Highlands Introduce
Are you searching for "RV parks near me" or considering a move to a mobile home community in Mt Morris, Michigan? Highlands, located at 2197 E Mt Morris Rd, Mt Morris, MI 48458, USA, presents itself as a residential option. However, it's crucial for prospective residents and RVers to carefully consider the information available regarding this community, as reviews present a mixed picture of the living experience.
One long-term resident of 15 years describes Highlands as a "pretty good place to live" overall. This positive sentiment suggests that the community may offer some appealing aspects, and the resident specifically mentions liking the manager, Sherri, noting that she "will work with you." This indicates that there may be a point of contact within the management team who is perceived as helpful and understanding by at least some residents. This could be a significant factor for individuals seeking a community where management is approachable and willing to engage with residents' concerns.
However, a more recent and detailed review from a resident of nearly four years paints a concerning picture of the current state of Highlands. This review raises significant issues regarding management practices, maintenance, and the overall living environment. Potential residents, including those who might be considering Highlands as one of the "RV parks near me" for a longer-term stay (although this is not explicitly stated as an RV park, the possibility of long-term RV sites cannot be entirely dismissed without direct inquiry), should be aware of these reported issues.
The more critical review highlights a substantial increase in lot rent over the past four years, exceeding $200. This significant rise could be a major concern, particularly for those on a fixed income or with budget constraints. The reviewer explicitly states that Highlands is "not senior friendly if you’re on a fixed income as they raise the lot rent annually a significant amount." This lack of predictability and affordability could be a deterrent for many prospective residents.
Furthermore, the quality and scope of maintenance at Highlands are called into question. The reviewer claims that maintenance primarily consists of mowing common areas and occasional road patching. Concerns are raised about inadequate snow plowing, resulting in damaged lawns that are allegedly not repaired. Additionally, the review states a lack of maintenance for trees and driveways, with management reportedly refusing to remove fallen limbs or address issues related to resident-maintained concrete driveways and problem trees. These allegations suggest a potential lack of attention to the upkeep of individual lots and common infrastructure beyond basic mowing.
The management practices at Highlands are a significant point of criticism in the detailed review. Allegations include a failure to return calls, providing false information (especially to attract new residents), and direct dishonesty. The reviewer claims that management attempts to shift the responsibility of maintaining concrete driveways and problem trees onto the residents and consistently fails to address reported issues, often stating that they are being taken care of without any actual resolution. Such management behavior could lead to frustration and a lack of trust among residents.
Security is another major concern raised in the review. The security gates, a feature that attracted the reviewer to seek a "gated community," have reportedly been broken since they moved in four years prior. Despite assurances from management that the gates would be fixed, they remain non-functional. This broken security infrastructure undermines the potential for a secure living environment and represents a significant discrepancy between advertised features and reality.
The issue of unsupervised pets is also highlighted as a safety concern. Common areas, including ponds, are reportedly being used as an "unsupervised & non-gated dog park" by residents who allow their dogs to run freely. This lack of control over pets in common areas could pose risks to other residents and detract from the peaceful enjoyment of these spaces.
Frequent water line breaks are another significant problem reported by the resident. These breaks allegedly lead to extended periods without water service, followed by days of dirty water after repairs. Despite the inconvenience and potential hardship caused by these disruptions, the reviewer claims that residents receive no compensation, even though the park controls the water billing. This lack of accountability for service interruptions could be a major concern for prospective residents.
Finally, the review mentions a mandatory online payment system for lot rent, with an additional $25 charge for those who prefer to pay with a money order. This policy could be inconvenient and costly for residents who do not have easy access to online payment methods or prefer traditional forms of payment.
The detailed review concludes with a strong recommendation against living at Highlands, despite the park offering incentives for resident referrals. The reviewer believes that the management and owners are primarily focused on financial gain at the expense of resident well-being and the upkeep of the community. While acknowledging the potential for improvement, funded by the residents' payments, the reviewer expresses disappointment at the lack of significant positive changes, such as functional security gates, better road maintenance, and proper tree and driveway care.
Considering the information available, particularly the detailed and critical review, prospective residents and those searching for "RV parks near me" who might consider a long-term stay at Highlands should exercise extreme caution. While one long-term resident offers a more positive perspective and praises the manager, the numerous serious concerns raised by another resident regarding management practices, maintenance, security, and increasing costs cannot be ignored. It is strongly recommended that anyone considering Highlands conduct thorough due diligence, including visiting the property, speaking with multiple current residents, and carefully scrutinizing the terms of any lease or agreement. The discrepancy in the provided reviews highlights the importance of gathering a comprehensive understanding of the community before making a decision.
Given the significant negative feedback concerning management and maintenance, Highlands may not be the ideal choice for those seeking a well-serviced and reliably managed "RV park near me" for any extended duration. The reported lack of investment in infrastructure and the alleged disregard for resident concerns could lead to a negative living experience. Similarly, for those considering a long-term move to a mobile home community, the issues of rising lot rents and inadequate maintenance, as well as the concerns about security and water service disruptions, present considerable risks.
In conclusion, while Highlands in Mt Morris, MI, may have some positive aspects, as suggested by one long-term resident's comment about the manager, the more detailed recent review raises serious red flags regarding management, maintenance, security, and affordability. Prospective residents, including those who might be looking for long-term RV options (which needs verification), should proceed with extreme caution and conduct thorough investigations before making any commitments. The significant concerns voiced by a resident of nearly four years warrant careful consideration and highlight the potential for a less than satisfactory living experience at Highlands.

Highlands Reviews
I have been living here almost 4 years now. The lot rent has been raised by over $200. Maintenance does nothing but mow the common areas & maybe patch some holes in the roads, plowing is questionable & done poorly leaving damaged lawns that they do not repair, does not maintain trees or driveways, refuses to remove fallen limbs from trees - the list continues sadly. Management is a joke. Never returns calls, gives false information especially to get you to move in, lies right to your face, tries to make the resident maintain the concrete driveways & problem trees & refuses to address any issues one may have but will forever tell you she’s taking care of it.The security gates have been broken since I moved in, this was a major concern of mine as I was seeking a gated community, which the park has the ability to be but once again yet another lie from management, I was told it’s being fixed within the next month- still not fixed.Dogs run freely here. Common areas for people to enjoy freely have been turned into an unsupervised & non-gated dog park as residents constantly bring their dogs to the ponds (common areas) & let them run freely- not safe.Constant water line breaks underground causing residents to go without water for a day or several days, then having dirty water for several days after any repair yet no compensation given to residents. Compensation is possible since the park controls the residents water bill but never given. Residents are forced to use their website to pay lot rent - if you pay with a money order they charge you an additional $25 for it.Not senior friendly if you’re on a fixed income as they raise the lot rent annually a significant amount.Bottom line is management/owners are greedy & do not care about anything except your money!!!The potential to do so much better here has definitely been funded by the residents, it would be nice to see some massive improvements like the security gates actually working, roads better maintained, problem trees taken care of, driveways maintained & an actual gated dog park.I do not recommend this park to anyone even though they offer an incentive for residents to do so.

Dec 27, 2023 · Magda ChelstowskaThis place thinks they are a HOA, yet they do nothing to improve anything. It's owned by a massive corporation so no surprise there, It's just hilarious how much they charge vs. how little they put back into the "community"Don't worry though, some fat guy will come put a tag on your vehicle of you work on it more than 2 seconds. They need drain tiles put in, the yards are basically a swamp even days after any kind of rain. The residents are nice despite some of the Karen reviews on here.
