Carriage Estates Introduce
Are you searching for "rv parks near me" in the LaFayette, Georgia area, potentially considering longer-term living arrangements in a mobile home park setting? Carriage Estates, located at 229 GA-136, LaFayette, GA 30728, USA, presents itself as a mobile home park offering a community environment. While primarily functioning as a mobile home park, it's relevant for individuals exploring "rv parks near me" as some mobile home parks may accommodate RVs for longer stays, subject to specific policies and availability. To gain a comprehensive understanding of Carriage Estates, let's delve into the available information gleaned from resident reviews.
One resident offers a somewhat balanced perspective on Carriage Estates. They acknowledge that it's "not perfect" but suggest it could be "much worse." This resident highlights the positive presence of the manager, Rebecca, noting her responsiveness and ability to provide answers to their questions. This suggests that on-site management is available and actively engaged with the residents, which can be a significant benefit for addressing concerns and maintaining the community.
The financial aspect of living at Carriage Estates is also discussed in this review. The lot rent is mentioned to have increased to $270 and is projected to rise to $320 in 2023. The resident, however, contextualizes this increase by pointing out that the cost of living has generally risen across various sectors. Importantly, they state that the lot rent at Carriage Estates is "still the cheapest lot rent around," positioning it as a potentially affordable option in the local market. This could be a significant factor for individuals and families seeking cost-effective housing solutions, whether in a mobile home or potentially a long-term RV setup.
Furthermore, this resident emphasizes the friendly atmosphere within Carriage Estates. They mention that "everyone is very friendly and seems willing to make this trailer park somewhere you’d be proud to say you live at." This sense of community and neighborly interaction can contribute significantly to the quality of life for residents, fostering a more positive and supportive environment. The resident's confidence in the community is further underscored by their decision to move three trailers into the park, stating, "I feel it is what you make it!!" This suggests a belief in the potential and the positive aspects of living at Carriage Estates.
However, it is crucial to consider the contrasting perspective offered by another former resident. Their review paints a less favorable picture of the community and its management. This individual states that they "used to like living here" but that the environment deteriorated after a change in management allowed certain individuals to move in. This highlights the potential for community dynamics to shift and the importance of consistent and effective management in maintaining a positive living environment.
This former resident expresses their desire to move, indicating a significant level of dissatisfaction. Their primary concerns revolve around the perceived lack of care from the landlord, whom they believe is solely focused on financial gain and "hates dogs." The fact that the landlord reportedly lives in a different state is also mentioned as a contributing factor to their perceived lack of awareness of the on-ground situation. This raises questions about the responsiveness and accountability of the overall management.
The review also brings up specific rules and regulations that were problematic for this resident. They mention a strict policy regarding unattended children, stating that they are "not allowed outside unattended, not even in their own yards," and that this policy does not even align with "the defacs guidelines of age 9 and up." Such restrictions on children's outdoor play can be a significant concern for families with young children considering living in the park.
Financial concerns are echoed by this former resident as well. They claim that "rent goes up every couple of months" and that "water bills make no sense," suggesting a lack of transparency or potentially erratic utility charges. Frequent rent increases and unclear billing practices can create financial instability and frustration for residents.
Considering these two contrasting reviews, it is evident that the experience of living at Carriage Estates can vary. The positive review highlights the affordability, the friendliness of the residents, and the perceived effectiveness of the current manager. On the other hand, the negative review raises concerns about the landlord's management style, restrictive rules regarding children, and issues with rent and utility costs. It is important for prospective residents, whether considering moving a mobile home or potentially parking an RV for an extended stay (if permitted), to weigh these different perspectives carefully.
For individuals exploring "rv parks near me" and considering Carriage Estates, it is crucial to directly contact the management at (423) 876-5453 or +1 423-876-5453 to inquire about their policies regarding RVs, the availability of suitable spaces, and the specific terms and conditions for RV stays. It would also be beneficial to ask detailed questions about the current lot rent for both mobile homes and RVs, the frequency of rent adjustments, how water bills are calculated, and the specific rules and regulations of the park, particularly those concerning pets and children. Visiting the property in person, if possible, could provide valuable insights into the current environment and the overall upkeep of the park.
In conclusion, Carriage Estates in LaFayette, Georgia, presents a mixed picture based on the available resident reviews. While it may offer a more affordable living option with a friendly community and an engaged on-site manager, potential residents should also be aware of concerns raised about the landlord's management style, restrictive rules, and potential issues with rent and utility costs. For those searching for "rv parks near me" and considering Carriage Estates for long-term RV living, direct communication with the management is essential to determine if it meets their specific needs and preferences. It is recommended to gather comprehensive and up-to-date information before making any decisions about residing in this mobile home park.

Carriage Estates Reviews
Yes, not perfect but it could be much worse. The manager Rebecca seems to be on top of things and she’s always had a answer for my questions, Yes the lot rent has gone up, it’s $270 now and it will be $320 in 2023. But what hasn’t gone up?? And it’s still the cheapest lot rent around. Everyone is very friendly and seems willing to make this trailer park somewhere you’d be proud to say you live at. I’m confident enough to move 3 trailers in, I feel it is what you make it!! The picture is moving my trailer in!
Sep 25, 2022 · Colleen Kruger BirdI used to like living here but the previous manager let some people move in that ruined it. Now I can't wait to move. The landlord doesn't care about anything except his money and he hates dogs. He also lives in a different state so he has no clue what goes on. Children are not allowed outside unattended, not even in their own yards. Not even in following the defacs guidelines of age 9 and up. Rent goes up every couple of months and water bills make no sense.
Feb 20, 2023 · Hwy 27 Unique LLCThis place is a joke every year they go up on lot rent… moved there in 2015 lot rent was 180 left in 2020 got up to 240!!!!! So lot rent is going up to 320 that is ridiculous cause you pay 320 lot rent then on top of that around 400 or 450 for rent it’s not worth it unless you own your trailer!!! The owner is from Florida and resides in Florida he has a lady that rents from him collecting the rent and lot rent rent 😡 SO IF YOU ARE GOING TO AND DONT CARE TO PAY THAT MUCH THEN YOU SHOULD BE PAYING ON A HOUSE YOU CAN OWN !!! That place has gone down if you’re friends with the lady that collects the rent you can pretty much get away with whatever
Mar 07, 2023 · Gladys Lee ReeceVery nosey people. Owners always making new rules. Oh hey by the way. Rent went up. Can't have a kiddie pool in yard. No washing your car. Everyone seems to have junk cars tore apart. Poorly maintained
Apr 27, 2022 · Tracey HamptonSaw many run- down trailers. Not much room between most of them. Saw a lot of dirt where grass should be. Some lots had abundance of trash on them. Junky or broken down cars
