Sun Outdoors Kensington Valley Introduce
For local users in the New Hudson, Michigan area searching for "rv parks near me," Sun Outdoors Kensington Valley, located at 25800 Haas Rd, New Hudson, MI 48165, USA, presents itself as a campground option. With phone numbers (248) 437-0900 and +1 248-437-0900, this RV park has received feedback from visitors that highlights both potential drawbacks and areas for consideration for those planning a stay.
Environment and Location:
Sun Outdoors Kensington Valley is situated in New Hudson, a community within Oakland County, Michigan. The surrounding area is likely a mix of rural and suburban landscapes typical of southeastern Michigan. While the name suggests proximity to the Kensington Metropark, a large recreational area known for its natural beauty and outdoor activities, this is not explicitly confirmed in the provided information. However, the location on Haas Road in New Hudson places it within reach of the amenities and attractions of the region.
The reviews offer contrasting perspectives on the environment and overall feel of the RV park. One reviewer described it as having "trailer park vibes" and noted that "many of the lots filled with peoples trash." This paints a picture of a potentially unkempt or cluttered environment in certain areas, which could be a significant deterrent for those seeking a pristine camping experience. This observation also suggests a significant presence of long-term or full-time residents, which can sometimes lead to a different atmosphere compared to parks primarily catering to short-term vacationers.
On a more logistical note regarding the location, the same reviewer mentioned a "pothole filled mile long drive down Haas road" to reach the park. This is a crucial piece of information for potential visitors, as it suggests that accessing the RV park might involve navigating poorly maintained road conditions, potentially causing discomfort or even damage to vehicles, especially RVs with more delicate suspensions.
In contrast to the negative environmental aspects mentioned, there are no specific positive descriptions of the natural setting or aesthetic appeal of the RV park in the provided reviews. The focus is primarily on the negative experiences related to management, events, and the overall upkeep of the grounds.
Services and Features:
The reviews provide limited information about the specific services and features offered at Sun Outdoors Kensington Valley. However, based on the fact that it is advertised as a campground and RV park, we can infer some likely offerings:
- RV Sites: These would typically include hookups for water, electricity (likely 30 and 50 amp), and sewer. The reviews do not specify the quality or reliability of these hookups.
- Restroom and Shower Facilities: Most RV parks offer communal restrooms and showers for guests. The reviews do not comment on the cleanliness or adequacy of these facilities at Sun Outdoors Kensington Valley.
- Potable Water: Access to drinking water is a standard expectation at RV parks.
- Trash Disposal: Facilities for disposing of trash should be available, although one review noted trash on some lots, suggesting potential issues with waste management or resident habits.
- Recreational Amenities: Many RV parks offer amenities such as playgrounds, swimming pools, laundry facilities, or community centers. One review mentioned "Halloween events," including a "haunted hayride," indicating that the park does organize some form of recreational activities, at least seasonally. However, the negative experience with the hayride suggests potential issues with the organization and execution of these events.
The first review heavily criticizes the customer service and organization related to the Halloween events. The cancellation of the haunted hayride after guests had waited in line for over an hour, with "little consideration" from the staff, points to significant shortcomings in event management and customer relations. The reviewer's comparison to Jellystone, which they claim offers hourly events and amazing customer service for the same price, serves as a strong indictment of the service at Sun Outdoors Kensington Valley.
The second review, noting the prevalence of full-time residents and the "trailer park vibes," suggests that the focus of the park might be more on long-term stays rather than providing an enjoyable experience for short-term campers looking for a recreational getaway.
Features and Activities:
The primary feature mentioned in the reviews is the organization of "Halloween events," specifically a "haunted hayride." However, the negative experience associated with this event, including poor communication, lack of organization, and unsympathetic staff, detracts significantly from this potential feature. The distress caused to children who were turned away after waiting for an advertised family-friendly activity is a serious concern.
Beyond the Halloween events, the reviews do not mention other specific features or activities offered at Sun Outdoors Kensington Valley. Given the negative feedback and the characterization as being "full of full timers" with "trailer park vibes," it is possible that the park lacks the extensive recreational amenities typically found in campgrounds catering to short-term visitors seeking a vacation experience.
The proximity to the Kensington Valley area might suggest access to local attractions and outdoor activities in the broader region, but the reviews do not highlight any specific advantages of the park's location in this regard.
Promotional Information and Local Context:
For local users in the New Hudson area searching for "rv parks near me," Sun Outdoors Kensington Valley might initially appear as a convenient option. However, the overwhelmingly negative feedback in the provided reviews should give potential visitors significant pause.
Based on the customer experiences, any promotional material for Sun Outdoors Kensington Valley should be viewed with skepticism. The reviews strongly suggest that the reality of staying at this RV park may not align with typical expectations of a well-managed and enjoyable campground experience.
The issues highlighted include:
- Poor Customer Service: Unsatisfactory handling of event issues and a lack of empathy from employees.
- Disorganized Events: Failure to deliver advertised activities as promised, leading to significant disappointment for guests, especially children.
- Unpleasant Environment: "Trailer park vibes" with trash on some lots and a poorly maintained access road with potholes.
- Focus on Long-Term Residents: Potentially not well-suited for short-term campers seeking a recreational experience.
Given these significant drawbacks reported by multiple customers, it would be difficult to recommend Sun Outdoors Kensington Valley to local users seeking a pleasant "rv parks near me" experience. The comparison made by one reviewer to Jellystone, which is praised for its events and customer service at a similar price point, further underscores the perceived deficiencies of Sun Outdoors Kensington Valley.
Local RV enthusiasts looking for a weekend getaway or a short-term camping experience in the New Hudson area might be better served by exploring other RV parks in the vicinity that have more positive and consistent customer feedback, particularly regarding organization, customer service, and the overall environment.
While Sun Outdoors Kensington Valley may cater to long-term residents, the negative experiences reported by short-term visitors should be a serious warning to others considering a stay. Until significant improvements in management, customer service, event organization, and grounds maintenance are evident, potential campers should proceed with extreme caution or consider alternative options for their "rv parks near me" needs in the New Hudson area.
In conclusion, Sun Outdoors Kensington Valley in New Hudson, MI, has received strongly negative reviews citing poor customer service, disorganized events, a potentially unpleasant environment resembling a trailer park with trash, and a poorly maintained access road. It appears to be more geared towards long-term residents and is not recommended for short-term campers seeking an enjoyable recreational experience based on the provided feedback. Local users searching for "rv parks near me" should carefully consider these issues and explore alternative campgrounds in the area that may offer a more satisfactory stay.

Sun Outdoors Kensington Valley Reviews
Absolutely disappointed in this campground and the employees. We have tried to stay here several times and there is always something extreme that happens. We came this year for the Halloween events and we are leaving extremely upset. We were told a haunted hayride would happen between 7-9 with the first 2 rides being small child friendly. We got into line at about 7:45 and waited only to be turned away and told they were no longer going to run the tractors. We tried to talk with the people working and they were unsympathetic to say the least. There was absolutely no organization. I can understand cutting the line off at 9 and not allowing people to enter at that point but for people to spend their evening waiting over an hour for an advertised event, to be turned away with little consideration is astounding. We were walking past kids literally crying as they were walking back to their sites. The customer service at this place was absolutely terrible. We have tried to give this place multiple tries and it is always a disappointment. You can go to jellystone for the same price and have events every hour with amazing customer service. We will not be returning and hope others will reconsider staying and getting seasonal sites until management is changed.
Sep 22, 2024 · Sarah WallaceNot for us, or any short stay campers. This place is full of full timers. It gave off trailer park vibes with many of the lots filled with peoples trash. My camper and truck now both need a full wash after taking the pothole filled mile long drive down Haas road. Do yourself a favor and don't waste your money here if you're looking for an enjoyable weekend at a nice camp ground, this is not it.
Oct 20, 2024 · Jesse KingWe just spend 4 nights at this campground. A very nice park with 5 lakes to pick from. The lot we had D2 and D3 large lots part shade part sun. My issue with these sites and actually the park in whole is the dust. It was a dry 4 days no rain until the last night before leaving. The dust from the cars was terrible, the speed of the cars and golf carts made the dust terrible to try and eat and sit outside. We tried asking people to slow down but got a few choice words in return. I went to the park asking if anything they could do nothing. Even if water would have been put down a few times may have helped some on the main roads. They need to add gravel or even more speed bumps to slow everyone down and keep the dust down. I have been a camper for over 40 years so I am not afraid to get dirty this was in excess for sure. They have beautiful newer bathrooms and very clean. Was a great trip just will be much more careful what street I pick to camp on next time.
Jun 18, 2024 · Denise BeleutzWe canceled our reservation and forfeited our deposit. The weekend before our planned camping trip we drove through the park and decided it was not what we had expected. The Kensington Valley website portrays a very desirable, family oriented, camping "resort" with many amenities and activities for children. The reality is that the park is anything but that. We caution those considering camping there to visit the park before making reservations. The fees to camp there are extremely high and the park is absolutely are not worth what they are charging.
Aug 22, 2024 · Deborah RaymondWe stayed here one night. This could have been a nice place, if the roads were paved and some of the clientele were different. I do not know how they call this place a resort. It is a dust bowl and if it is raining it could be a very large mud pit.You travel on the dirt and dusty Haas Road for a mile then you enter the campground of dust and/or mud if it has been raining. This is the place for you if you enjoy staying up and listening to people party and scream out profanity, throughout the night and into the early morning. Also, we had to change sites, after setting up camp because our first site had flickering power.I don’t know how they can call this a resort. It was definitely not a restful night for us.
