I promise it does not look like those photos...the grass ALWAYS needs several weeks worth mowing..there are muddy, potholes filled with water..When leaving the property..it's very dangerous and hard to see what's coming, especially on the drivers side bc the bushes are always overgrown..and this park is located on the corner of 2 majorly large intersections with tons of traffic flying by in all directions..We have seen several wrecks and near misses..often..heard gunfire quite a few times..we've witnessed ppl driving by yelling obscenities at others outdoors but on the park property even going so far as to hold up and display their handguns as warnings to those ppl...the speed limit is a posted 5mph but Noone seems to go under 30-35 etc..the mobile homes looking the worst seem to be the ones on the end of the park entrance..all in all...A very shady nasty and ugly place especially when there are several families with lots of kids roaming around just waiting to get picked off by these horrible ppl in general...not everyone applies in this park of course..Some of the folks actually keep their places up very well and seem to take some pride..Kudo's to you guys and girls !! I don't live here but I did have grandkids there before..worried everyday and night about them till they moved..Sorry I have no photos but take a drive by.. if you dare - Kimberly Williams (KIM)

You can contact them at (251) 304-9779 or their mobile number +1 251-304-9779 for inquiries. It's important to approach this community with a comprehensive understanding based on the available feedback.

The customer reviews for Camellia Trace Mobile Home Park present a somewhat contrasting picture of the community. One reviewer expresses significant concerns regarding the park's upkeep and safety, while another offers a more positive perspective. It is essential to consider both viewpoints to form a balanced understanding.

According to one detailed review, the visual appearance of Camellia Trace Mobile Home Park may differ significantly from any promotional photos. This reviewer claims that the grass is consistently overgrown, suggesting a potential lack of regular landscaping maintenance. Additionally, they mention the presence of muddy, water-filled potholes within the property, which could indicate issues with the grounds' upkeep and potentially pose inconvenience or safety hazards.

The location of the park at the corner of two major intersections is also highlighted as a significant safety concern by this reviewer. They describe the difficulty in seeing oncoming traffic when leaving the property, particularly on the driver's side due to overgrown bushes obstructing the view. The high volume of traffic and the speed of vehicles on these intersecting roads are cited as contributing factors to several witnessed accidents and near misses. This external environmental factor could be a serious consideration for residents, especially those with children or those frequently entering and exiting the park.

Furthermore, the same reviewer raises serious safety and security concerns within the park itself. They report hearing gunfire on multiple occasions and witnessing incidents of individuals driving by and yelling obscenities at residents, even displaying handguns as threats. Such allegations, if accurate, would indicate a potentially unsafe and disruptive environment within the community. The reviewer also notes that the posted 5 mph speed limit within the park is frequently ignored by drivers, with vehicles reportedly traveling at speeds of 30-35 mph or higher, posing a risk to pedestrians, especially children.

The reviewer also expresses concern about the general appearance of some of the mobile homes, particularly those near the park entrance, describing the overall environment as "shady nasty and ugly." They voice worry for the safety of children residing in the park, given the alleged presence of "horrible ppl." While acknowledging that not all residents fit this description and commending those who maintain their properties well, the overall tone of this review is one of significant dissatisfaction and safety concerns.

In contrast, another reviewer describes Camellia Trace Mobile Home Park as "the best quite family mobile home park." This perspective highlights a friendly atmosphere among the residents. This reviewer also praises the cleanliness of the park, noting "nice mowed yards" and the absence of cars parked on the grass, which suggests that some areas of the park are well-maintained and that certain community rules are enforced. This positive review recommends Camellia Trace Mobile Home Park to anyone considering moving into a mobile home park, emphasizing its quiet and family-friendly nature.

Considering these contrasting viewpoints, it is challenging to form a definitive objective assessment of Camellia Trace Mobile Home Park without further information or direct observation. The significant discrepancies between the two reviews suggest that residents may have vastly different experiences within the community, or that conditions within the park may vary. It is possible that some areas of the park are better maintained or experience fewer issues than others.

For local users considering Camellia Trace Mobile Home Park as a potential residence, it would be prudent to conduct thorough due diligence. This could include visiting the park in person to assess the conditions described in the negative review, such as the state of the landscaping, the presence of potholes, and the visibility at the park's exits onto Cody Rd N. Observing the traffic flow and speed on the adjacent intersections would also be advisable to evaluate the potential safety concerns raised.

Additionally, if possible, prospective residents should attempt to speak with current residents to gain a broader understanding of the community environment and management practices. Inquiring about the enforcement of community rules, such as speed limits and yard maintenance, could provide further insight into the overall quality of life within the park.

Given the serious allegations of safety and security issues in one of the reviews, it would also be wise to inquire with the park management about their security measures and how they address resident concerns. Understanding their policies and procedures regarding safety and community standards would be crucial for making an informed decision.

In conclusion, Camellia Trace Mobile Home Park in Mobile, Alabama, presents a complex picture based on the limited available reviews. While one reviewer describes it as a quiet and family-friendly community with well-maintained yards, another raises significant concerns regarding overgrown landscaping, poor grounds maintenance, dangerous traffic conditions at the park's exits, and serious safety and security issues within the park. Prospective residents should carefully consider these contrasting perspectives and conduct their own thorough investigation to determine if this community meets their individual needs and safety expectations. Contacting the park at (251) 304-9779 or +1 251-304-9779 for more information and arranging a visit would be essential steps in this process.
