Canandaigua Country Estates Introduce
Are you searching for "RV parks near me" in the beautiful Canandaigua Lake region of New York? Canandaigua Country Estates, located at 5555 Purdy Rd, Canandaigua, NY 14424, USA, is primarily a mobile home park that may offer possibilities for longer-term RV stays for those seeking a quieter community environment. Situated a short distance from Canandaigua Lake and the town of Canandaigua, the park benefits from its location in a popular area known for its scenic beauty and recreational opportunities. However, potential visitors should be aware of the mixed feedback regarding park management and infrastructure.
Canandaigua, New York, is a charming town nestled at the northern end of Canandaigua Lake, one of the major Finger Lakes. The area is renowned for its stunning lake views, wineries, and outdoor activities. Canandaigua offers a blend of small-town charm and access to various amenities, making it an attractive place to live or visit. Canandaigua Country Estates' location on Purdy Road places it within relatively easy reach of both the lake and the town, offering a potentially convenient setting.
As Canandaigua Country Estates is primarily a mobile home park, its focus is on providing long-term residential sites. However, individuals searching for "RV parks near me" for an extended stay, who appreciate a quieter atmosphere and a sense of community, might find this park worth considering. It is important to note that the customer reviews provide insights into the park's environment and management that should be carefully evaluated.
Based on the limited information and the category of "RV parks near me," we can speculate on the potential services that might be available if the park accommodates RVs for longer durations. These could include:
- **Long-Term RV Sites:** Spaces suitable for extended stays, potentially with monthly rates.
- **Utility Hookups:** Connections for electricity, water, and sewer, which are essential for longer-term RV living.
- **Waste Disposal:** Facilities for disposing of trash.
However, the reviews highlight potential issues with the overall maintenance and management of the park, which could impact the reliability and quality of these services. Amenities typically found in RV parks, such as restrooms, showers, laundry facilities, or dedicated recreational areas for short-term visitors, are not mentioned in the reviews and may not be a primary focus of this mobile home community.
The customer reviews offer a nuanced perspective on Canandaigua Country Estates. Several key points emerge:
- **Quiet Atmosphere:** The residents are described as mostly older, contributing to a quieter park environment, which could be appealing to some RVers seeking peace and tranquility.
- **Generally Well-Maintained Properties:** Most homes and properties within the park are reported to be well cared for by the residents, suggesting a degree of pride in the community's appearance.
- **Lacking Management Presence and Responsiveness:** A significant concern raised is the perceived lack of daily management presence and slow response times for maintenance issues and repairs, even for warranted items on new homes.
- **Poor Tree Maintenance:** Neglected tree maintenance is noted as a problem, with falling branches and trees posing potential hazards.
- **Annual Rent Increases:** Residents on fixed incomes express concern about consistent yearly rent increases tied to higher taxes, impacting affordability.
- **Poor Road Conditions and Snow Plowing:** The roads are described as cracked and poorly plowed in winter, and speed bumps are considered excessively harsh even at low speeds.
- **Timely Mowing:** General mowing of the park grounds is reported to be done in a timely manner, a positive aspect of maintenance.
- **Drainage Issues:** Blocked storm drains leading to minor flooding after heavy rain and yards remaining waterlogged for days are noted as problems.
- **Prioritization of New Homes Over Existing Residents:** There is a perception that management is more focused on erecting new homes (presumably for sale or rent) than addressing the needs of existing homeowners.
- **"Solid Place to Call Home" with a Higher Standard of Resident:** Despite the issues, one reviewer still considers it a "solid place to call home," noting that lots are not overly crowded and the standard of resident is higher than average.
Considering these points, the features of Canandaigua Country Estates, as perceived by its residents, include:
- **A Quiet, Mature Community:** Appealing to those seeking a peaceful environment.
- **Generally Well-Kept Individual Properties:** Suggesting a community that takes some pride in their homes.
- **Potentially Larger Lot Sizes:** With lots not "all shoved together," offering a sense of space.
- **Location Near Canandaigua Lake and Town:** Providing access to regional attractions and amenities.
However, potential downsides to consider include:
- **Potentially Negligent Park Management:** With concerns about responsiveness and maintenance.
- **Poor Infrastructure:** Including road conditions, speed bumps, and drainage.
- **Consistent Rent Increases:** Impacting affordability for those on fixed incomes.
- **Lack of Focus on Existing Residents' Needs:** With a perceived prioritization of new development.
There is no promotional information available for Canandaigua Country Estates in the provided reviews. Local users searching for "RV parks near me" who are considering a longer-term stay and are drawn to a quieter community near Canandaigua Lake should contact the park directly to inquire about their policies on accommodating RVs, the availability of suitable sites, the costs involved (including lot rent and any additional fees), and the current condition of the infrastructure and amenities.
When contacting Canandaigua Country Estates at (585) 624-1003 or +1 585-624-1003, be sure to ask specific questions relevant to your needs as a potential long-term RV resident, such as:
- **Do you accommodate RVs for long-term stays (e.g., monthly or longer)?**
- **What are the monthly rates for RV sites, and what is included (e.g., water, sewer, electricity)?**
- **What is the size and type of RV sites available? Can you accommodate larger RVs?**
- **What is the condition of the roads within the park, and what is the snow removal process in winter?**
- **Are there any restrictions or rules specific to RV residents?**
- **What is the process for addressing maintenance issues within the park?**
- **Are there any community amenities available to long-term RV residents?**
- **What are the terms of the lease or agreement for long-term RV stays?**
In conclusion, Canandaigua Country Estates offers a location near Canandaigua Lake in a quieter, more mature community setting, with generally well-maintained individual properties. However, potential long-term RV residents should be aware of the concerns raised by current residents regarding park management responsiveness, infrastructure issues (roads, speed bumps, drainage), and consistent rent increases. Direct communication with the park management is essential to obtain accurate information about their policies on long-term RV stays and to assess whether the benefits of the location and community outweigh the reported drawbacks.

Canandaigua Country Estates Reviews
The Residents are mostly older and therefor it’s a more quiet park. Everyone seems to get along well. Most homes and property are well maintained with a few exceptions one being my direct neighbor who mows only when the grass is five inches or more tall. Sad since he is a landscaper. The management of the park is lacking. There is rarely a daily presence. Trees go without maintenance and falling branches are problematic not to mention falling trees. Every year there is a rent increase, with each increase based on higher taxes. Most of us in the park are on a fixed income so every increase hurts because utilities, food, gas and insurance rates increase each year too. Eventually this will cause a mass exodus as affordability will fly out the window. So, even with a rent increase every year. In four years here it’s increased $35. Yet, speed bumps are perilous even at low speeds. The roads are cracked and poorly plowed in winter. Trees need pruning. Mowing is done timely. Storm drains get blocked and can not handle recent torrential rain causing minor flooding. Yards are like super soaked sponges for days after a sizable downpour.Trying to get issues that the park is responsible for or even get warranted items on a new home fixed in a timely matter, go on a long long waitlist. There seems to be a greater interest in erecting new homes than taking care of existing homeowners. Albeit there’s more profit in erecting a new than taking care of existing. Repairs and maintenance is done on the cheap. Even so, it’s still one of the better parks in the area. But we shall see if it stays that way.
Oct 18, 2017 · R JrbFor a trailer park (*ahem,* mobile home community), it's a solid place to call home. Most of he properties are well cared for and the standard of resident higher than average. The lots aren't all shoved together, so it feels less populated than it is.Points off for brutal speed bumps which require far less than 5mph to avoid damage on a short car.
