Pleasanton Hills Mobile Home Community Introduce
Are you searching for long-term housing options in Mobile, Alabama? While the platform category is "RV parks near me," it's important to note that Pleasanton Hills Mobile Home Community, located at 3 Green Park Dr, Mobile, AL 36695, USA, offers manufactured home living rather than temporary RV parking. This community caters to individuals and families looking for a more permanent residential setting for their mobile homes.
Pleasanton Hills Mobile Home Community can be contacted at (251) 639-1416 or +1 251-639-1416 for inquiries about lot availability and community information. Examining the available customer reviews provides a mixed perspective on the living experience at this location, which is crucial for prospective residents to consider.
One resident shared a positive experience, highlighting the "friendly and helpful" office staff who made the move-in process and maintenance requests easy. They also described the neighborhood as "quiet and well-kept," fostering a "comfortable and safe atmosphere." Furthermore, this reviewer praised the "top-notch" maintenance, noting that issues were handled "quickly and efficiently," ultimately concluding it to be a "great place to call home." This positive feedback suggests that some residents have found Pleasanton Hills to be a well-managed and pleasant community.
However, another, more detailed review presents significant concerns regarding the management and overall living experience. This resident recounted a "frustrating and distressing situation" involving their lease and the management company. They reported receiving a lease renewal notice for $1,025, which they signed, only to discover they were being overcharged in subsequent billing cycles. The discrepancy involved the breakdown of lot rent and an additional "payment," with the total exceeding the agreed-upon renewal amount. Despite multiple attempts to address this with the management, the resident claimed the company asserted the right to unilaterally alter the payment, raising questions about the legality of such actions. This experience led the reviewer to express that they might have reconsidered signing the lease had they been aware of these changes, especially after a prior rent increase.
Adding to these concerns, the same reviewer described frequent, bi-monthly home inspections conducted by various individuals, including a "third stranger," which made them feel "unsafe and uncomfortable." This raises questions about the community's policies regarding resident privacy and the frequency and necessity of such inspections. The reviewer also noted a "disheartening" atmosphere, observing that residents seemingly did not feel comfortable decorating for holidays, potentially indicating a lack of community spirit or a feeling of not being truly at home.
Furthermore, this detailed review raised serious allegations about unmet amenities. The resident stated that the advertised banquet hall was not available for rent, and the pool was "rarely open," claiming it had been accessible "less than a handful of times" in the past six years. The condition of the playground equipment was also described as "completely horrible," allegedly posing a safety hazard to children. These claims directly contradict the notion of a well-kept community and suggest a significant lack of promised facilities.
The reviewer concluded by urging potential renters to "think carefully" before committing to Pleasanton Hills, emphasizing the negative impact of the management's actions on their sense of security and well-being. They also expressed concern that other residents might be experiencing similar issues with overcharging and a general lack of transparency. This detailed account paints a concerning picture that prospective residents should carefully consider.
Considering these contrasting reviews, it is evident that the experience of living at Pleasanton Hills Mobile Home Community can vary significantly. While one resident reported a positive experience with friendly staff and efficient maintenance, another detailed serious issues related to lease agreements, billing practices, privacy, and the availability and condition of amenities.
For local users in Mobile, Alabama, who are searching within the "RV parks near me" category but might be open to or specifically seeking mobile home communities for long-term living, Pleasanton Hills presents a physical location. However, due to the significant concerns raised in one of the detailed reviews, it is imperative for potential residents to conduct thorough due diligence before making any commitments. This should include:
- Directly contacting the management at (251) 639-1416 or +1 251-639-1416 to inquire about current lot rental rates, lease terms, and utility costs.
- Specifically asking about the community's policies on lease renewals, billing procedures, and any potential for changes to charges after a lease is signed.
- Inquiring about the frequency and purpose of home inspections and who is authorized to conduct them.
- Requesting detailed information about the amenities offered, including the banquet hall, pool, and playground, and their current availability and condition. It would be beneficial to see these amenities firsthand if possible.
- Speaking with current residents, if feasible, to gain a broader range of perspectives on the community and its management.
Mobile, Alabama, offers a rich history and a variety of cultural and recreational opportunities. Located on the Gulf Coast, residents can enjoy access to waterfront activities, historical sites, museums, and a vibrant local culture. Choosing a long-term living situation requires careful consideration of not only the physical location but also the management practices and the overall community environment.
Given the serious allegations raised in one of the reviews regarding billing discrepancies, frequent inspections, and unmet amenities, prospective residents of Pleasanton Hills Mobile Home Community should approach with caution and prioritize obtaining clear and transparent information directly from the management and, if possible, from current residents. While the positive review suggests a potential for a pleasant living experience, the detailed negative account raises red flags that warrant thorough investigation. It is crucial to ensure that the community's practices align with legal and ethical standards and that the advertised amenities are indeed available and in good condition.
For those searching within the "RV parks near me" category in Mobile, AL, and coming across Pleasanton Hills Mobile Home Community, it is essential to recognize the distinction between RV parks for temporary stays and mobile home communities for long-term residency. While both cater to individuals living in manufactured housing, their services, amenities, and community structures typically differ. If long-term living in a mobile home community is of interest, Pleasanton Hills is a local option to explore further, but with a strong emphasis on thorough investigation and direct communication to address the concerns highlighted in the resident reviews.

Pleasanton Hills Mobile Home Community Reviews
I’ve had a great experience living here! The office staff is always friendly and helpful, making everything from move-in to maintenance requests a breeze. The neighborhood is quiet and well-kept, creating a comfortable and safe atmosphere. Maintenance is also top-notch—any issues are handled quickly and efficiently. Overall, a great place to call home!
Mar 30, 2025 · James JaegerMy family is going through a really frustrating and distressing situation with your lease and the management company. In January, we received a lease renewal notice for $1,025, which my husband and I signed and submitted. However, when March 2024 arrived, you discovered we were being overcharged.Originally, we were supposed to pay $425 for the lot and $600 for the payment. Yet, when the lease renewed, your bill showed $1,095, consisting of $425 for the lot and $670 for the payment. Despite bringing this issue to their attention multiple times, the company claimed they had the right to alter our payment without our consent, which leaves us questioning the legality of their actions. Had we known about the changes, we might have reconsidered signing for another year, especially since they had already raised our rent last year. Moreover, their frequent visits every two months to inspect your home have made us feel unsafe and uncomfortable. It’s particularly unsettling that different individuals have come to our home, including a third stranger. The atmosphere in the community seems disheartening, as it appears that residents do not feel at home enough to decorate for holidays. It raises concerns about how many others might be experiencing illegal overcharges. Moving isn’t straightforward when bound by a contract, and financial constraints can make it even more challenging. We are urging potential renters to think carefully before committing to this place, emphasizing how the management's actions have negatively impacted your sense of security and well-being. We are also reaching out for assistance for ourself and fellow tenants who might be struggling under similar circumstances.Thank you for sharing your experience; it's important for others to be aware of these issues.Plus the amenities that they offer are not met. They do not rent out the banquet hall. They rarely open the pool. In the last 6 years I have seen the pool open less than a hand full of times. The playground equipment for the children, it's completely horrible. Your child would need a tetanus shot if they was to play on it.
