been living here going on a year. so far this place is a great place to live its very quiet noone bothers anyone i live in one of the houses and i have good neighbors place has defiantly cleaned up since the first time i was gonna move in here ,many years ago. everyone here is so friendly to talk to and the management is very nice is very easy to work with and will do anything in their power to help you if they can. pay your bills and noone one bothers you. i would recommend living here its very peaceful the benscreek creak flows threw and makes it just as more peaceful. i give this place a 5 star because out of all the places i have lived this is one of the best places. and affordable compared to other places in johnstown

Recently, though the management has gone downhill and the rent seems to go up every year, even though they don't cover anything anymore! I supposedly won a gift card for something and I guess everyone knew it but me! What I would like to know who got the card because I sure didnt!!! I don't understand why they couldn't knock on my door and give it to me!! I think we really need to work harder to clean the place up!! Maybe if we worked together instead of working against each other we could clean it up! I'm willing if everyone else would be! Otherwise I am happy here!

Management is fantastic and Maintenance are hard working men, who go out of their way everyday to make the tenants happy. They are doing their absolute best to keep up with everyone and everything being so short staffed. It is a group effort to keep up with our homes. If the tenants aren’t cleaning, cutting, curbing, etc. Ultimately they are the reason the park is looking rough. Everyone has to be on board, but the minute management speaks on issues with tenants, then management becomes the issue. We have to put our pride aside and think of this park as a whole and support one another. It’s the only way.
Nov 05, 2024 · Shannon TyrrellUSE EXTREME CAUTION when dealing with this park. Here is how they cost me over $15,000. I bought the home, told them from the beginning I'm going to fix it up and flip it. By the end of the month I had new floors in, a patched roof, new toilet, paint, sinks etc, fully furnished also. Handed the keys to the realtor. Upon the first person applying for the park, apparently they had "changed the lease" they no longer allowed dogs they said, so the tenant couldn't be approved. It says clearly in the lease that dogs are allowed, but they would not allow me a copy of the lease. I asked 4 or more times for one and got oh we will mail it every time. Always get pictures and copies immediately upon signing especially with crooked places like these or they will get you. Court said it didn't matter because I had signed it EVEN THOUGH they never gave me a copy of what I had signed, only a partial section 10 months later when MY LAWYER requested it, what they sent wasn't legible either. They also vandalized my home it was broken into and a water pipe was broken in April, when it wasn't freezing out anymore, racking the bill up thousands. They also for most of the portion of time completely stonewalled my realtor, anyone applying to the park interested in buying the home, and my lawyer. So basically they have the power to just deliberately never sell your home. Get that one. So now they end up with my mobile home, all fixed up, and I'm 15,000 in the hole even though I added value to their crappy nasty drug infested park and kept to my word and also paid rent faithfully for most of this time, despite them actually even coming out and saying to me "We are not going to let you sell your home". So be careful if you ever want to sell, if they like your home they will find a way to get you. The stuff that these parks can do should be illegal. Also watch because they will deny that you paid rent also, and they continually increase it. They also fail on their word to "cover" a portion of the water and sewer bill. Learn the lesson from me before you go through what I went through. This park is absolutely criminal and it's disgusting that they can just do these things. I very much hope I save someone a lot of money and heartache here. If you want to be here do not understand any circumstances unless you hire a lawyer before even applying to their lease, even then do you really want to risk it?

Plus I got ripped off $100 when we agreed on holding a place. Unless you're an illegal immigrant you might have a chance. Otherwise stay the hell away.
