Gypsum Mills Estates Introduce
For individuals searching for "RV parks near me" in the Victor, New York area, it's essential to explore all potential options, which may include mobile home parks that sometimes accommodate recreational vehicles for varying durations. Gypsum Mills Estates, located at 6392 Plastermill Rd, Victor, NY 14564, USA, is primarily a mobile home park. To provide local users with a detailed and objective overview in the context of RV parking possibilities, we will analyze the available information, primarily derived from customer reviews.
The environment of Gypsum Mills Estates, situated in Victor, NY, offers a suburban setting within Ontario County. While specific details about the park's natural surroundings or landscaping are limited, the reviews provide some insights into the community's atmosphere and features. One reviewer mentions a "large senior community," suggesting a demographic that might contribute to a quieter environment. However, this reviewer also notes a lack of privacy compared to a traditional home setting. The presence of amenities like a "9-hole 'executive golf course'," "nice walking trails" (mentioned by another reviewer), and a "small swimming pool" suggests some recreational opportunities within the community. However, the first reviewer also points out that the pool's upkeep is not optimal. Additionally, there are mentions of a "small basketball court, bocce ball, tennis court, pickle-ball," and a community building with a "very small gym and board games," indicating some active and social opportunities. The park also hosts "outdoor events in the summer," including bands and kids' activity days with animals. While these features might enhance the living experience for some, the overall environment seems to lean towards a community setting with shared amenities rather than private, individual spaces.
Regarding services and features relevant to potential RV residents, the information is somewhat limited as the park is primarily designed for mobile homes. Typically, mobile home parks offer essential utilities such as water, sewer, and electrical hookups. For RV owners considering Gypsum Mills Estates, it is crucial to contact the management to ascertain if RVs are permitted and if the utility connections are compatible with RV systems. This includes inquiring about the amperage of electrical service available at potential RV sites (e.g., 30 or 50 amp), the type of water hookups, and the availability of sewage disposal. The reviews do not explicitly mention RV-specific amenities like dump stations or differently sized parking spaces. The mention of a "HOA" (Homeowners Association) with a "pricy" monthly fee (one reviewer states $700) suggests that there are community rules and associated costs, which would likely apply to any RV residents as well.
The features of Gypsum Mills Estates appear to be geared towards a community living experience with a focus on recreational activities. The "executive golf course" (with a yearly fee for golf cart usage), the swimming pool, the various sports courts, and the community building are all features that could be attractive to individuals seeking social interaction and on-site activities. The mention of "affordable breakfasts and dinners, recognizing Veterans" by one reviewer suggests some organized community services or events. However, the first reviewer notes that while the community used to be meticulous, the upkeep of lawns and homes has declined. This potential lack of consistent maintenance could be a concern for prospective residents, including those in RVs. Additionally, the significant increase in lot rent over time (from $600 to $800 as mentioned by one reviewer) without corresponding improvements is a crucial factor to consider regarding affordability and value.
Promotional information is not explicitly provided in the reviews. However, the description of the amenities and activities could be seen as implicitly promoting a community-oriented lifestyle with various recreational options. The mention of events for seniors and children suggests an attempt to cater to a diverse age range within the community, although the first reviewer indicates a predominantly senior population. The "nice walking trails" mentioned by one reviewer could also be considered a promotional point for those who enjoy outdoor activity. However, the lack of information regarding specific RV accommodations or rates makes it difficult to assess its promotional appeal for RV owners.
Several crucial points of concern arise from the customer reviews that potential RV residents must consider. The lack of privacy, restrictions on children's activities (like trampolines and off-road vehicles), the increasing lot rent without apparent improvements, the reported decline in community upkeep, the potentially high HOA fees, and the difficulty in contacting the office ("never available," "Sorry we are closed" sign) are all significant drawbacks highlighted by residents. Furthermore, the mention of "numerous dog breed restrictions" with a potentially problematic approval process for pets is an important consideration for dog owners. These negative aspects suggest that while the community offers some amenities, there are significant issues related to management, cost, and personal freedom that could outweigh the benefits for many potential residents, including those in RVs.
Given the information available, Gypsum Mills Estates presents a mixed picture for those searching for "RV parks near me." While it offers a range of recreational amenities and a community setting that might appeal to some, the concerns raised by long-term residents regarding increasing costs, declining maintenance, management accessibility, lack of privacy, and restrictions on personal activities are significant. For RV owners, the lack of specific information about RV accommodations and the potential applicability of HOA fees and community by-laws are critical unknowns that must be addressed through direct inquiry with the management.
In conclusion, Gypsum Mills Estates in Victor, NY, is primarily a mobile home park with a significant senior population and various recreational amenities. However, potential RV residents should be aware of the concerns raised by current residents regarding increasing costs, declining maintenance, management issues, and community restrictions. It is strongly recommended that anyone considering this park for RV living contact the management directly at (585) 924-4710 or +1 585-924-4710 to inquire about the park's policies on RVs, the availability and suitability of sites and utilities, the applicable fees (including HOA), the community rules and restrictions, and to address the negative feedback provided in the reviews. A personal visit to the property would also be highly advisable to assess its suitability for RV living firsthand and to speak with current residents if possible.

Gypsum Mills Estates Reviews
It's alright. We've lived here for years, on and off. There's not tons of privacy, like with a traditional home and you can't have things for your kids, like trampolines, dirt bikes, atv's and such...it's against the community by-laws. However, they have a 9-hole "executive golf course" here, which you can pay yearly to use your own golf cart on. They have a rather small swimming pool, which is not upkept very well, as far as maintaining the structure. There is a small basketball court, bocce ball, tennis court, pickle-ball and the like. They have a community building, which you can reserve...which also contains a very small gym and board games to play. They have outdoor events in the summer, like old-timey bands (for the large senior community here) and activity days for the kids, where occasionally animals and reptiles are brought in to pet. HOWEVER, our family cannot wait to move out of this area and have a home with land, owned by us, where our son can freely be a kid!!! The kicker?! The top echelon raises the lot rent here oddly frequently...ours started out around 600 per month, and is now around 800 😡🤯😲 That's a huge increase when everything stays the same here!! There's no new anything and they seem to have eased up considerably on the way lawns and homes should be cared for. It used to look meticulous in here and you would be proud to drive through...now there's alot of slacking and unkempt property 😔 Think I covered just about all of it...lol 😂 I would recommend this place if you're not on a tight income, and want the "community setting"..but if you're more private, like us, this is probably not a great fit. Do your homework. Ask lots of questions. Oh and there are numerous dog breed restrictions here, unless I believe, the office approves your dog in person, which by then you've probably already purchased said dog...so then what, if it's a no 🤯😔😭 I hope that helps out someone.
May 16, 2024 · Niki and RickyPurchased a ranch home at gypsum.mills . Hoping to make new friends and enjoy retirement A pool to use in the summer. Executive golf course, nice walking trails . Affordable breakfasts and dinners , recognizing Veterans . Have found a few nice neighbors. The location is far off , distance wise , for regular stores. Ie Wegmans., Tops. HOA is pricy. Mine is 700.00 per month The office is never available even though one goes there during normal business hours. Never never move here there is a sign Sorry we are closed. The pool is usually closed and needs repairs .
Jul 02, 2024 · Joanne BI live in Gypsum Mills. My husband and I moved here from Massapequa, NY on Long Island. We moved here in 2017. I lost my husband in 2021 but have decided to stay. It is a very happy place to live.
Oct 17, 2023 · Eleanore FreezeUsed their community room today, and it is beautiful clean and everything you need right there
Sep 21, 2024 · jeanette cooperThis place is ok. My only complaint is it is starting to get expensive for lot rent. Each year the rent goes up. Update= The park is letting more renters move in and there are problems. People are starting to leave trash at the curb longer than should be allowed . Complaints are sometimes ignored.
