Camelot Villas Introduce
For local users searching for "RV parks near me" in the Mt Morris, Michigan area, Camelot Villas, located at 8300 Coventry Blvd, Mt Morris, MI 48458, USA, is a mobile home park that warrants careful consideration based on publicly available reviews. While the reviews highlight homeownership opportunities within the community, they also raise significant concerns regarding the management, safety, and overall living conditions.
One reviewer, who purchased a home in Camelot Villas, expressed satisfaction with their home itself but voiced strong criticism of the office staff, particularly the community manager, Debra Smith. The reviewer alleges "extreme incompetence" within the office, citing instances of seemingly arbitrary rule enforcement, such as a violation notice for garden pots placed at the front of the home with only one day's notice for removal, delivered to the back door without knocking. This raises questions about communication and fairness in management practices.
The same reviewer also reported receiving a parking violation for parking on their lawn, despite paying to live on the property. This suggests potential discrepancies between residents' understanding of their property rights and the management's regulations. Furthermore, the reviewer mentioned multiple instances (four times in one week) of police being called to homes within the neighborhood, raising concerns about the overall safety and security of the community. The lack of lighting at night to indicate the park entrance was also noted as a safety issue.
Communication with the office staff, particularly Debra Smith, appears to be a significant problem, according to this reviewer. Allegations include a failure to respond to emails and frequent unanswered phone calls, contrasted with the consistent sending of lot rent reminders. This lack of responsiveness can be frustrating for residents needing to address important issues or obtain information.
A particularly serious issue raised by the same reviewer involves the delayed processing of paperwork for their home title. They claim that Debra Smith did not submit the necessary paperwork for five months after their purchase, despite repeated attempts to contact the office by the residents and their financial institution. Intervention from the corporate office was reportedly required to resolve the issue, revealing that a driver's license had expired during the delay, further complicating the process. This level of administrative inefficiency can have significant financial and legal implications for homeowners.
The reviewer also recounted issues with their sewer line and inconsistencies regarding payment amounts provided by the management at the time of purchase. These experiences paint a picture of administrative errors and a lack of professionalism within the management of Camelot Villas.
Another reviewer, who rented a trailer in Camelot Villas, shared an even more alarming account of their living conditions. They stated that they signed a lease with the understanding that a kids' park would be installed and the roads would be redone, neither of which occurred. The rented trailer reportedly leaked during every rain, causing damage, including to a Wi-Fi router. More seriously, the reviewer reported a carbon monoxide leak from the furnace and a natural gas leak from the stove. Despite the fire department deeming the furnace too old and in need of replacement, this was allegedly never done. These safety concerns are paramount for any potential resident.
This reviewer also reported instances of theft (a stolen weed whip) and frequent car break-ins reported by neighbors, further contributing to concerns about the safety and security of Camelot Villas. Despite these issues, their rent was reportedly raised by $75, without the promised improvements being implemented.
The reviewer also described a significant "cat problem" with numerous stray cats, attributing it to inadequate trash management within the park. Additionally, they recounted being forced to remove one of their vehicles due to the management needing driveway access for construction related to new trailer installations, even with two adults residing in the home. This was allegedly done under threat of eviction. Furthermore, they claim that a significant portion of their security deposit was withheld without explanation after they moved out, despite leaving the trailer in better condition than when they moved in.
The stark contrast between the initial positive aspect of homeownership mentioned by one reviewer and the numerous serious complaints regarding management, safety, and living conditions from both reviewers paints a concerning picture of Camelot Villas. For local users searching for "RV parks near me" for a long-term stay, these reviews suggest potential significant drawbacks if considering Camelot Villas as an option, even if RVs are permitted. The issues with management responsiveness, rule enforcement, safety, and maintenance appear to be systemic and could negatively impact the living experience of any resident, including those in RVs.
Information regarding specific services and amenities relevant to RV living, such as hookups for water, electricity, and sewer, laundry facilities, or communal restrooms and showers, is not provided in these reviews, as the focus is on mobile home ownership and rental experiences. Therefore, it is unclear whether Camelot Villas is equipped to accommodate RVs for long-term stays. However, the reported issues with general management and safety should be a primary consideration for any prospective resident, regardless of their housing type.
Promotional information is entirely absent from the provided reviews. Instead, the feedback serves as a cautionary account of potential challenges associated with residing at Camelot Villas under the current management. Local users searching for "RV parks near me" in Mt Morris, MI, should weigh these serious concerns heavily if considering this location for a long-term stay. Direct contact with the management to address these issues and inquire about RV-specific accommodations and policies would be a necessary step, but the reported experiences suggest a need for thorough due diligence.
In conclusion, while Camelot Villas in Mt Morris, MI, offers homeownership opportunities, the publicly available reviews raise significant red flags regarding the competence and responsiveness of the management, as well as concerns about safety and maintenance within the park. For local users searching for "RV parks near me" for a long-term stay, these issues should be carefully considered. Obtaining further information directly from the park management and potentially speaking with current residents about their experiences would be crucial before making any decisions regarding residency at Camelot Villas.

Camelot Villas Reviews
My husband and I purchased a home here in Camelot. We love our home, but the office staff are extremely incompetent. Debra Smith, the community manager, is digging this place into the ground. We received a violation for keeping my garden pots at the front of our home, and were given 1 day notice to move them to the back of our house or maintenance would do it for us and we would have to pay $50. They put this notice on our BACK door without knocking. We also received a parking violation for parking on our lawn. The lawn that we pay to live on and do what we want on.In the past week, there have been 4 times that the police were called to homes in the neighborhood. There is no light at night to show where the entrance to the park is.Debra Smith will not answer emails and the majority of the time they won’t answer the phone, but they always make sure to send out a reminder about lot rent.On the topic of not answering emails or phone calls, Debra Smith did not submit the paperwork for FIVE MONTHS after we purchased our home for us to get the title. We called, we emailed, our financial institution called and emailed, and we got no responses. We had to get their corporate office involved. Turns out, one of our driver’s licenses had expired in the time she didn’t submit it and therefore the processing company wouldn’t accept it, which was not communicated to us until we contacted the corporate office. We have had issues with our sewer line. When we purchased the home, Debra told us the incorrect amount of payment due, and even though we, our financial institution called, and her had signed on a certain amount in a legal binding document, Debra would not accept payment and told us to come back the next day with the “correct” amount. So many issues, I could go on and on.Overall, if I could give this place 0 stars I would. Debra needs to be canned and we need competent office staff.
Apr 22, 2025 · KT Filekwe signed a lease under the impression they were putting in a kids park and redoing the roads, but neither of that happened. The trailer we rented leaked every time it rained & even ruined our wifi router once, we had a carbon monoxide leak from the furnace and a natural gas leak from their stove. The fire department told them the furnace was too old, outdated and needed replaced but that never happened either. We had our weed whip stolen and neighbors constantly telling us about their cars being broken into. Mind you I was pregnant and had a 2 year old living in those conditions. They even raised our rent $75 in the midst of all of that, while not adding the features they promised at lease signing. The cat problem is insane there, i figured it was all trailer parks but my current one has 0 strays because we ALL keep our trash in bins, it's sooo much less ghetto here. They gave us a violation and made us get rid of one of our cars because they needed to use our driveway all summer for their cement trucks and other loud stuff (that kept my toddler up at nap time daily) while putting in new trailers, even though there were 2 adults living in the home, and we did it to avoid being evicted. Then they kept like $300 of our security deposit with no explanation, after i called and emailed daily while they gave me the runaround about getting ANY of my deposit back. The trailer was in better condition when we left than when we moved in. But we now live in Davison, in a trailer park with TWO amazing kids parks and pay $400 less than Camelots rent for a new 3 bedroom 2 bath double wide in a WAY safer and cleaner neighborhood!!
Dec 04, 2024 · Brittany GlynnME AND MY LADY WAS ABLE TO GET APPROVED WITHIN A WEEK!!! They are amazing! Great personalities everything was perfect even our new home!!
Dec 02, 2024 · Amahn “Aj2Times” WilsonMy sister and I had to leave our current home soon. CamelotvVillas had been posting some beautiful homes for rent. Ashley and Deb worked very hard for us to get the special in July. They listened and understood when we had a little issue, they took it to their boss and got us approved just in time. If I ever have to go through this process I hope the next experience will be just as amazing. Thank you so much Ashley and Deb, we appreciate you.
Jul 31, 2024 · Joanne FrenchI did not have a good experience applying at Camelot. The communication was spotty and after applying twice was denied without even a call back and had to ask why. Kind of sad when you can have great credit and income and be denied here still. I paid $80 in application fees the second time as well with a roommate who had excellent credit and income. Was still denied. Would not recommend.
