paid I want my services. We have kids at home it's summertime we are working parents and are kids have no water once again. We were told the water would be back on in 30 mins and that was 2 hours ago
