Childs Lake Estates Introduce
For local individuals and families in Milford, Michigan, who are exploring "RV parks near me" as a potential long-term housing solution, it is crucial to carefully consider all available information before making a decision. Childs Lake Estates, located at 4377 Old Plank Rd, Milford, MI 48381, presents a mobile home park option. However, the available reviews from former and current residents paint a deeply concerning picture of the living conditions and management practices at this community.
Multiple reviewers strongly advise potential residents to avoid Childs Lake Estates at all costs, citing a multitude of significant issues that severely impact the quality of life. One of the most alarming concerns raised is the quality of the water. Residents describe it as "disgusting" and report that it is subject to random and unannounced shutoffs for unspecified "maintenance." Furthermore, there are claims of a persistent "nasty sewage smell" affecting those living near the park, suggesting potential problems with the sewage system that could impact the overall environment and health of the residents.
Communication from the management is also heavily criticized. Residents report "not the best communication," implying a lack of transparency and responsiveness to resident concerns. This can lead to frustration and a feeling of neglect among the community members, particularly when essential services like water are disrupted without prior notice or adequate explanation.
Security appears to be another significant issue at Childs Lake Estates. One reviewer explicitly advises residents that "you need cameras if you care at all about your vehicles and outdoors items," suggesting a potential lack of security measures within the park and a risk of theft or vandalism. This is further supported by a claim of residents experiencing their cars being egged and people walking through their yards at all hours, indicating a lack of respect for personal property and boundaries within the community.
Basic services such as trash collection also seem to be unreliable. Residents report that "Trash is not regular and will be all over the streets," creating an unsanitary and unpleasant living environment. Irregular trash pickup can lead to pest infestations, foul odors, and an overall decline in the cleanliness and aesthetic appeal of the community.
The management's practices regarding home inspections are also criticized as "invasive." This suggests a lack of respect for residents' privacy and potentially overly intrusive oversight of their living spaces. Such practices can create tension and a feeling of being constantly monitored, negatively impacting the residents' sense of comfort and autonomy within their own homes.
Perhaps one of the most concerning claims is related to the water quality and its potential health impacts. One former resident explicitly states that they "Got rashes from the poor water quality and they have cleared up since leaving," directly linking their health issues to the water at Childs Lake Estates. This is a serious allegation that raises significant questions about the safety and potability of the water supply within the community.
Financial dealings with the management also appear to be problematic. The same former resident reports that it took "3 months to return us our security deposit" and alleges that the management "wrote the wrong dates of our move out so they wouldn't be liable" for a timely return. This suggests potential dishonesty and a disregard for the legal obligations regarding security deposits.
A current resident echoes many of these negative experiences and provides further alarming details about the management's policies and practices. This reviewer warns everyone to "stay away" from Childs Lake Estates, highlighting unfair and financially burdensome rules imposed on residents after a mere 90 days of residency. They claim that after this initial period, residents are responsible for repairing any malfunctioning appliances that came with the unit, regardless of their initial condition.
The issue of property maintenance extends beyond appliances. The current resident reports that their "driveway floods up to 5+inch when it rains for more than an hour" and states that they are expected to pay for the repairs themselves. This suggests a potential lack of responsibility from the landlord for addressing significant drainage issues on the property.
The management's enforcement of minor aesthetic issues also appears to be heavy-handed and punitive. The reviewer states that residents receive email threats of fees and self-initiated lawn cutting (costing upwards of $200+) if their grass is deemed to be more than two inches tall. This level of micromanagement and the exorbitant fees for minor infractions can create a stressful and unwelcoming living environment.
Families with children reportedly face additional restrictions. The lease allegedly contains a clause prohibiting residents from keeping "things out for them in your yard," further limiting the ability of families to enjoy their outdoor spaces. The reviewer emphasizes that this is not a joke and is explicitly stated in the lease agreement.
Finally, the current resident corroborates the negative assessment of the management, describing them as "a joke" and the landlord as "greedy." They also report frequent and unexpected rent increases, stating that their rent "increased at least 3 times in one year without warning." Such unpredictable and frequent rent hikes can create significant financial instability for residents.
Given the overwhelming negativity and the serious nature of the complaints from multiple residents, including allegations of unsafe water quality, security issues, poor maintenance, unfair financial practices, and intrusive management, local users searching for "RV parks near me" for long-term living should view Childs Lake Estates with extreme caution. The experiences reported by residents suggest a potentially unhealthy, unsafe, and financially precarious living situation.
There is no positive information or any indication of promotional offers in the provided reviews. The consistent and severe criticisms across multiple aspects of the community paint a clear picture of a potentially undesirable living environment.
For local users in Milford, Michigan, seeking a stable and comfortable long-term living situation within the "RV parks near me" category, the available information strongly suggests that Childs Lake Estates should be approached with extreme caution and potentially avoided altogether. The numerous allegations of poor management, unsafe living conditions, and unfair practices warrant serious consideration and a thorough exploration of alternative housing options in the area.

Childs Lake Estates Reviews
disgusting water , will be shut off randomly without notice for “maintenance”. Nasty sewage smell for those living near the park. Not the best communication from management and you need cameras if you care at all about your vehicles and outdoors items. Trash is not regular and will be all over the streets. Invasive home inspections. Be prepared to get your car egged and to have people walking through your yard at all hours. Got rashes from the poor water quality and they have cleared up since leaving. Also, took 3 months to return us our security deposit and wrote the wrong dates of our move out so they wouldn't be liable. Avoid this park at all costs.
May 03, 2025 · A. riveraIm currently a resident here and I'm warning everyone to stay away. After 90 days, everything is on you. Machine that came in unit not working? Sorry, you have to fix that out of your own pocket. Oh, your driveway floods up to 5+inch when it rains for more than an hour? Yea, you have to pay to get it fix. They will email you if your grass is more than 2 inches tall with threats of fee's and someone coming to cut it themselves. That will cost you upwards of $200+. Oh you have kids? Can't keep things out for them in your yard. This isn't a joke, it's in the lease.Avoid this place if you can. The management is a joke and the landlord is greedy. our rent increased at least 3 times in one year without warning.
Feb 02, 2025 · Capri “Capri's Corner” SnowfallI was going to buy a trailer there but then I drove through the property and saw a toilet in someone's yard. This just tells me that the complex does not care about the up keep of their property.
Feb 03, 2025 · Jessie LinkHaving lived in this complex for three years, I can no longer overlook the myriad of issues that have made my experience here increasingly intolerable. The community has been plagued by consistent water issues, with frequent notices of shutoffs disrupting daily life. Additionally, the safety concerns are alarming; from break-ins involving office employees to random burglaries, car chases, and the presence of band dog breeds running off leash, it is clear that this environment is unsafe.I feel compelled to address the ongoing harassment regarding minor maintenance issues, while I appreciate the importance of a property upkeep, it is evident that child's lake focus is on trivial concerns, such as law length and garden aesthetics. Especially when the overall condition of other units just on the street that I lived on alone are far from expectable suggests a pettiness in response to tenant feedback that is quite disheartening. This reflects a lack of professionalism.Furthermore, the overwhelming number of feral cats has created unsanitary conditions by permanently damaging personal properties with urine feces and claws. Also bringing fleas and other diseases to pets, which continues diminishing the quality of life for residents.I'm disappointed to say that the management of this property has been subpar reflecting the practices of a slumlord. This experience has been far from acceptable.
