Circle Acres Mobile Home Park Introduce
Welcome to an in-depth look at Circle Acres Mobile Home Park, located at 1125 W Main St, Little Chute, WI 54911, USA. As a community often searched under categories like "RV Parks Near Me," it’s important to understand that while some mobile home parks may offer short-term RV parking, Circle Acres primarily serves as a residential mobile home park, providing long-term housing options for its residents. This introduction aims to provide an objective overview based on available information, including insights into its environment, services, and resident experiences.
On the other hand, a long-term resident’s perspective paints a different picture of the social environment, describing it as a "very quiet place to live" with "a lot of seniors." This individual’s sentiment of it being "like family down here" and "everyone looks out for each other" suggests a strong sense of community among some residents. This contrast indicates that while the physical infrastructure may have shortcomings, the social fabric for some long-standing residents has been positive.
The provided reviews, however, shed light on critical aspects of the park's management and its impact on residents. A significant concern raised pertains to the lease agreements and management practices. It is alleged that the corporate management has a clause in lot leases that may allow them to gain ownership of tenants' trailers without compensation after eviction. This practice, described as a "legal stealing" of property, is a severe accusation that would greatly impact the financial security and housing stability of residents. Reports of multiple evictions, with a notable number being Hispanic families with children, indicate a potentially aggressive enforcement of rules or management style that has led to a high turnover of residents.
Furthermore, the management style itself has been characterized as "stalking and harassment." Allegations include management having people follow residents to report back, and taking close-up pictures through residents' windows. Claims of park owners and managers lying under oath in court also suggest a contentious relationship between residents and management. The enforcement of rules is described as inconsistent, operating on a "rules for thee but not for me" strategy, where tenants are expected to follow every single lease requirement that management themselves do not adhere to. There are reports of lease violations being overlooked initially, only to be followed by sudden "5-day remedy or vacate orders," and then evictions proceeding even if residents attempt to comply. These management practices, if accurate, represent a significant risk and negative feature for potential residents considering Circle Acres Mobile Home Park.
However, based on the customer reviews, potential residents must exercise extreme caution and conduct thorough due diligence before considering Circle Acres Mobile Home Park. The severe allegations regarding management practices, including the purported "legal stealing" of trailers post-eviction and the claims of harassment and inconsistent rule enforcement, are critical red flags. While one long-term resident expresses a positive sense of community and quiet living, this positive experience is overshadowed by deeply troubling accounts from others.
Prospective residents should meticulously review any lease agreement, preferably with legal counsel, to understand all clauses related to property ownership, eviction procedures, and management rights. It would also be advisable to speak with multiple current and former residents, if possible, to gain a comprehensive understanding of the living experience and management interactions beyond the provided review snippets. The issues regarding park maintenance, including flooding, dead trees, and neglected common areas and roads, should also be considered when assessing the overall value and quality of life offered by the park.
In summary, while Circle Acres Mobile Home Park offers a residential option in Little Chute, WI, potential residents should be fully aware of the significant concerns raised by some former residents regarding management practices and property conditions. The allure of a quiet, family-like community, as described by one individual, must be weighed against the serious allegations of unfair evictions, property appropriation, and harassment.

Circle Acres Mobile Home Park Reviews
I've lived down here for over 30 years and the management is great, a very quiet place to live. A lot of seniors down here that have been down here a lot longer than I have. I'D GIVE IT A 10. I LOVE IT HERE, IT'S LIKE FAMILY DOWN HERE. EVERYONE LOOKS OUT FOR EACH OTHER.
Feb 25, 2024 · Dave Van eyck**UPDATE 9/27/24: MANAGEMENT TOLD ME THEY DID NOT WANT MY TRAILER. ITS BEEN FIXED UP AND SOMEONE ELSE IS LIVING THERE NOW. I WAS NOT COMPENSATED IN ANY WAY SHAPE OR FORM AFTER THEY WOULD NOT LET ME SELL MY OWN PROPERTY .THEY EVICTED MY FAMILY. THEY STOLE OUR HOME. THEY EXPECT US TO PAY THEM FOR IT WHILE THEY CONTINUE TO ATTEMPT TO INTIMIDATE AND STALK US. I HAVE BEEN IN CONTACT WITH OTHER RESIDENTS IN THE PARK. THERE HAS BEEN 1 EVICTION SINCE I FIRST POSTED MY REVIEW AND THERE IS ANOTHER EVICTION IN PROGRESS FOR THE CRIME OF A VISITOR PARKING ON THE GRASS. THERE IS NO DESIGNATED PARKING AREA FOR VISITORS POSTED IN THE PARK EVEN THOUGH THE LEASE AND RULES SAYS THERE IS. THEY ARE CLOSING IN ON THEIR NEXT VICTIM ANYWAY.**DO NOT RESIDE IN THIS PARK. THE CORPORATE MANAGEMENT HAS A CLAUSE IN THE LOT LEASE THAT ALLOWS THEM TO LEGALLY STEAL YOUR TRAILER . THEY EVICT PEOPLE TO GAIN OWNERSHIP OF TENANTS TRAILERS WITHOUT COMPENSATION TO THE OWNER OF THE TRAILER TO REPAIR FOR SALE OR RENT FOR A PROFIT IN THEIR FAVOR. THERE HAVE BEEN 9 EVICTIONS IN THE LAST YEAR AND A HALF ACCORDING TO THE PARK RECORD ON CCAP (MOST WERE HISPANIC FAMILIES WITH CHILDREN). THE MANAGEMENT STYLE IS BEST DESCRIBED AS STALKING AND HARASSMENT (THEYVE TOLD US THEYVE HAD PEOPLE FOLLOWING US TO REPORT BACK TO MANAGEMENT. THEYVE ALSO TAKEN CLOSE UP PICTURES THROUGH MY WINDOWS OF THE INSIDE OF MY HOUSE. I SAW THEM IN COURT WHERE THE PARK OWNER AND THE MANAGER BOTH LIED UNDER OATH). THE PARK ITSELF IS IN VARIOUS STATES OF DISREPAIR. FLOODING EVERY TIME IT RAINS. DEAD TRESS THAT DAMAGE TRAILERS BECAUSE OF BRANCHES BREAKING OFF . MULTIPLE ABANDONED TRAILERS THAT FEATURE MISSING SIDE SKIRTS, PLASTIC WRAP FOR WALLS, OLD DISCARDED APPLIENCES ON THE LAWN AND BEAT UP NON RUNNING UNREGISTERED VEHICLES. SOME OF THE NEIGHBORS HAVE CARDBOARD BOXES AND COOKIE SHEETS FOR WINDOW COVERS THAT THEY ROTATE IN ADDITION TO THEIR TRAILER ALREADY BEING DILAPIDATED . THE ROAD IS THE WORST PART WITH POTHOLES LAYING AROUND LITERALLY EVERY WHERE BECAUSE EVEN THOUGH THEY ARE RESPONSIBLE FOR IT THEY DO NOT MAINTAIN THE ROAD (SEE REVIEW PHOTOS).THEY ALSO OPERATE ON A RULES FOR THEE BUT NOT FOR ME STRATEGY . THEY REQUIRE ALL TENANTS TO FOLLOW EVERY SINGLE THING IN THE LEASE THAT THEY DO NOT FOLLOW THEMSELVES. THEY WILL LET LEASE VIOLATIONS SLIDE AND THEN PROCEED WITH 5 DAY REMEDY OR VACATE ORDERS AND THEN STILL PROCEED WITH EVICTION REGARDLESS OF WHETHER OR NOT YOUVE COMPLIED WITH THEIR VERY VERBAL DEMANDS. THEY ARE KNOWINGLY MAKING PEOPLE HOMELESS TO ENRICH THEMSELVES THROUGH THE SO CALLED 'CORPORATION'. AND THEYRE BEING ALLOWED TO GET AWAY WITH IT. THESE ARE THE LOWEST KIND OF PEOPLE THERE CAN BE.
Sep 27, 2024 · Hazel HydeGreat place to live. Privately owned none of that corporate take over like the village encourages to the rest of the parks
